    This was good video however almost all of this information is available from multiple other sources. Request if you can please cover the cost of aquisition in your next video when the property is bought in installments or the interest is paid. Multiple scenarios - 1. When the payments are made to government authority in installments with interest, 2. when the bank loan is taken for payment and interest is paid back to bank as part of EMI. Multiple judgements are available which suggest that this interest forms the part of cost of aquisition and indexation benefits available however nowhere the exact calculations are available.

    If a person sells land in FY 2022 for x amount more than collector rate then how do we calculate its cost of index and value for tax applicable. Should i calculate it by Collector rate of 2001. If collector rate of 2001 is not available then can we inverse the process like selling price * 100 / 331 for where selling price can be collector rate

    Sir agar ghar sell kiya April 2021 mein but new Under construction ghar book kiya Feb 2021 mein air booking amount 15 Lacs diya, to kya yeh 15 Lac adjust kar sakte hain capital gain se jo april 2021 mein property sell karke bana tha ? ... Means agar capital gain 50 L hai to kya 15 L amount 50 L gain se minus karke bache 35 L ko capital gain amount mein daalenge ?

    I have availed a Housing Loan with a Project Cost of Rs.8.29 Lakhs (excluding Cost of land at Rs.1.00 lakh) on 11.05.01 , which was disbursed in full by January'03 and repayment started by February'03. Can I take the Project Cost as improvement Cost?? Sanction letter copy is available but Other records not available.
    Whether the Government Rate for the Property at the time of purchase, if higher than the Registered Sale Value; can be taken as Cost of acquisition??

    I got possession of my property in 2015 at cost of 20 lakh and registered the same property late in Sep 2022 by paying stamp duty of 20 lakh..
    Based on indexation formula from 2015 to 2022, cost of property today is 27 lakh. I am planning to sell the same at 30 lakh..what will be the capital gain in this case..
    Please help with the answer..

    I have capital gain of 43,04,779/- and have invested 47,81,190/- amt in Purchase of Resi house property but this amount includes 3,32,190/- of Stamp duty, Reg Fees, other charges , GST etc. So Plz let me know amount allowed U/S 54F is 47,81,190/- OR amt after deducting 3,32,190/-

    I guess you didn't cover d cost of improvement examples. It would be helpful if you cover some examples in next video. Also, major maintenance expenses e. g. Paint/polish once every few years, or replacement of water/waste water pipes, building maintenance etc. how they can be included in cost of maintenance. They are all essential and integral to cost of immovable property and benefits available.

    Very helpful video sir. Just one question. We have a provision that there could be a difference of 10% between sale and circle rate value of property. I want to know that government is providing additional rebate in circle rate due to corona. So is this 10% on above of this discounted rate. For eg. Delhi government is providing rebate of 20% in circle rate. So can I take additional discount of 10%

      Dear delhi Govt reduced the circle rate u need to Match 10% with reduced circle rate
      Means 30% ka benefit
      But circle rates ka 10% hi Lena as delhi gov reduced already 20%

      @@expertcasachin Okay but builder is saying ki 71 ka rate hoga flat ka plus 12% GST exclusive. So total value paregi 80 k around. Pr we need to pay stamp duty on 71 lakh only. Is this correct?

    Sir mera ye question h ki mene (wealth club 9) khela tha or usme mene 110000 ka recharge kr liya tha or ab tk 120000 la withdrawal kiya h or muzhe 50000 ka loss bhi hua h.
    To sir muzhe kitne amount pr tax pay krna hoga or kitne %tax.

      our amount of sale is just 10 lakhs, and house owner has died after selling her house, she never filed ITR but she has pan card, should we ignore or what are the chances that we may get notice in future for LTCG TAX?

    Sir, if the property is purchased in 1996, payment made and possession in 1996 but registry is done in 2004, then indexation will be from 1996 or 2004.
