    A home inspector doesn’t care about holes from a mounted tv, they care about STRUCTURAL, foundation and other issues that could effect the integrity of the house.

      Lol, give me your inspectors number. All that I deal with is “need to patch that hole” or “the screw on the intake was loose”. They are all so useless and just point out one or two small things and leave.

      Since this sounds like he just had renters move out, sounds more like "guy who is inspecting the property against the original property condition when they rented".
      So not an inspector for selling the home, just a third party for logging any damages and changes caused by the tenants.

      We had to pay an inspector, he told us he makes sure you have running water and toilets flush and furnace clicks on That cost me $250.00, took him 5 minutes. He didn't look to see if anything was leaking.

      Add to it the dodgy cheap renovations that he didn't want him to see, hence no access. Inspector clearly pissed off and left the boards off on purpose. Access cut into the ceiling to probably fix something he didn't. Admittingly pretty rough cuts, but hey no access to the roof just like under the house, possibly the inspector again. As for the TV, who cares, next person is going to mount a TV there anyway.

      Yep, I got flashbacks of my old landlord whining about everything and not paying the safety deposit even though the apartment was in better condition than when I moved in :D
      He also complained about the holes in a wall I had apparently drilled to hang a tv despite the holes being there even before the previous tenant.

Maybe in the city it's that way, but in the country they buy dilapidated houses (with money earned from working) and spend a year or many fixing them up before renting them out. Then they usually end up fixing it many times over after the "hardworking people" renting it destroy it.
      Even in the city, you're offering a service. (Housing) People pay for the service. With notarized contracts, lease agreements, renter's insurance etc. How can that be stealing, when the party thats being "stolen" from has to sign legal agreements? Explain that to me. If I ask you for $20 and we draft a notarized contract saying you'll give me $20.. am I stealing from you? Make that make sense

      @@CoralBlueNumber2Lipstick My father is a landlord for a couple of apartment buildings in the states capital and I'm always surprised how Americans treat rental properties. From the hundreds of tenants we've had over the Years the amount of people that left the apartments in disrepair can be counted off on one Hand. Majority even painted the Walls white again before moving out.
      The only rule that my Dad has, is that they don't drill in to the tiles but in between them if they have to.

    As a past home inspector, we don’t test washing machines. We don’t call out paint as it’s cosmetic. Crawling under the home at the end of an inspection is already hard enough. When your screws are stripped or you don’t have a proper cover for the entrance, it can sometimes be impossible to get it back to the correct spot without damaging something. There has to be an agent at the inspection and although a good inspector will turn off everything as they test it, an agent should still double check everything. They’re typically the last people in the home (along with the buyers) so the chances of them being responsible is a lot higher than the inspector.

      Plus, don't want the risk? Just don't fuck rent the house. It's literally illegal in certain states to be homeless, meanwhile landlords will hold onto an empty house for YEARS because it's more profitable to do so.       Sellers are typically asked to leave for the inspection process. If they are allowed to stay, they tend to argue with every little detail the inspector calls out.

      @@StereoWarfare Depends on the situation. If it’s a sale of home, a third party inspector is supposed to do an impartial inspection without input from either the seller or buyer of the property. When one is listing a home for sale, the expectation is that you no longer care about “owning” it, hence why it’s being sold. The absence of an interested party is an attempt to prevent any form of fraud, I.E. not noticing rot, or recent paint that is covering water damage where the intrusion has not yet been addressed and so on. It’s very similar to having an independent mechanic inspect a used car before purchase.
      If it’s an inspection between renting tenants, then it’s on him for hiring a poor company, and for not being present.
      Regardless of why the home was inspected, no respecting professional doesn’t return the home to its prior state. But this video is severely lacking context. For all we know, he did these things and is looking for a scape goat. The burden of proof is always on the accuser.

