Call Alma Fulco, I told her what I wanted and she hit it out of the park on the second property. I thought I would have a tough time with 2 dogs but she knew exactly what I wanted and now I have a beautiful place close to the water, with a backup generator for 22k.

I'll be retiring early next year and plan to return to the Philippines to retire but not Dumaguete. The foreigners have ruined it, I hope you find the right place. Yes price gouging is alive and well in the Philippines.
Hey Chad, I can’t believe you’re in the Philippines again! Have you ever thought about visiting Thailand? I’ve been to both, and honestly, Thailand has so much more to offer. The food, housing, infrastructure, quality of life, and low cost of living are amazing. The women are also much thinner and more beautiful! Another thing you’ll notice is that poverty is very low here-you just don’t see it like in the Philippines. If you do decide to visit, the best months to go are November through February-the weather is perfect then, cooler and less humid. Thailand also has beautiful beaches, and it’s super easy to get around. You can rent motorbikes or cars with no problem. Phuket especially has everything you’d want for an exciting outdoor experience. Trust me, you’ll love it!

Yeah actually looked at it but dogs tied up on one side barking and the other unit really loud on highway. I'm a bit picky with that as I work at home and shoot videos at home it makes it tricky Philippines is generally loud. But I have found some amazing spots that are quiet here just waiting for availability.

I've lived in areas like this in the West before where there was nothing available and anything good went same day plus waiting lists for apartments. What I found, these areas rental rates went up substantially over a couple years. It won't take long for these property owners to figure out they can raise rent by 30% or 50% every 6 or 12 months. So what you will find is these places quickly become unaffordable unless you buy. Also, those which are not well funded for these spikes in rental rates will quickly get pushed out of the area.
I think your thoughts about the apartments sums up a lot of guys experience in the Philippines. I visit Luzon, I know that area better. 200-300 is basically the starting point in Laguna for Condos that Westerners can live in but may not love it. For the way most guys from the west want to live, security… pool… gym…day care…ext real amenities… Guys don’t assume you can live in BGC for $500 dollars a month, Chads problem isn’t budget it’s limited availability…if you have a limited budget just imagine the limited options that come with that. Remember 600-800 dollars a month gets you generally a luxury studio or 1 bedroom apartment…if not a bit more…1200-1800 is 2 bedrooms …2-4K pesos is penthouse level in BGC.

I live in SoCal and you just essentially described the rental market here. Your problem is not availability of good places to rent. Your problem is budget. You're thinking you don't want to overpay, but the market dictates the prices. If you're unwilling or unable to pay what good accommodations cost, then you will constantly lose out to those that are willing or are able to. Sometimes you just have to bite the bullet and "overpay" to get what you want. Or you could do what people that can't afford LA County or Orange County do, rent in Riverside.
@@ChadFosterExplores I don't think I could suggest anything that would work for you. I grew up in Metro Manila then moved to the US . I've always lived in major metros (Parañaque, Seattle, Portland, LA, Anaheim). I love my creature comforts and can't do without the easy access to everything that major cities provide. In a few years I will be moving back to the Philippines and it will be back in Metro Manila. If I was forced to go small I would live in Baguio, Batangas/Laguna area, or Iloilo, but even these cities are large compared to Dumaguete.
Exactly true. It's supply and demand no matter where you go. You really what you pay for. There are so many better options in the Philippines too than Dumaguette. Wayyyy better.
Follow your plan Chad, it seems like a good one. Don't settle when you know it's not right for you. Once it happens (and it will) you'll be very happy with yourself. Everything will start to fall into place when you can call some place home. Having a home base where you can go on trips and then return back to I believe will work really well. I suspect we'll see a video from you when that day comes :) I'll be looking for it.
There are so many other better cities than Duma! Get out there and explore, you will eventually find your place or even more than one place you want to live there. Never limit yourself. Cheers!

