    According to NOAA, the percentage of sunny days per year in Miami is 70%, whereas in Phoenix it is 85%. That plus low humidity and no hurricanes makes AZ the winner in my book.

      Fair enough. I prefer water over desert myself but the population growth in both places shows they are both super popular.

    TY for the video . pls lmk your opinion Florida - CONs - home insurance pricing skyrocketing, hurricane evacuation/damage, high humidity, PROS east coast close to NY, NJ, Mass, ATL, etc, tax relief, greenery, ocean and beaches. ARizona CONS - excessive heat (cost assoc with heat, cars, batteries, outdoor furniture and roofs wear out quicker) brown on brown on brown (houses and landscape) far flights to all but CA, lower air and water quality PROS - some tax relief, low humidity, promotes outdoor activity, slight edge in golf, sunshine so many days.

      You’re welcome. OK that’s allot. Let’s see if I can cover it all.
      Home insurance costs are going up all across the US not just in FL but they are going up more in FL and a few other states than others. But if you stick to newer homes outside of high risk flood zones it actually hasn’t gone up much. Most of my clients buying these types of homes in these areas are having no trouble getting insurance for $1000-1500/year. Which is not drastically more than it was 10 years ago. It’s the older homes that are seeing significant increases.
      Hurricane evacuations are not that big of a deal if you leave early. The problem is many people wait to see where it’s really going to go or plan to stay and then when it looks bad they leave last minute. The reality is these storms are big. Most of them impact the majority of the state at some point so I suggest when there’s a storm coming, take a vacation. Go visit friends or family up north where it’s cool for a week (since hurricanes come mostly during the summer). If you have a newer home outside of a high risk flood zone the damage is likely to be minimal. If you have an older roof or big trees near your home you could have more serious damage and if you are in a high risk flood zone I’m advising all of my clients to buffet the extra expense and protection of flood barriers. I have a gulf access home in a high risk flood zone and I wish I had them after the last storms.
      High humidity is something you will find in virtually every state in the summer. Even in AZ during the monsoon season. But it is a more tropical climate in FL so yes the humidity is higher here. Can’t really do much about that. Some people like it some hate it. It’s really personal preference. I now can’t go back to AZ without getting nose bleeds because it’s so dry and I have to take a bath in a lotion tub after every shower when I’m there. I don’t have that issue in FL.
      For your FL PROS, I’m not sure what you want me to say.
      Yes we are closer to all of those cities and states.
      Yes, we have no state income tax and AZ does.
      Yes, we have greenery because we have rain and the humidity.
      And yes, we have water and the beaches.
      For the AZ CONS don’t forget no real water supply.
      Yes the heat is much higher than FL. And yes it kills things faster. Even people. Rarely does someone die of heat exhaustion in FL but it happens regularly in AZ.
      The brown on brown in brown is something I can’t stand in AZ. They need some color. 😂 If you and your family and friends are all on the East coast it is a long flight. And yes if talking Phx area specifically the air quality tends to not be great due to it being surrounded by mountains and the pollution not being able to blow away.
      For the AZ PROS
      Both states are heavily suited for outdoor activity as long as you prepare for the heat in AZ.
      You may get some tax relief from the north east but you still have a state income tax so it won’t be as much.
      I don’t know about a slight edge in golf. I’d call it a tie though very different courses. The rough in AZ is dirt and rocks (that’s bad for clubs). In FL it’s just tall grass. Plus in AZ you have lots of rattlesnakes and scorpions so don’t go looking for your ball ob. In FL if you go ob, you are usually ok to go find it unless it goes in the water. You might find a gator keeping it company there.
      Florida is literally nicknamed the Sunshine State. How much more sunshine do you need? 😂

    I’m torn between the 2 ! I definitely am attracted to the low humidity but the lack of water is an issue for me but also Florida has gators and my dogs love swimming in the rivers! I love hiking and Arizona offers more options ! I also love the mountains and Florida has none but I do enjoy the ocean ! Would consider California but it’s just so expensive

      In Florida your dogs could swim in your pool but yes, I’d keep them out of the rivers. There are actually a ton of hiking trails in Florida too. Actually a ton more than most people think. Definitely no mountains though. It is a tough choice. After growing up in AZ, I wouldn’t move back though. I love being by the water! I always loved California but I definitely agree with you that it’s too expensive, and having been there recently, it’s dirty and makes me feel sad every time I go out for all of the homeless people. I guess if you are going to be homeless anywhere, then southern CA is probably the best place to do it, but damn is it sad seeing that many humans stuck living like that and not being able to do anything to help them.

    I'm a new subscriber! I loved this video because it's sincere, and you both did a great job describing the pros and cons of each location. I hope you have a part two or three because we currently live in North Phoenix and want to live + buy in West Florida in 2025.
    Some things that David missed for AZ are that sweat is excellent for removing toxins in the body, windshield repair is happening once per year from rock/pebble damage, not seeing any flourishing green or water affects the brain, we have tiny farmer markets with actual "real" food (I'm spoiled from California markets), the fish in ponds are brought in, depending on the location- crime is very bad, homelessness is a major issue too, and we have very little indoor escape or it's too spread out. By the way, we've lived in the desert for about 4 years and have not seen any rattlesnakes, scorpions, or wild cats, and we're constantly hiking North Mountain, Thunderbird, North Scottsdale, and Superstitious Mountains.
    Regarding Florida, in the next video, can you cover sinkholes, mold, flat land, the Second Amendment, the cost of wind/flood insurance with real numbers, schooling/homeschooling, and crime?

      Thanks for the comment and detailed response to the video. We do cover many of those things you mention in our other videos about the different areas in Southwest Florida. The ones we haven’t covered I can respond to here. Sinkholes aren’t really an issue in the areas we cover. Mold can be an issue inside homes if you leave for long periods of time and turn your AC up too high. If you keep it under 80 it shouldn’t be an issue. What questions do you have about the 2nd amendment? That’s a federal thing. Though of course every state has their own gun laws as well. If you are curious about concealed carry it’s very simple to get a permit and most states are reciprocal.

    Sw Florida sucks!! been here for 23 years desperate to get out in the process of trying to get out looking at Arizona.
    The hurricanes I have been through let me tell you words cannot even explain. I just can’t handle them anymore.

      All of those are legit comparisons! We only had so much time but those are all valid. We were really talking mostly Phoenix vs SWFL so I didn’t even think about mountains in Phoenix because it’s a valley but there are a few mountains scattered around and of course outside of Phoenix there are tons of mountains. You added some excellent ones for us! Thank you!!

    Florida has gotten ridiculously crowded the last 10 years. Fastest rise in cost of living in the US the last 8 years. Politicians like to blame the weather but the biggest factor is mismanagement and corruption. Infrastructure is outdated and in many areas in dire need of upgrades. Florida crime is under reported by the state and really bad in some areas. Healthcare gets worse every year and the cost for seniors in the top 5 states the last few years. We bailed 3 years ago and have no regrets. Got tired of paying a premium for subpar services and didnt want to get caught holding the bag. Someone is gonna have to pay for all the neglected infrastructures. Not gonna be me.

    Do not move to Florida. It’s like a giant swamp. Nothing to do here unless you love and I mean absolutely love beaches nothing at all to do here.