      I'm an inspector. I keep the people in their vehicle on site... Go through everything... And then show them what I found and what needs fixed. By that point they can argue but it does t change the report. An no inspector removes boards and doesnt put them back up. But then again, the boards he is talking about are for a pier and post crawlspace foundation and not a basement like he said. So he probably removed them just for views. Especially because he is supposed to have an access panel for safety reasons and that's where the I Spector would have gone through.

    I had an encounter with a criminally motivated inspector in Colorado. He condemned all the gas appliances in the building. Then, he referred me to a company belonging to his nephew for the repairs and replacements. The instant I saw the first estimate for the cost of replacing a wall heater, I knew that he was a criminal. His estimate was 5 times what it should have been. Without leaving my home state, I contacted a different company and got reasonable prices and a re-inspection, eliminating most of the first inspectors repairs. The second company had a stellar reputation. The original inspector contacted me with a threat and a complaint. I referred him to my attorney in Colorado, who quickly ended that encounter.

      As an inspector, it is not my job to point out dust or a small dent in the drywall. It is my job to identify all defects in the home. This guy is full of his own bs. It is also the agents job (if they are present) to ensure that the home is left in the same condition it was found. It is people like this that give false information as to the responsibility of a so called "home inspector " shame on you sir! Shame on you

    I'm learning to do PCA inspections, and it is standard practice that the property manager allow us access by opening and closing access points themselves. Such as entrances to attics, crawl spaces, and roof access.

      No, it's a maintenance thing. If he hired someone to come out and work on the house to get it ready for it to be rented. They hire people (maintenance technicians) to "turn" a house. They are supposed to check anything from light switches to hvac.

    As an inspector, I leave a house exactly how I found it. No way I'm taking off siding to view a crawlspace!
    My report may read, "unable to inspect crawlspace. Recommend the seller give access for a proper inspection prior to closing".
    If a light is on, I leave it on. Everything else gets turned off.
    The only change I might make, is to lock all windows and doors after I inspect them.
    You got an inspector that didn't care.

    It's funny how people expect a home inspector to fix the mistakes in a house. It is also clearly stated prior to an inspection being performed that all areas shall be made accessible if you do not make the underside of the sun room accessible then it is my job as an inspector to an inspector to access it it is not my job to figure out why you did not make an access panel

      @@anon2427 I think you've missed the point it's nothing inspectors job to put that panel back on in fact in doing so would require them to take on some liability, it's the homeowners job to make that underside accessible to the inspector and it is still the homeowner's job to put up whatever cosmetic item they had before. The inspector is just that someone who's literal job is inspection

    I am a home inspector and we are not supposed to turn any valves(water , gas)on to test fixtures. If they are “off” there probably is a reason and we leave them as they are. Also, as far as lights and fans and often window locks, I leave them how I find them. One more thing: we are not required to dismantle or remove panels or covers to gain access for inspection. Therefore if the attic or crawlspace is not readily accessible, we don’t inspect those areas and report why those areas were not inspected. Inspectors are human and at times we may forget things , but is is not intentional. There are some inspectors that may be “bad apples” but I would like to think that the majority of them are honest and conscientious.

    Oh inspectors don't give a F*ck about your property. An inspector had left the sink running in the kitchen of a double wide trailer home, flooded the entire thing. Had to tear out the bottom 3 feet of the walls, tear out the floor and insulation because it flooded the house and black mold covered EVERYTHING.

      I am a landlord and never Ding people for stupid holes on the wall. You know how easy it is to patch it... I've only ever taken out security deposit on someone who ditched the home and stopped paying and left their trash. Small stains and holes....clean it yourself and patch those holes...that should be operating cost used from the rental income.

    I do HVAC and we went into a home to work on a system. The home owner wasn't home and told us where the spare key was so we could get in. No deal happens all the time. Before we were there a home inspector came in and left the shower on and had the plug on the drain! Destroyed the bedroom below the bathroom! Home inspectors are the absolute worst

    I had an inspector flood my master bathroom trying to fill the septic tank. I have no idea what he was thinking, but that was his excuse. He had the water in the shower, tub, and sink running for over 2 hours while he did the rest of the house inspection. He did not understand how the faucet for the tub worked and started yanking on the neck of the spout which compromised the spout connection to the valve housing. Then he failed me saying the hot water heaters didn't work, which was the last thing he tested.

