    Of all the houses i've seen in youtube this is by far my most favourite. Appropriate price, compact but spacious, lots of greenery and it looks like an actual home. The host is very energetic and funny which made this tour more entertaining to watch.

    I love that house. Now all I need is $9 million

    Land alone is $2M plus for this property in Coconut Grove. $5M cost for construction with carrying costs for the last few years during a pandemic makes this a great deal!! Beautiful house, 5 car parking on site and 5800 SF of AC space maximizes this property. Good job on the presentation Jonathan Vega! Thank you!! 🙌🏻

      The problem of Miami is floods, hurricanes...., home owner insurance and property insurance is too High.....

    • @RenePuchades
      @RenePuchades 7 месяцев назад +2

      It is Type X. It never floods here even in storms. Insurances are high as this IS a persistent problem everywhere in Florida.

    I love the darker accents. Lot is too cramped though. This house would be amazing on a larger lot set further away from the street. But I'm guessing living in that area is more important for some people than space and privacy. Still, I dig the house.

      Love your comment. Large properties in Coconut Grove are tough to get. We did our best with what we have. However, our location is spectacular!

    This place has allot of cool elements to it's design and, as always, you did a great job Jonathan. Weird garage situation going on there though.

      There is a one car garage with space for a lift. There is a covered parking with windows between the two and space for three more cars for a total of 5 spaces on site, a rarity for Coconut Grove.

    Man, this one must look awesome lit up at night... I'd love to have seen those shots. Great job on the rest though, this place is amazing. But again, I was hysterical about Netflix and chill with your mom. "Netflix and chill" has a very different meaning than just vibing and watching Netflix. (esp with mom 🤣😂

    • @RenePuchades
      @RenePuchades 7 месяцев назад

      Yes, night videos and shots are a must. The lighting was very well thought out. It is imperative we capture this for marketing. Thanks for your observation!

    They should put the long dinning table where the family space is, and replace it with a couch facing the coy window and a large screen tv above it.

      Yes. It doesn't make any sense for the dinning table to be so far away from the kitchen.

    Climate change and rising sea levels will make properties in low lying areas and coastal areas impossible to insure. Banks will be reluctant to give a mortgage for 15 or 30 years because the property may be under water. Selling properties to average buyers will become impossible in the future as banks and mortgage companies stop making loans for these properties. Coastal areas are a high risk for insurance and extreme weather like hurricanes. People will have to self insure and take the risk of loss. Condo associations are losing their insurance and if they find a new higher cost policy they will be passing on the higher costs to association members. Flooded cars from hurricanes were filling the salvage lots. Insurance companies will raise rates and pass on the costs and risks to policy holders next year. Coastal properties will be confined to wealthy individuals that can buy properties with cash and self insure for losses from hurricanes or rising sea levels.

      The modern idea of "climate change" is a myth sold by the elites to convince you to give up your money and your freedom. Though, the part about insurance is true, but that's been a problem in Florida for generations.

      In the 1980s, they said that the southern half of florida would be under water. Here we are in 2024, and they're still building high-rise buildings
