I think it’s important to note that “South Carolina” isn’t a housing market - it’s a collection of numerous housing markets. We’re looking in Aiken and the inventory there is still very limited, and we’re not seeing price reductions. Aiken is still a seller’s market.
Agree. We’re looking in Mt Pleasant and people are still asking 30-40% more than what they bought it for in 2021. On the positive side, they seem to be sitting longer and there are plenty of listings with price reductions so there is hope but currently it is still very highly priced.

Also seeing a TON of 4b/2.5bath listed in the 300s where they were in the 500s last year. the market is rapidly falling here. I am extremely happy to see the prices drop. it was almost unethical how high prices were last month given the 2X-3X mortgage rates.

Anderson County, SC is competitive. I have been shopping for a home and not only are the prices doubled from 2019, I found a house (exactly like the house I live in) on my block, that sold 3x for the price we bought ours at. I am retired, $130K homes are sold often within hours or a few days. I won't get into a bidding war bcs I think next year those houses won't have the equity they expect.
As a real estate appraiser in midlands doing more work on foreclosures. I also help pre foreclosures by doing discounted mini report with list. Market values so they can sell and walk away with cash and credit intact. We won't be as bad as 08 and sc will do better then most states due to boomer retirement migration

They just repaved our street but didn't widen it or add any lanes. There's so much traffic, we can't get out of our yard from 4:30-6:30pm. It's insane and they're building more apartments at the end of the street! Also, crime has gone crazy. I've lived in Greer for years and never been afraid. I literally had someone shooting at my house a couple of weekends ago. I'm looking for a place to move to, but there's nothing affordable!
I grew up in Aiken and still own a house there. We have moved all over with my husband's career. The crime there is not like other places we've lived. There are pockets of places that commit crime in their own communities. It is NOT a dangerous place at all. Now that we have kids, if we could find a job that was in my husband's career field, we would go back in a heartbeat. Go check it out for yourself before you discount it. It is a lovely place.
I looked into this. Its not true. Its high in a relative way. My area has more crime than parts of SC but because i live in a very densly populated area it only seems high. My neighborhood is considered upscale but the crime is higher than Greenville SC. So its really not as bad as it seems in SC
The good thing about South Carolina, the crime is specific to certain areas. You really have to put yourself in that situation, it’s so easy to stay away from crime areas.

Im in the pee dee region which is relatively rural and less affluent than the state average. Homes here that would have sold for $100000-$150000 4 years ago are now being listed at $200000-$350000 and people are paying that for them

If you’re a renter and moving to the low country of South Carolina don’t expect anything nice under 3k per month. Thank God my family owns property and I was able to build on my own land rather quickly. I’m bi-coastal so I really enjoy the beauty of Charleston and the traffic of the Bay Area.
I live in Orangeburg County in a small rural town and they are finally starting to break ground on what's to be two housing subdivisions but I think they will have a hard time selling houses on it due to the inflation going on, if the Fed doesn't fix things it's not going to look good for buyers who are financing.

I think having to live with a person I absolutely detest is a living torture! Rental prices are insanely overpriced! Not only that, the "process" is unfair, along with the renter's "restrictions". It's as if one has to adhere to "a mother's set of rules". Here's the real deal. The monthly rent is way too expensive for we "working class". Renting requires a "non-refundable application fee". The cheapest I've seen is $25. Once the owner butchers your most private information, (such as your credit, your eviction history, your criminal background) you get the preverbial you-know-what thrown in your face. As if you didn't know by it stunk already (everyone's does, believe it or not, even yours)! Then you are pointed to "those government apartments" down the street. In the God-given miracle you do get approved, you find yourself having to "render one of your dogs or cats(b/c there's a two pet limit- thanks be that I have small ones- oh, you didn't know? Dogs have to be certain breeds, and weigh under a certain poundage). THEN...you ARE REQUIRED to PAY RENTER'S INSURANCE!!! The average workability turns out to have to live like a backwoods hillbilly!! Not fair!

I'm a plumber in SC, friend of mine has a lot of rentals, he doesn't allow any dogs and I don't blame him, last winter we were at a duplex and storm door screen was torn up, I asked, what happened, he said that dog right there, ripped it up, I said, I thought you didn't allow dogs, he said I don't,they put some little harness on dog, that said, therapy dog, we walked in back yard to install septic clean out, and he stepped in dog shit,lol he was pissed, two months later, they were evicted. People who want dogs, several cars in yard etc., should just buy their own house.

Aiken, SC is a great area!

Georgetown has very limited inventory. Prices remain high, especially in sought-after neighborhoods.

There are pre foreclosure lists. You can negotiate with them to buy before they lose house. You would get a deal abd saves their credit

We were interested in Aiken until we read about how high the crime rate is there and much of rural SC.