    I found it really hard to get a property. I finally had to settle with a horrible run down apartment because no one would accept me even though I had a decent job and good references. Then people will just destroy the property and give all other renters a bad name. I would never leave a property anything but better than how it was when I first got there. Hope someone gives me a chance when I move soon.

      I don't think the landlord is the issue it's the system around them houseing being a never ending positive investment and a good place to move your money into assets has made large companies sucking up all the houseing where the only goal is as much passive income and profit as possible it turns houseing into a never ending spiral of inflation. plus all the rules around constructing new houseing a hard and slow process that means all the other houseing is a never stoping inflating market smashing renters and buyers alike. We need massive houseing subsidies with mandatory production deadlines handed out to contractors as much as possible. To deflate the market. The vast majority of it should be also low income or mid income housing we have plenty of luxury houseing just sitting everywhere people can litterally squat for a year and no one notices. it's a tall order but a reduction in homelessness and an increase in production and renters and buyers means long term gains in taxes productivity etc. plus a passive decrease in crime and desperate people loseing their minds living on the street.

    As a home inspector states have different regulations and this why you shouldn't skimp on cheap inspectors. This is why you hire inspectors that are ASHI and Internachi certified. If a location is not accessible such as a basement/crawlspacethen we would not take the boards down. A proper inspector will inform you of things to be accessible prior to coming. We note it as such and move on. If there are superficial things like cosmetic damage where a tv was it's noted somtimes but more so we are looking for the major issues and yes everything should be left the same as you came in. Always call your agent to ask about turning everything off

    My father hired an inspector for the home he now owns. He didn’t look professional at all. He more so looked like he knew what he was doing. Man inspected every square inch of that house no matter how dirty or sweaty he got. He got down to business. Those guys who wear shirts that got holes in em, a pencil on deck and a pair of 15 year old shorts. Those are the inspectors you can trust.

    Years ago we had listed MLS and another agent showing the prop, dead of November, left every single light on, fridge open (why??), All the doors left open, let all our animals out. And he didn't care other than say he was allowed to show the property. Next time he showed up ( it was a dinner hour, no advance call) he was pissed we were there. No where near as pissed as my husband who chested him out the door and told him 24 hours notice or 24 teeth, his choice. We never did find two of our cats.

      You have no clue. Renters often destroy your property, leave without notice owing rent, even leaving utilities on and owing the utility bills.
      My father had some flats in San Francisco. Whenever one was empty every flat was painted, damaged floors and walls repaired, appliances serviced or replaced. It wasn't long before every flat in that building was damaged, appliances missing or damaged. He lost a fortune on that building.
      When I was in the Army I bought a new house in Tacoma. When I was sent overseas I hired a rental management company to rent it out. More than once renters left without notice, owing rent and the damage exceeded the damage deposit. I had a mortgage to pay plus rent on places I was stationed at. This property owner more likely is checking after a renter left. The utilities should have been cancelled by the renter and likely owed the utilities money. Guess who pays. The owner is stuck with it

    As a landlord you should be frequently checking your properties. Are you should have specially be inspecting them after tenant has moved out. You should have before and after checklist that must match. This way you have a checklist and pictures of before and after the tenant moves in and out of the property. This gives you legal documentation of any damage done to the property. There are also many other things a landlord can do to protect their investments. I would have been there like within a few days after the tenant moved out. If there was a property inspector. Again within a few days of them being there I would have come out and inspected the property to make sure it was in proper condition. For example Jim the summer months we would turn off the main breaker to the house if there was no one in the house. No sense keeping power on to the house if no one is living there. It is just a simple switch of switch to turn power back on. Sure all cupboards and appliances are cleaned leaving the doors open to those appliances keep them from rotting and getting nasty.

