- A couple of days ago I was able to show some of my clients a great new listing in Clark Fork Idaho. This private property is amazing with Two Creeks, Tiny house, views, well septic, electric, on 20 acres.
Linda Tolley of Tomlinson Sotheby's was nice enough to meet me out in Clark Fork and show me her wonderful listing. This is a beautiful 20 acre mountain retreat with both Lightning Creek and Cascade Creek running through. Feels remote yet approx 2 miles from Clark Fork on paved county road. For flat twenty acres with two large fish bearing creeks, mountain views, all utilities in or on site and a new cabin, not sure where your from but that is not overpriced at all.
Sounds like a steal ! A house like that just sold in my area for 350,000 and it was on less than aQuarter acre!
Move to Klamath Falls Oregon. 3 Acres for 10K. Sprague river down the road, Klamath Lake half hour away. Build yourself THAT size tiny house for under $2.5K and you are set. I dont understand people that buy someone else's grid when attempting to escape their own.

someone will fork out the dough for it, spend one bad winter and try and sell it. Least the road is paved going out there now, used to be a rough road.
$150 grand would be pushing it!
I was thinking $175k for 20 acres utilities 2 creeks county road private and the park model. They got close to their list price though.

I live in Washington and my son and his family sold their house on the golf course w/ 2 HOA’s on 4/2020 for $340,000 and made profit despite COVID and 2 months later moved north and bought 25 acres with metal shop larger than home which is 10yo well maintained manufactured 3bed 21/2bath home, private gate and lane with creek for $190,000. No neighbors and already have 2 piglets, chickens, billy goat, 5 acres of organic garden space, pasture, greenhouse and Corgi, Golden retriever and Dachshund,,,,, zero Grandchildren!!😳 he’s an only child and producing one of those is MY interest! Lol.
Anyway that’s what real estate prices look like where I live, varies greatly from city to city and that’s in Eastern Wa, Western is nothing less than a million for a box! 📦Seattle area can keep it and all their homelessness, rioting, 2 hr commutes to work too!

All about perspective lol... 250k seems like an incredible deal for that kind of nature to me. Hell, if it was 250 for just the land with that nature and privacy I’d be sold.

I live in the California Sierra on 15.03 acres with a 2378 sq. ft. 3 bd. 2 bath home, a detached 2 car garage, a single car barn/garage, a well pump shed, a woodshed and a shooting range. Yes in some parts of CA you can shoot, for now... I can only get 360k for my home and property here! Why is Idaho property cost more than in CA? A 1 bd, 1 bath tiny house? I'm really looking to get out before this place turns into a third world country. I would offer you 100k. You can keep the tiny house...

John Henry, Could a should a bought 100 acres for $60,000 25 yrs ago. I was young then and didn't have the money. I have been looking at W, Virginia and the Ozarks for cheaper land and historical rustic cabins. Good luck to you, a day late and a dollar short.

This video of a "for sale" is severely lacking information. That means that it is "rustic, quaint, etc." meaning that it is significantly off grid. Bonner Co. went from affordable to excessively overpriced due to "out of state" purchasers we'll say.

Senior Citizens. We were not the smartest people when it came to saving for our latter days. Please I am only asking for any ideas someone might have. Utah and Idaho are becoming expensive states to reside in for Senior Citizens. We know why. I hope California can live with some of our laws, regulations, and winters. My husband and me never thought one of us would have a stroke and unable to use stairs.

Californicators, raise costs everywhere they move. More regulations result, increased taxes and cost of living. It's similar to the oil boom in North Dakota. The locals couldn't afford the rent, greed ... just say no, in this life you own no-thing and can't take it with you leaving.
Clowns from California are moving to Arizona in droves. Here in Phoenix buyers have to bid against Cali speculators or buyers. Prescott AZ is so over run with Cali rats it is no longer fun to go there. We feel your pain, Idaho!
I gotta laugh at all the comments below of people thinking that is high priced LOL, I live in Idaho, this property they are selling I know pretty well I used to go to a lake near there, I now live about 250 miles south of there, and where I live now property is even higher priced, near where I live there is a 2 acre parcell of bare land right on the south fork of the clearwater river with nothing on it, no water, or sewer and electric needs to be brought in for a few hundred feet away, and it has an asking price of 1.5 million$, and they will get it if they haven't sold it yet I'd be supprized, rich Californians love to buy up these recreational properties and those prices don't seem to bother them, property in Idaho is far from cheap because of what is here for the outdoors and recreational oppertunities.
