    Yaassssssssssss! This is what I told my son! This is a legacy thing. He will be following you as of next month. I told him to get that real estate down and then he can finance his dream. He has to have properties before venturing out on his own. He will be graduating next year.

    I would never tell a child not to go to college...when real estate market goes for downturn you can always have your degree. I am a pharmacist and my degree is priceless and full time realtor.

      your crazy...a college degree = NOTHING now you're in healthcare and unless you're in health care or IT all you do is run the risk of creating BAD Debt through student loans ...the purpose of College is to "get that job" that's suppose to give you money...Knowlege can be found and attained for free
      Everybody don't want to or have the interest in being in a PharmD program...you working of 1990 rules when it comes to college where u could get 4 years of student loans n only owe 15k-25k in TOTAL ...its in a bubble now SCHOOL COSTS TO MUCH!!!!kids are paying that much a year or even a semester now!!!. Has wage income increase at that pace also...I dont think so!
      The other issue is he is a black man(as I am) why run up a 70k-125k+ college bill only to be subject to begging for a job these folks don't want to give him anyway. ...when he can be learning how to become a boss through real estate. You speak about real estate downturn and clearly don't see that thats a money-making opportunity!
      College unless your going to be a DR or Nurse or PharmD or some other high-level medical field job that as part of the program you gain experience through clinical rotations & residency etc. is NOW nothing more than a roll of the dice. Let these kids learn what it takes to create REAL Wealth and financial freedom through real estate THEN if they feel so inclined to want that piece of paper they can obtain one on the side.
      FYI I have a BS in Marketing and MBA w concentration in Finance & Int. Business so I can speak on this college conundrum

      Kendra Prevost, Pharm.D., Realtor Making a 10k plus a month for a lifetime in real estate doesnt depend on whether the market goes up or down. The very fact that you said something like that let me know that you know very very little about real estate.
      Real estate investing isnt just about buying, reno and selling. You can also rent your properties which will produce monthly cash flow whether the market up or down.
      Im on the rental side of investing. If my houses go down to $1 today, ill still cash flow 4k/month if not even more.
      Get educated so you can stop spewing out nonesense, lady.

    a TON of folks i went to college with they IMMEDIATELY went back home to work in their families/fathers insurance company franchise or with real estate. If you have a family that can give you a job after college great. But use college to create connections and then go out and do some real estate related work if he wants to follow his father. The best part is if he starts helping son collect units, I know many 25-30 year olds with help of family owning 4-15 units. create jobs/careers for your kids not just tell them how to get DEBT.

    college is a hustle with low returns. Make something in yourself to believe in, hold that belief, and manifest it. Go to college if you want but if u don't the courage to open your eyes, feel fear, pain, and loss then you will always be wanting.

    please tell this man not to rob his son of the college experience. The son has a lifetime to do real estate projects but only one time in life to experience going away to college with his peers and gaining valuable lifelong friends and connections. college is not solely about money earned from your degree.

      what you just said is so backwards smh. theres millions of americans that would trade that "experience" for actual assets or applicable skills.

      Other groups generally, including blacks from other countries, send their children to college for a better financial outcome whether it's networking to create opportunities to better financial outcome and/or get a degree toward a better financial outcome. If college is not the better option for that then there is no point. Dad went to college and has built a foundation for his son, so now the son has the options.

      Tropical Coils EXACTLY, people think college is some right of passage, necessity when really its a debt trap for the lower classes. People who have real options exercise them and paying for credentials will always be there but if you've already got something that produces an income why would you waste 4 years in hopes to get a job making the same income you just passed on.....people gotta start thinking

      also understand one does not need to go to college at all to get a great network. I bet the network I made in high school is pretty comparable to people who went to ivy league schools. without knowing someones full situation its pretty tough to judge this type of decision its based on the individual

      King Flip It is impossible to build generational wealth without valuing education. Education is what black people were robbed of in the first place. HELLOOOO the JMA is an ACADEMY, its education.... College is a privilege that has been denied to poor black people for years and should be taken advantage of today by any means necessary. Education opens your horizons, anyone who cant see that and take advantage to utilize it to its max is a damn fool. It does not determine your income, that's a narrow view of the benefits of a good education.