Thi is a topic I think about often. I am about to find out. Uptown CDO is a possible option. Good infrastructure, golf, expat groups. (Kingston Lodge ). Alma is great.
Valencia is beautiful just concerned with its proximity to the dormant Volcano.... along the area to Dauin if you look at the Topography and elevation on google maps it has signs of erosion that may indicate the flow of pyroplastics from the past was towards Dauin... Which explains the corals with its rich mineral and calcium content
I go to Thailand pretty regularly, and I have to say life there is just so much easier than what you describe on your channel (and what I see on many others) compared to permanently living in the PH. The downside for Thailand is that you'll need to stay within 10 years or so of your age, unless you want someone from the NE and all that goes with that. It's much easier to get a younger GF in the PH, though the price is pretty high in terms of other standards of living (food, finding a decent place, noise levels, heathcare, infrastructure, etc.) at least for my tastes. After the new wears off of the Philippines it can really get on your nerves. I'm ok here but if not for my wife I'd probably be somewhere else. If not for her family she'd be somewhere else too 😅
Same situation in Bohol. 99% bad... A friend of mine lives in Bataan, same problem over there. If you have money there is a golden opportunity to build good apartments / small houses for foreigners.

Chad all you've got to do is either take a tricycle rent a scooter if you can and just travel around outer skirts of dumaguete there's a lot of places available that are just not listed that's how I find my house 300 m² nice and quiet cemented Road it's fully gated nice green yard two bedroom spacious enough nice porch no need for air it's in cantil-e the water is great because they have generators to increase the pressure and they treat the water i got it for 15 K
A decent place has been been 50k in Subic freeport zone for a while now. No roosters, security, pool, gated community, good power and infrastructure. You get what you pay for. We have the advantage of leasehold property here. A 50 year lease can cut the cost in half.
I married a Philipina and we bought some property and now we are building our own home. First find an area that you like and buy some land and start building a home from the ground up. Now you can put how many bedrooms, bathrooms, office, workout room, kitchen or whatever you want and the way you want it designed.

It's important to present yourself in the right way when meeting with a property owner. I have a natural magnetism that people can feel , so they trust me . Its the first impression that counts. The owner of my building is now a good friend of mine. That is why I got the deal of a lifetime at my luxurious spacious rental in Bacong. Btw, I can help you grow your channel . Do some interviews with me and your channel will take off.
It is a challenge to find a good place but once you find it, its worth it for long term. Another thing you can do is rent the available temporary place like at least 3 or 6 months contract then when you find a better place, you can still leave from that place you are in but you will lose your deposit money which is usually 1 or 2 months worth of rent, so you can do that as well, lose the money for a better long term place.
Interesting, I will probably run into the same issue when I arrive in Dec. I was thinking outside Duma, either NW of the town on the main road, or SW along the road. Valencia is to much away from the coast for me.
Air BnB can get expensive! My first 2 places I rented (1 month each) were about 50% more than comparable rent. Good luck with your search. Maybe our mutual friends at Dumaguete Rentals can help? 😉
I checked out Dumaguete last year for two weeks. Not for me at all. Also spent two months exploring the PI. Been going to the PI since 1977. Pass on thePI. Now eight years in Mexico.
Hang in there brother you will find the right place for you. IMO better to BnB for a few months like Ghen and I will here next month for awhile than commit to a place and then regret your decision and be out some PHP. You got this!
Totally agree that's what I'm planning to do month-to-month until the ideal place comes around. I've already seen some fantastic places it's just harder to get in those but I'm patient
Hi Chad. I also want to live in an area with an active expat community and/or social group. This is the key reason I’m wanting to leave Japan because there is no expat community or social groups at all where I live. I’m amazed all the good places there get snapped up so fast! That’s annoying. I’m surprised there are waiting lists. My impression is all the locals that have anything possible to rent, even substandard places, are so desperate to earn some $$, they will try to rent anything for an expensive price. The competition to find a good place to rent is far from an ideal situation. Good luck!

Chad, have you ever thought about finding someone to share a 2 or 3 bedroom place with that wants to float around like you do? You all can use it as a base but then share the expense so that you can leave at will and not worry about it. With multiple people, you can get into a place that costs more than a single, but benefit from economies of scale. Not sure if this is even a possibility for a number of reasons - places for rent, finding the right people, etc.

