@@TheRealWayneTurnerI think that I have a great question. I’m looking to buy 5 acres of land. I’m going to put a mobile home, septic system and a water well. In which order should I do it? I’m thinking Mobile Home first. Water well second and the septic system last? Or should I put in the septic system second?
Thanks, Wayne! We had a house built a little ways from town. Nice house with in-ground pool, quiet etc... After close to two years of residing there, the county placed low rental housing right behind us. (This was decades ago.) It's no joke that, one by one, people placed their house on the market. We got lucky that a buyer purchased our property from another state.
Mineral rights can actually mean anything of value in the land. It could be things like sand, gravel, topsoil , anything the rights holder finds value in .
thanks wayne watched a lot of your videos before i bought 5 acres and with your advice i got the 5 acres and done everything you taught me and it worked out great again thanks for the videos!!!
Thanks Wayne, always great info. On the flood zone situation, a friend of mine in Texas has 5.5 acres. The house, garage, and all other buildings are up on the elevated area. The little creek / wash that runs across the lower end for a few hundred yards is basically dry, most of the time. I was tending to his property and sheep a while back and we had a sudden rain storm. The water rose quickly and flooded a lot of the pasture area. There are flood gates at either end as well, just square wire fencing. Anyway, we were walking up the drive one day and I asked him why didn't he just put in a 36 inch drainage pipe the length of the creek? He told me that he would need to have FIMA come out, have a look, then write up a report. The cost of just the report? 70k. So, basically it will stay a pasture.
The only issue I've had with my HOA is the high fee. But the high fee is the result of the shoddy build quality from scumbag who built the units. We have to do a lot of work/repairs to correct for the builder's mistakes.
Thanks. Ugandans are suffering in kiteezi because of a collapsed landfill of rubbish. Then we also bought land n the ones who sold to us landlocked it , we can not 🚫 access it by car 🚗. Cheap land is expensive 🫰🏾😔. Even true ,those electricity 🔌 poles are bought by individuals.
12.13 acres of land, with 2 houses located in the property - 707 and 713 Johnston Waxahachie Texas 75167 . Restrictions make it where you have to purchase both houses. 707 Johnston, is a beautiful house with an attached shop of some sort, or even turn it into a horse stall, mechanic shop, etc. Ideas are endless. the 713 Johnston, is a beautiful, updated house, with brand new kitchen counters, cabinets, floors, etc, and appliances remaining.
That is an out right lie. Just because you don't own the mineral rights that does not mean that a drill crew can just brake down your fence and start drilling. There is a thing cald access rights which is totally different than mineral rights. You can own your mineral rights but someone else has access rights. You want to make sure someone else does not own the access rights. The biggest reason I have found that land is cheap is that it's land locked. Landlocked means you have no legal rights to access the property. To access the property you have to trespass on someone else's property or to fly in in a helicopter.
So then if someone else has the rights to the minerals but no access rights, how do they get them? You wouldn't be able to withhold the minerals from them, so wouldn't you have no choice in the end? How are they able to claim their rightfully owned minerals?
Do you have a video on purchasing waterfront property. I know there are restrictions on how tall your house can be. I'm looking at a beachfront lot that has me worried about storms. Is there somewhere to go to learn about what people do in storms, at what point they know it's time to leave, if you're building a house - can you put your garage separate from the house PLUS have a basement garage... that sort of stuff. Thanks for all you do!
Wayne I've been looking to buy land in the south but my biggest issue is that the people are keeping the mineral rights which means they can take the land back if they want to. Your thoughts
But how? How do you get these documents? From who? And what are the risks you get an incorrect report? Who can do an immediate perc test within 2 weeks with no notice?
Ya I checked for all sorts of stuff before buying mine, turns out that nearby there is an old abandoned mine shaft, but nothing on my property, so that’s good.
I am looking at a property listing that “borders a wetland” it’s going for 20K. I made an offer of 17K and the guy was eager to take my offer It freaked me out I am doing my due diligence now and your video is helping me but still not sure where to look for all of this info. Who do I call to find out mineral rights?
You just never know.
I happened across a very sweet deal, and after due diliegence low and behold it was recovered land from a prior landfill contract in the early 90’s.
Thank you for sharing this story.
You dodged a bullet!

Well -home-septic
Free methane if you have land rights or a junk yard.

Looked up old historical ariel maps to see what was going on 50 to 80 years ago on property, interesting piece of information

Delineation it’s like 3k an acre
Don't buy anything in an HOA. If you do you'll regret it.
AMEN!!!
Damn right
Yep. Even if the bylaws don't look bad now, they can and likely will be amended to be more restrictive.
I wish I could give this comment more than one thumbs up!!!!!

Dude, I saw shrimp boats north of I-10 up on land after hurricane Katrina. Louisiana is a flood zone.
Thanks for sharing your experience & knowledge. Very helpful!
Thanks for sharing your good vibes with us my dear it's always a pleasure to have on air with us

Thanks Wayne for the great examples.
Is there a video where you can show examples on how to apply the proper research on all the points you made before buying a piece of property?
This is what I need as well.
Thank you for more great information
Very helpful education!
In Texas, almost all mineral rights belong to the State and they may or may not sell you those rights.
??? They are negotiable and separate for surface estate but not all state owned.
They gonna tax you to make up for no state tax.
Thank you for the advice sir

Great blessing job
Lectrisity can be tapped into from neighbors line at the right of way regardless of what they want.

You have very good information thank you I would like to hear about rural land in California A1 or A2 zone for rural living with Containers.
Wooooooooooooooow. Such valuable information.
Your channel has been So helpful! Thinking about buying land/farm in the future!

Your thoughts
How do you handle easements? Especially with landlocked properties.
Apply for easement file it, the lawyer will do it for 150K to write up
But how? How do you get these documents? From who? And what are the risks you get an incorrect report? Who can do an immediate perc test within 2 weeks with no notice?
Good useful info. Ty

Just last week.
There was a piece for sale $40k for 120AC.
Survey was very dated. Landlock by 4 sides. Would U buy and ask for easement after?

How does one get a title police on land they just acquired? I have a warranty deed.
I do not understand your question. Are you looking for a title policy? I think a lawyer gets that
A real estate attorney does research to make sure the land is clear, and then gives you the title policy.
would you buy from the large online land selling websites?
Now, if I can grow a beard like THAT!
I've never lived in a hoa and I never will either
Are you in Houston Texas?
How Can I Submit My Land Deals To You Mr. Wayne ?
how do you find the deed restrictions and covenants
Usually the county office has info.
👍👍
