Raad I love the fact that you not only cover builders, restaurants, amenities in New Braunfels, property taxes I don’t think you miss a thing unless you want to cover the different utilities in New Braunfels…. You should get an award I watch the other guys too, BUT YOU ARE THE BEST for a full coverage report….thanks for all you do….

I have just decided to move my family from Mississippi to New Braunfels. Your videos helped me make that decision. I'm in a renter's market not a buyers one. But your videos helped me tremendously. I move August 12th. Thank you
Some HOA's play games with the mail, so that people miss payments if not paying attention, and they can take your house. I'm not kidding. I know someone who had to hire a lawyer... just to keep their own house... and the HOA did nothing but mow a tiny piece of grass by the sign at entrance area. Please take heed and pay your payments ahead of time, and pay attention to the dates. PS- even though you had to get permission for most things on your own property, it made no difference with cars on street etc... there was no freedom, yet they did nothing for it. It's too much for us.
I have an HOA walking distance from where I am at now. Where I'm at is pretty nice, people keep up with their stuff, and for the most part all is good. Like you have 1 or 2 people having to park on the street area. But they are parking working trucks (like a semi or a delivery van) which is gone early in the morning and 100% out of the way when they are here. Anyways, the HOA area have rundown houses, ladders kept out, and tons of problems. It looks like crap. My guess is the cost of the fees and what not is a bit too much. Like where we saved money by not being in one. We can actually work on our houses, not worry about working in these x hours, and so on. Where they are SOL. Personally I view it this way. If someone can tell you what to do with something, and even kick you out of it. Then do you actually own it? Like we already own nothing because the gov can do this to us. But an HOA doubles this and makes it where you truly down own your house. IMO if you are worried about living in a bad place (HOA or not) DO YOUR RESEARCH. If you don't want to smell a farm, DON'T MOVE NEXT TO ONE. Like if people aren't keeping up with their stuff, boat are out, and so on. Then it isn't likely this magically changes just because you move in the area. By yourself, go and drive around the area on the weekend to see what isn't being shown.
It can. NB has older non HOA neighborhoods that are well maintained too; Very seldom do I see a rundown house or tall grass in an HOA here. That's a safe assertion about HOA's and home values.

Definitely some of the newer communities are a little more strict but it really depends where you’re at. I’ve seen looser HOA newer and older communities. Depends if independent company is running it or the builder is. I wouldn’t say people are up in your face in every HOA. Just from my experience with client families.

This is a short answer with no research, but new braunfels is a gorgeous place to live and if it's simply the right house hoa is surely worth it.

Why would I care? I'd be annoyed by a DERELICT boat or RV, but not a maintained one.
