Something not mentioned is that the " Garage " style (with roll-up door ) should have 2x6 floor joists , 12" O.C to support a vehicle if a vehicle is to be housed.

I just bought a 12x40 Old Hickory Shed and boy has it been a learning experience! I have learned that shed companies do not install sheds to code. Never occurred to me. Here in Virginia we can have up to 256 square feet without a permit. Over that a permit is required. The code says that the footers have to be dug 12”. The shed company will not dig them. The code also requires tie downs both to the bottom and 2 over the roof so I am hiring someone else to do the dig and the tie downs. I always assumed that the shed companies were installing to code but I have found that most do not.

It's up to the customer to check on permitting requirements for your specific location (these can vary from place to place) and to make sure that any regulation requirements are met prior to your building arriving or being constructed. One can always ask a shed company if they will do all of this prep work for you - some companies may offer permitting for example - but many won't. This doesn't mean the company is lesser quality, this is simply how most portable buildings companies function.
