Did we make a mistake buying a old house with out seeing it.

- We bought a house without seeing it when bidding. The housing crisis may be bad and when we first bid on this house we weren't even able to see it. Due to covid lockdowns and a ban on viewing houses.
This house is in Portobello Dublin 8 and needs full renovations including heating wiring. There is a lot of work ahead of us and we have planning permission to extend out the rear.
It is nearly 2 years since we first saw this house and we still have a lot of work to do, but we are very excited about creating a home in the centre of Dublin City.

Wishing you all the best! I can't imagine paying that amount with so much work to do then, i know dublin housing market is crazy though and everything has gone through the roof. We built just a few years ago and it was bloody expensive (as it was being built, things were risig 10-20%) but would hate to be building now
I'm sure it will be fine!! Good purchase, good planning ideas and a lot of desire to start working on making it very cozy. Happy times in this house!!

What a great buy! The only thing I would say, which is probably just a personal preference for me is I love having the dining area next to the garden, so nice to eat your dinner in the evening looking out
Also as another commenter mentioned to have pocket doors here, you will have to take down whole wall and build a new stud wall so the doors can slide into it
Yea I know about studs. Will create a outdoor dining area as well

Wow, seeing the original state of yours makes me feel better about my old 3 bed house I just bought in North Strand for 340k two months back which is much better condition. Been working the renovation mostly myself outside of plumbing and electrical and I will say it's a lot more work than I thought it would be. Thankfully managed to keep those costs down but hoping it will be worth more or at least get our money back in case we decide to sell in 5 or 6 years. As part of keeping those costs down I haven't done any major changes to the building yet. Mostly repairs, rewire, replumb, replacing old crumbling/damp plaster, replace damaged skirting, insulating and flooring attic, blocked up two doors I didn't want and roof repairs. Still working but with new paint and flooring place should look nice I think. I kept all the old doors, just repaired, touched them up and fresh paint makes them look nice again.
I will say for anybody else getting an old house, call a plumber to inspect the property. My surveyor and builder friend missed a lot of problems that my plumber (I hired afterward sadly) spotted. Cost about a €120 for a plumber to survey the house and worth it if you walk about with them and make sure they look at everything. NB low water pressure means a potential problem with the mains ie possibly a leak under the property. Remember if getting a rewired or replumb the house will be pulled apart in many areas and it will be a big job to get it all put back together and potentially very expensive in itself if you need to hire builders to plaster/repair etc When looking at a fixer upper be sure to look 30-40k higher and see if you can get something in more turn key condition. Even a cheap fixer-upper will cost 20k+ even if doing the bare minimum to make it nice, and with doing a lot of the work yourself. I would encourage calling specialists in the case of plumbing, electrics and roofing, not worth the risk.
Anyway just hoping we were correct in buying our house and for the price we paid. I think so...?? It should look nice when we finish and in a nice location at least. Your spirits will definitely hit some low points before its over if you buy an old house that needs work but hopefully it'll be worth it!
Some banks will require a drain survey on old property it is a good one to do.
Doing a lot of the work yourself will save a fortune. Would love to be more hands on my self but not in Dublin enough at the moment.
I think when you get to put your own stamp on a property you should always be happy with it.

Do you reckon pocket doors will work on the internal walls? Just asking as from this video they look like solid walls and not studs. 🤷🏻
Amazing how similar this is to my grandparents house before we turned it into an Airbnb. The outhouses, small rooms that were opened up, even the old extension (built by my grandfather). Looking forward to seeing this.

Hey Harry, a few walls are down at this stage, should have the shell finished by Aug, will be back and forth, and will be in Dublin nearly all of June. Really excited to have it finished but bringing an old house back to life is not easy.

The general idea was there but architect helped a lot with the finer details which will make a lot of difference in the end.

I was following you since the start of the pandemic and bought a cottage on 3/4 an are for 30% below asking price during covid! 1940s! Looks similar to this actually! Been working my way through it and doing it up! Never thought to do a video before hand! Must do one now! It’s a long road an it can be very tiring! It takes a long time! Sounds like you got a great price! Fair play for taking on a fixer upper! It can take a lot of nerve! How much do you intend to spend on it?

Great video, Interesting to find out how much this will all cost you. At some point I'd love to do a major renovation on mine and it's 3 bed from around 1900s also. Roughly how many metres squared is the house? The work I'm doing on mine right now is stuff that will build a foundation for the major work later on.

I am glad to see it gone too. The building going up nearest to us will be more set back and lower than the building that was there. But a building behind that will be higher but should be far enough away.
The sun exposure is analyzed when the planning submission is processed, so should be ok.

Omg 370k for that! Mad money. Looks like I got a bargain for mine.
We are very happy with it Orla, We got an offer of €410k when we closed and likely get close to €470k now before doing any of the work.
@@shaneflemingre once happy with it main thing. 370k just seems crazy money I don't know anymore no value in money these days. I bought for 255k last year and today value apparently 300 to 320k bonkers
@@orlamccahey1504 it was about €3500 per sqft, other houses in the area have sold for €8,000 per sqft. so we believe we got it for good value.
@@shaneflemingre ok yes suppose all about the area, property prices are just stupid in general I don't know why they can't be somewhat in keeping with salaries. I bought alone so its 10 times harder most my friends can't buy anything as need so much capital as banks lend very little to single applicants.
