I'm confused by something, that last property you did, you came up with an offer price of around 160,00, yet it had just sold for 75,000. How could you make money at the higher buy cost?

When were comping to buy from an agent, are we supposed to be selecting renovated properties or other distressed properties sold in last 6 months for our offer price? I assume its the distressed comps we want to add when trying to get an average? Or are we only compin for ARV??
Distressed Properties: If you're looking to determine your offer price, you should use distressed properties sold in the last 6 months. These properties give you a realistic idea of what similar distressed homes are selling for and help you avoid overpaying. After Repair Value (ARV): For calculating the ARV, you should use renovated properties. These comps show what the property could be worth after all necessary repairs and improvements are made.
