Matt Hughes vs Matt Serra had a beautiful use of this Takedown if I am not mistaken. If this can work for you it's great because it will put you past their Guard as soon as you hit the ground. The problem I see for me is it is coming as a counter to strikes, virtiually everyone in mma when they are throwing punches their stance is going to get a bit wider as they get a bit excited. this will make it harder to step outside of their stance, so for myself and I'd imagine most people that don't have DC's Olympic level Wrestling experience I think an Inside Trip would be more realistic even tho it will land you inside the opponents guard. That does not mean I don't feel people should practice this and get reps of it I just don't think it's going to wind up being as effective a go-to option for people that don't have a high end Wrestling pedigree as the Inside Trip would be.

Had to practice this. Had the person fall on my arm and that wasn’t fun... looks like you have to remove the arm pretty fast before you fall

I'm a amateur MMA fighter, and i also practice BJJ, most of those strikes only work if you're really fast, and the other guy doesn't expect, because you let a lot of parts of your body vulnerable for hits.
Also, his hands are too high, the best spot to grab IMO, is a little below the waist, that also hurt the guy you're grabbing.
Every strike, takedown etc puts your body in a vulnerable position at one point. That said, you need to get really good at this technique and the timing to get it done. Watch DC, he does it a lot successfully.
Bodylocks are a legitiment hold, they work great in many situations and souldn't be entirly disregaurded just for being a hold "above the waist."
