True, initially I wasn't quite impressed with my gains, opposed to my previous performances, I was doing so badly, figured I needed to diverssify into better assets, I touched base with a portfolio-advisor and that same year, I pulled a net gain of $150k...that's like 7times more than I average on my own.

It’s greedy estate agents and buyers agents like yourself combined with the incentives to just buy all the property up that’s caused it and it’s getting worse.
Negative gearing and encouraging people to “live easy” by having mutiple houses and sub dictions and flats to rent out means the market isn’t good for genuine people who just want to live.
Flats and townhouses with body corporate costing as much as houses. Properties on the market with no asking price because they just go to auction and “let the market decide” means people desperately pay over the odds just to get something.
Commissions and thousands in fees means there’s no incentives to reduce these practices.
People then blame immigrants for “taking all the houses” when it’s more likely their family members and mates buying up all the properties to have a “portfolio” after watching channels like this.
The housing crisis will continue into oblivion until only the ultra rich can afford to live at this rate.
So yeah well done for adding to the crises.

Lol you younger buyers advocates are are so predictable in your history span going back only 30 years to justify house prices not collapsing. 😂 I suggest you look into debt cycles particularly the difference between short and long term cycles. Ray Dalio might help your understanding of economics

I'm getting a bit tried of the words 'crisis or crises' as that is not the case. There is no crisis. It's just the material flow of things. No one sets prices for property, it's pure supply and demand. If someone pays a higher price then the price is right. No one has a right to anything, just the opportunity. The opportunities are there but people want it easy. That's the problem. Look how the majority vote. Fix that and fix a lot of waste.

Love your advice, honestly feel so unsure at the moment, me and my partner are ready to get in to the market but the risk is starting to stress me out. I’ve had discussions with so many brokers, buys agents and property investment companies (not gunna lie there are the actual worst) I’m not sure if we have the risk appetite to be so negatively geared for our first property but this seems like it will be the case if we move forward.
