      Marcel Rodriguez bro I think he means like just a single house. He likes to buy multiple units, so I think like a triplex or a very small string of apartments like less than 6 for sure and work up from there.

      Not exactly he doesn't advise against buy property. He is saying don't buy a single family home. I think his message is but at least a 3-6 multi family and live in it. So it pays you an income.

      @@matrixman8582 no thats my tenants job to do through my 30 year fixed mortgage. I got the house in 2009 for 415k, its at 812k right now. It doesnt make sense for a normal person to buy a house cash when you can just put the downpayment and let your tenants pay for it. Use that other spare money for other investments.

    I have a question. So if you buy a home and its a "stupid" thing to do wouldn't you still be spending money on rent? I understand buying a home is a not necessarily a cash flow positive thing but, if you're stuck renting you're just chucking money out the door for nothing. Wouldn't it be logical to buy a home to gain equity from the house?

      The thing is that when you own the house, you WILL pay 30 days every month. If you go for 2 weeks vacation . You still have to pay 30 days. When you rent, you just pay what you use. If you want to spend 3 month studying something, you don't have to pay the 3 month of your house. If you go 3 days for a weekend off. You pay the 3 days . Etc. At the end. Every day that you are not in your home , you are paying double price. You are kind of stuck in it. If you want to do some traveling then is better to rent.if not then is fine but you kind of force yourself to not travel. And that is sad

    I bought a house and it's value went up $200k+ in about 2 years. My mortgage is half what I'd pay if I was renting my house or a 2 bedroom apartment.

      Actually I think he isn't against buying, he's against buying HOUSES, you'd be better off buying 2-4 small apartments for the price of a house, finding them cheap in high-demand rental areas, because for example a house would rent for 4k and you can have 4 small apartments renting for 1000, if the tenant leaves the house you're screwed, on the other hand there is a low chance of all 4 tenants leaving at the same time if you got apartments.

      Rent where you live, buy what you rent out.....but this only makes sense if you can get into a position of buying multiple units so you can have your rent covered plus enjoy capital gain on the properties you rent out.

    Buy instead of lease if you can. Capital growth, negative gearing, full control of the asset, rental income, air bnb just to name some of the advantages. Leasing only gives you slightly more flexibility.

    So what's the rent of the units in the 54 million dollars building? I calculated they have to rent for $2.4k per month in order to have 12% Yields, which seems pretty high to me.

      Benjamin Bugarin Refi and get a multifamily property. You will be in the money in no time, and can Refi that one later to get another property. Be smart, investing is the way to go brother.

    Absolutes about not owning I don't believe.. depends on numbers.. if rent close to payments, but get tax break on interest, and appreciation on asset... All needs to be estimated.

    In my country you can't really rent a house at all. Rent apartments, sure, houses, not easy at all. Maybe if someone who live on a farm have a spare house to rent out. It's buy a house or rent an apartment

    3:30 why is it dumb to buy a house? that $1,900 will go towards paying for the house instead of wasting on rent. Am I missing smth?

      with all the expenses and tax, youll be ONLY making profits IF you get to sell your home in 10 years for a few extra thousands... best thing to do is buy income proprieties and hold on to them for cashflow. the more deals you have, the banks love giving out loans for income propriety since they know they get for sure some income from interest and since theres cashflow. long story short, rent till you make enough money monthly to get your own home one day if you still want one and pay the mortgage on it with your cashflow from other assets and investments

      @@BIGGELATO That's one of the few things I disagree with Grant on. I bought my first home (condo - which is actually worse than a house because it has high HOA dues) but I rent the second bedroom. My roommate's rent covers HOA dues, property taxes, insurance and utilities. 100% of my money goes to the Principal and interest. My next step is buying a 3 bedroom house, moving into it (to increase my quality of life). Rent out the condo AND the 2 free bedrooms in the house. I do have to say, I'm not married yet.

      @@andresp7136 We all have our ways to invest our money, we all believe whats best depending on who we are, and its acceptable! But, agreeing or disagreeing on Grants decision and ways to invest, all depends on his beliefs. I rather follow a billionaire's steps to wealth versus someone that has no history shown of business, wealth, investments and other. You can make a few hundreds or a thousand or 2 by renting rooms, sure, but i chose a 32 unit apartment deal instead of what you did, and paid my first large 20% downpayment, which was huge, but had friends invest with me and i was able to pay them back and now i am receiving cashflow every month it has been over 3 years since, i live in the penthouse of the building. we both have a different vision of life :)
