We've heard this a few times, the issue is most people that watch these are watching on a tv, in the car, have this on in the background, etc. So its easier to have the breaks for our main watchers. Thanks for the great content! Are these *actual* test questions or questions you made up based on real questions? Asking bc I’m acing this, but my pre-licensing course questions are much more tricky and difficult… wanna make sure I’m not getting overly confident.
Our exam questions are based on ALL concepts you need to know for the real estate exam. So within it, there are basic questions, basic concepts, advanced questions, and advanced topics. The basic questions and topics should be relatively easy to understand. With that being said, we have a large pool of questions that we take from to generate each exam. So each time the exam is different. So theoretically, doing the first 50 could be easier then the next. See what I mean? I'd suggest taking one of the exams yourself, on our site, and then see how well you do. Like I said it varies every time so you may get an 85% one time, but maybe 50% the other time (at least for our premium users). Our premium users get full access to the whole pool and like I said it generates differently every time. Check it out if you are interested. Hope that answers your question!

I think you are getting them mixed up. A mortgagor is the borrower, an individual or party who receives funds from a mortgagee to purchase a property. In a real estate transaction, a mortgagee (or lender) provides a mortgage loan to a mortgagor. Feel free to google it, if you want to double check. Question: An offer to purchase got signed by the buyer and was sent to the seller to sign. The seller signed it and put it in his desk. The next day, the agent informed the buyer. So, when did the contract become valid? Was it right after the seller signed it or until the next day when the buyer got informed by the agent?

Good question! Something I don't cover in the video, but have on the channel before is the Mrs Murphy exemption. The “Mrs. Murphy” exemption provides that if a dwelling has four or fewer rental units and the owner lives in one of those units, that home is exempt from the FHA. “Mrs. Murphy” is the hypothetical elderly widow who has converted a portion of her home into a rental apartment to supplement her limited income. Since she's exempt she can look for another female, widow, etc. I do agree its a bit of a confusing question, and we decided to remove it for future videos. But its still something you should be aware of.