Outside of the obvious things like reliability, payment, respect for the space, timing, cleanliness, etc comes the ability to organize a number of men who want to be in the same areas at different times and are willing to pay for it. Nothing is coming to mind at this moment but I imagine it would just take a group to get to know each other in the same area who have the same thinking about it. I think you should be looking outside of Duma maybe a place that is close but not totally close. San Carlos seems nice and rent for a nice place is like half the price. Personally when I move there I’d rather be friends with Filipinos than other foreigners.
Shouldn’t be that difficult in PH to find housing. I think the westerners have driven the shortage & prices too high there. Frankly I don’t want to be in that environment so let them stay there and I’ll be just fine somewhere else for sure 👍 If I want to hang with Expats I’ll find them

Hey Chad, there have been a lot of videos I've watched about Dumaguete and that area, and it's a place I wouldn't mind visiting some day, but there are a few things that would keep me from wanting to live there. One is the lack of Grab in the city because for someone who doesn't have a car I believe that's important, and the other is a lack of Western style fast foods. I'm sure, like most other places they have KFC but Tim Horton's and Wendy's would be nice just to mention a few. Frankly though I think for foreigners from any country Luzon is probably where most people are going to find our favorite cuisine. Still from what I see there's a lot to like about Dumaguete and the Valencia area so I hope you find that perfect long term rental at a reasonable price.
Yeah this is definitely more of a smaller city almost a mix between big city and province town so it does not have all of those amenities and western restaurants.
@@kenmiller9 for me anyhow it's about having a large selection of Western Style restaurants and fast food places, and there are other advantages to living on the main island as well such as very seldom hearing the phrase, .. "sorry sir but out of stock". I think in two years on Luzon I might have heard that once or maybe twice. There are other reasons as well such as reliable electric, and water, as well as good WIFI, we seldom hear a dog, and never a roster (at least in our area) and good hospitals are plentiful in our city. Don't get me wrong, there are a lot of nice places in the Philippines and I'm certain Dumaguete is one of those, just as Iloilo City is, but for really picky expats I feel Luzon has a lot more of what we're looking for.
Overall the comparative cost of buying and renting in the Philippines is expensive compared to western countries. The quantity and quality is simply not there. With the rapidly rising population and limited land, the future is not getting any better.

You should use a trusted rental agent. The Philapina Pea has some on her podcasts. It may cost you a month’s rent, but it should help reduce the frustration.
What's the obsession about Dumaguette anyway? Absolutely nothing to do there. You're on the younger side too. So many over 60s come here and do nothing all day. Perhaps consider Cebu a better option

What happened to Iloilo? You seemed to like it on your video, and it sucked that you only did one video there after saying you might make more. Anyway, I have a selfish interest as Iloilo is the place (on paper at least) that I have mostly targeted. I spent 5 months in The PI before, home based in Angeles, but I traveled to all the tourist spots, as well as Cebu. This time I am uninterested in short term company (also lived in Thailand off & on for some years, so I'm over it). I'm hoping Iloilo is the right fit for living a clean, healthy lifestyle and possibly meeting an educated pinay (lots of banking centers there)... or at the very least, a kind and unjaded one. I want to be in a place that isnt overrun by tons of expats, but there's still some amount- enough for occasionally meetups. Looks clean, modern, tons of places for rent, not an 'overly expat' town, with a few malls, movie theaters, walking on the esplanade, etc. Why does it not seem to be on your list?

@@ChadFosterExplores I don't think I could suggest anything that would work for you. I grew up in Metro Manila then moved to the US . I've always lived in major metros (Parañaque, Seattle, Portland, LA, Anaheim). I love my creature comforts and can't do without the easy access to everything that major cities provide. In a few years I will be moving back to the Philippines and it will be back in Metro Manila. If I was forced to go small I would live in Baguio, Batangas/Laguna area, or Iloilo, but even these cities are large compared to Dumaguete.
Exactly true. It's supply and demand no matter where you go. You really what you pay for. There are so many better options in the Philippines too than Dumaguette. Wayyyy better.
Follow your plan Chad, it seems like a good one. Don't settle when you know it's not right for you. Once it happens (and it will) you'll be very happy with yourself. Everything will start to fall into place when you can call some place home. Having a home base where you can go on trips and then return back to I believe will work really well. I suspect we'll see a video from you when that day comes :) I'll be looking for it.

