    Hi Tim ~ I really appreciate what you've done for licensees and the incredible help you bring. Here I am, to elevate the discussion. The appraisal quality ties directly to the environment in which GSE appraisals are completed. Quality is not on AMCs criteria; they are profit centers for appraisal control fraud (hit the number and get paid; miss the number and get sued). These are the same arguments we heard in 2018 but the environment for quality and success did not improve. If anything, hollow VCs took all of the oxygen out of the room and mindless characters lined their pockets with short-term gains.
    Barrier to entry and promotion by nepotism is the program now with discrimination built on antitrust in disguise as diversity and inclusion. These are the truth bombs that no one will talk about. Appraisers can't afford luxuries above the minimum requirements because unregulated third-party agents of banks manipulated by GSE volume are price-gouge consumers.
    AVMs crashed the market in 2008. 🍀

    Tim, as far as GLA adjustments , shouldn't the licensing exam ask the test taker to quantify some GLA adjustments ?

      Yes, that's exactly what SHOULD happen. That it does not calls into question the entire real estate appraisal educational foundation.