    I flipped several houses ,I had one in another county .That a buyer hired this "professinal" inspector that caused damage, found supposedly $18000.00 in thing that didn't pass, But what he didn't know I was a county inspector and had county officials here that said on a few things didn't pass.I later found the hired inspector had a family member that had a general home repair business.He was a crook eventually got charged for fraud.

    It's so amazing how much disparity there is. I work 12-14 hours a day in IT, it's super saturated and low pay, i struggle with rent and bills. Here this guy clearly just abandoned *one* of his house for a year or so and just remembers he owns something. Housing insecurity is a huge thing for me as i can easily end up homeless with one wrong step. Thanks universe... 🤭

      Guess what, renters destroy your property, stop paying rent and leave owing several months rent. I was in the Army and had my house rented out. I still had a mortgage to pay. Meanwhile at least 2 renters stiffed me and damaged my house. Plus I had a rental manager that I had to pay. In the end I sold my house and lost money thanks to capital gains on top of repairs. You have no clue. The renter of his property more likely checks every time someone leaves, not after years of neglect. Even damage deposits often do not cover all the damage, particularly when the renters leave without notice and owing rent.

      @@jesspeters1611 there are good tenants and bad tenants. It's been well over 15 years since my parents went bankrupt due to my uncle messing up their businesses. Yeah, parents were millionaires but left all businesses to uncle to oversee. I was too young to know we were rich, especially since parents never spoilt us. We all lived humble lives. I have been living on rent for 15 years now. We have no home of our own and all the landlords are super happy to have us. I have a high credit score too because just like rent, I'm never late with credit repayment. We make sure no damage to the property and always clean. No missed or delayed payments. The ideal tenants. Between my mom's pension and my freelance earnings we pay rent without even a single missed payment. Not every tenant is out to ruin other people's property. Some of us are just happy we can still have a roof over our head and make sure we do right by the landlords. Now my parents are dead, no more pension. I'm mute and autistic so i don't have a salary job as a result. That's why "one wrong step" and I'll be homeless. However, I blog, freelance etc and support myself. These are not guaranteed consistent income, but with multiple streams + perfect credit I'm safe for now. So, even without mom's pension I'm still the ideal tenant. So sorry you had to deal with selfish tenants.

      @@JamesR1986 you have no clue. Some landlords hire management companies to take care of collecting rent and maintaining the problem as was my case and many others serving in the military. My father invested in a building in a bad area. He with his sons, repaired, painted and cleaned every apartment before renting them out. By the time the last one was done the first ones were already seriously damaged. Walls damaged, appliances damaged, outlets damaged, we fixed everything but as fast as we repaired them the next apartment was abandoned, usually without notice and owing rent. He lost a fortune on that building. Your 50 dollar estimate is just so much BS. He still had to pay mortgage on the building on top of that. The profit on rentals for families is not all you think. If you pick the wrong neighborhood in an area where people do not take pride in their community, where alcohol and drug use is high you take a big risk. YOU have no clue.

I understand being upset about the lights being on, But the ceiling fans in every room should be on if you're not going to be at the property. Keeps the air from stagnating, if you have a Humid environment then it helps prevent swelling of floorboards. A lot of beneficial effects to leaving those fans on

    I had an inspection done on my EMPTY home. Inspecter put in the report that he couldn't test outlets due to excessive personal property blocking them all. Sigh!

    I don't know, maybe if there was crawl space and attic access. The inspector wouldn't have had to cut holes to access areas he needed to inspect. He's checking for structural issues anyways. Surely you as a property owner would want to know that as well.

    And this is why other peoples rent goes up. I used to do insurance and have seeen some bad cases where insurance won’t cover damages because it’s neglect caused by residents. I saw one where they must be on drugs. They ripped the carpet to use as blankets than pooped on the floors and shoved cement down all his drains. This was after the landlord gave them a free 6 months to find a new place 6 months of free housing and they totaled his home 🏠

    It's a violation to not have a crawlspace door. The inspector isn't required to nail the boards back up.

    In my experience home inspections always do a god awful job and miss huge errors in house that I can even notice, and I’m not trained in that field