My dude, I get that you're well intended but Chad Has been exploring for over a year now and wants to set up a home base before continuing on. He has listed his criteria of "why Duma", if you think he's missed some obvious spots that 'checks all the boxes' then Please.... enlighten all of us and Share those places. Thi is a topic I think about often. I am about to find out. Uptown CDO is a possible option. Good infrastructure, golf, expat groups. (Kingston Lodge ). Alma is great.
Mark Thornton 'Every Man Has A Story' has a nice place and there are 2 other rental units on the property. There might be more.
Valencia is beautiful just concerned with its proximity to the dormant Volcano.... along the area to Dauin if you look at the Topography and elevation on google maps it has signs of erosion that may indicate the flow of pyroplastics from the past was towards Dauin... Which explains the corals with its rich mineral and calcium content
I go to Thailand pretty regularly, and I have to say life there is just so much easier than what you describe on your channel (and what I see on many others) compared to permanently living in the PH. The downside for Thailand is that you'll need to stay within 10 years or so of your age, unless you want someone from the NE and all that goes with that. It's much easier to get a younger GF in the PH, though the price is pretty high in terms of other standards of living (food, finding a decent place, noise levels, heathcare, infrastructure, etc.) at least for my tastes. @ChadFosterExplores consider checking out Thailand before putting roots down in the dumaguete area or anywhere in the Philippines for that matter. After the new wears off of the Philippines it can really get on your nerves. I'm ok here but if not for my wife I'd probably be somewhere else. If not for her family she'd be somewhere else too 😅

Same situation in Bohol. 99% bad... A friend of mine lives in Bataan, same problem over there. If you have money there is a golden opportunity to build good apartments / small houses for foreigners.

Chad all you've got to do is either take a tricycle rent a scooter if you can and just travel around outer skirts of dumaguete there's a lot of places available that are just not listed that's how I find my house 300 m² nice and quiet cemented Road it's fully gated nice green yard two bedroom spacious enough nice porch no need for air it's in cantil-e the water is great because they have generators to increase the pressure and they treat the water i got it for 15 K
A decent place has been been 50k in Subic freeport zone for a while now. No roosters, security, pool, gated community, good power and infrastructure. You get what you pay for.
We have the advantage of leasehold property here. A 50 year lease can cut the cost in half.

I married a Philipina and we bought some property and now we are building our own home. First find an area that you like and buy some land and start building a home from the ground up. Now you can put how many bedrooms, bathrooms, office, workout room, kitchen or whatever you want and the way you want it designed.

It is a challenge to find a good place but once you find it, its worth it for long term. Another thing you can do is rent the available temporary place like at least 3 or 6 months contract then when you find a better place, you can still leave from that place you are in but you will lose your deposit money which is usually 1 or 2 months worth of rent, so you can do that as well, lose the money for a better long term place.
Interesting, I will probably run into the same issue when I arrive in Dec. I was thinking outside Duma, either NW of the town on the main road, or SW along the road. Valencia is to much away from the coast for me.
Air BnB can get expensive! My first 2 places I rented (1 month each) were about 50% more than comparable rent.

I checked out Dumaguete last year for two weeks. Not for me at all. Also spent two months exploring the PI. Been going to the PI since 1977. Pass on thePI. Now eight years in Mexico.
Hang in there brother you will find the right place for you. IMO better to BnB for a few months like Ghen and I will here next month for awhile than commit to a place and then regret your decision and be out some PHP. You got this!

Try to go in Balanga Bataan. There are Foreigners over there, beautiful, everything you need, no traffic.
Hi Chad. I also want to live in an area with an active expat community and/or social group. This is the key reason I’m wanting to leave Japan because there is no expat community or social groups at all where I live. I’m amazed all the good places there get snapped up so fast! That’s annoying. I’m surprised there are waiting lists. My impression is all the locals that have anything possible to rent, even substandard places, are so desperate to earn some $$, they will try to rent anything for an expensive price. The competition to find a good place to rent is far from an ideal situation. Good luck!

