More suspended timber floor ventilation?

  • First of all stay away from the one trick pony that only has one solution to offer!
    A common solution offered to resolve timber decay within a suspended timber floor can be just increase sub floor ventilation. You have to think outside the box, and look at the building as a whole. Why is the floor suffering from timber decay if it's say 70 years old with all the original timbers?.... Something has changed, and it will be moisture related normally.
    It isn't unusual for a poorly ventilated suspended timber floor to have no issues with dry rot or wet rot. These floors are often on the colder side, and more at risk to condensation related issues, if moisture is evaporating because of say drain defects. Additional sub floor ventilation will not fix the issue, and this is something I have seen numerous times over the years.
    I've got some newly insulated floors to look at that are suffering from timber decay issues, and the owners have lived there for a number of years without defects in regards to any timber decay present. The only thing that has changed is the floors have been insulated. It doesn't take an expert to work out the insulation has tipped the balance. If you have damp and decay issues, I also have a number of different cameras that can be used for sub floor surveys, that can sometimes see if an issue is present or not.

    Hello Ross, thanks for the videos - they're brilliant.
    I'm getting really high readings in my subfloors having insulated them. Is the fix to improve ventilation or is it more complicated than this? Thanks

      Thanks bud 👍 without data and a survey impossible to say. Retrofit insulation in a sub floor will increase moisture content because it will be colder bud. Leaks, drains soakaways, ventilation all play a part. Best to go and speak to the installer bud, as they should have checked everything first 👍

    With there being no pea shingle, wouldn't the water main have been moled in then? Especially since it MDPE?

      Thats a really good point. I was told it wasn't though. As you know sometimes with these issues its like time team trying to work out whats happened previously!
