It is given by the trustor (borrower) to the trustee! The trustor gives the legal title to the trustee to be able to sell the property in case of default. The trustee then performs the trustee sale for the beneficiary to either recoup their money or add the property to their portfolio as an REO.

Just found you guys, my Fiancé took her exam yesterday and unfortunately she failed the first time. When we saw you videos, about 5 6 of your questions were in her exam and she was like if I saw this video before my exam I would've pass. Thank you :)
@8:57 The DRE would never put this exact worded question in the exam for the reason being it's too vague. They would add words like amortized or non-amortized or some word to indicate it's NOT a non-amortized loan. *important to note, I thought*
Hey I just passed thanks to you guys! I failed once and kept rescheduling and I got fearful and kept rescheduling and studying. I passed my exam haha I’m so happy to be at this point! I was going to go back and reschedule the test for another day but thankfully my dad haggled me to do it then lol I now need my new dl and get a fbi background check then get a broker. 🙏🏿 thank God I did it then lol I had to get only 45 wrong and as I was marking my uncertain response it was exactly 45 questions. I had 15 mins left over from the 3 hours time limit and only got through like 5ish questions but passed. I think that was so interesting that meant I had all other 105/150 questions correct or I had more right than I thought. I just want to thank you guys for your help and encouragement. I was watching your videos two hours leading up and it helped me retain some knowledge that slipped but that absolutely showed up on the exam! One thing I got thrown off of is not over thinking but when I reread my questions I wanted to go back the questions were very specific so thankfully I’ll just redo my license before 2 years because I don’t want to take the course/test again(nothing personal :) ) thanks friends and skylar and the churches! Btw I want to say I heard skylars voice while talking the test with maria and dust and another I’m blanking lol
Wouldn’t the contract signed by the minor be voidable…and not void…because one side is bound and the other one isn’t because he’s a minor so i thought it would be voidable. So I thought it would still technically be a contract but voidable by one side because of the minor. And a void contract wouldn’t even be a contract because it would be based on an illegal activity….am I trippin?
For state exam purposes, the contract to purchase real property is void because the party purchasing it does not have the capacity to contract. However, the sellers could be bound to the contract so I understand your confusion.