Chad, have you ever thought about finding someone to share a 2 or 3 bedroom place with that wants to float around like you do? You all can use it as a base but then share the expense so that you can leave at will and not worry about it. With multiple people, you can get into a place that costs more than a single, but benefit from economies of scale. Not sure if this is even a possibility for a number of reasons - places for rent, finding the right people, etc.
I’ve thought about that too. I’m up for it. Holler guys. I’ll be there in a month, but can get there sooner. Checking out Bali first, currently in Bangkok. Thailand is awesome.
@@sunnyrasunny I appreciate your response... I have thought a good bit about this and there are a number of challenges. Outside of the obvious things like reliability, payment, respect for the space, timing, cleanliness, etc comes the ability to organize a number of men who want to be in the same areas at different times and are willing to pay for it. Nothing is coming to mind at this moment but I imagine it would just take a group to get to know each other in the same area who have the same thinking about it. Glad to hear you are enjoying Thailand... can't wait to get there!

I think you should be looking outside of Duma maybe a place that is close but not totally close. San Carlos seems nice and rent for a nice place is like half the price. Personally when I move there I’d rather be friends with Filipinos than other foreigners.
Shouldn’t be that difficult in PH to find housing. I think the westerners have driven the shortage & prices too high there. Frankly I don’t want to be in that environment so let them stay there and I’ll be just fine somewhere else for sure 👍 If I want to hang with Expats I’ll find them

Hey Chad, there have been a lot of videos I've watched about Dumaguete and that area, and it's a place I wouldn't mind visiting some day, but there are a few things that would keep me from wanting to live there. One is the lack of Grab in the city because for someone who doesn't have a car I believe that's important, and the other is a lack of Western style fast foods. I'm sure, like most other places they have KFC but Tim Horton's and Wendy's would be nice just to mention a few. Frankly though I think for foreigners from any country Luzon is probably where most people are going to find our favorite cuisine.
Still from what I see there's a lot to like about Dumaguete and the Valencia area so I hope you find that perfect long term rental at a reasonable price.

Yeah this is definitely more of a smaller city almost a mix between big city and province town so it does not have all of those amenities and western restaurants.
There are nice restaurants surgery western menues. Try Casablanca, Why Not.
@@kenmiller9 for me anyhow it's about having a large selection of Western Style restaurants and fast food places, and there are other advantages to living on the main island as well such as very seldom hearing the phrase, .. "sorry sir but out of stock". I think in two years on Luzon I might have heard that once or maybe twice. There are other reasons as well such as reliable electric, and water, as well as good WIFI, we seldom hear a dog, and never a roster (at least in our area) and good hospitals are plentiful in our city.
Don't get me wrong, there are a lot of nice places in the Philippines and I'm certain Dumaguete is one of those, just as Iloilo City is, but for really picky expats I feel Luzon has a lot more of what we're looking for.

Overall the comparative cost of buying and renting in the Philippines is expensive compared to western countries. The quantity and quality is simply not there. With the rapidly rising population and limited land, the future is not getting any better.

Both, lots of agents here some of them all showing the same places, plus marketplace is a mix of agents and private owners, and there are for rent signs, and word-of-mouth as well

What happened to Iloilo? You seemed to like it on your video, and it sucked that you only did one video there after saying you might make more. Anyway, I have a selfish interest as Iloilo is the place (on paper at least) that I have mostly targeted. I spent 5 months in The PI before, home based in Angeles, but I traveled to all the tourist spots, as well as Cebu. This time I am uninterested in short term company (also lived in Thailand off & on for some years, so I'm over it). I'm hoping Iloilo is the right fit for living a clean, healthy lifestyle and possibly meeting an educated pinay (lots of banking centers there)... or at the very least, a kind and unjaded one. I want to be in a place that isnt overrun by tons of expats, but there's still some amount- enough for occasionally meetups. Looks clean, modern, tons of places for rent, not an 'overly expat' town, with a few malls, movie theaters, walking on the esplanade, etc. Why does it not seem to be on your list?
