I actually never heard a townhome referred to as a condo until I moved to Hawaii. Mainly because townhomes have a condo association and condo insurance.
Single family is for excellence in privacy and for free HoA fees, but multizone housing/condo is for a better future (more efficient mass transits and social upbringings). I'd take multizone housing/condo if it near good amenities (Park, Shops and beaches)
On a related note, does HI have small “luxury” SFHs? By luxury, I mean a high quality build, say between 1200sf and 1600sf, on a lot between 5000sf and 6000sf. In other words, not just a small house because the builder wants to maximize the number of homes on the lot.
That is just called a house here unfortunately. It’s an arguable large one at that for many people. We do have more luxury settings where those medium homes are though. Ko Olina would be an example

WA State 🥰 Townhome is two stories and usually a cluster of smaller buildings. Condos have an average elevator, one level, and many floors. 👍🏻💞

So i bought pre-construction in Mehana back in 2017. Condo was the best scenario for me.

Townhomes to me is a row of units with shared fire walls. If you have an upstairs or downstairs neighbor it is a condo.
