My favorite class in college was a Debt Securities Analysis graduate course that was specifically about the Mortgage Crisis. Tim is right that the ARMs were an enormous contributor of the entire crash. The rating agencies should also be spit on for their role. You take a bunch of C+ rated mortgages and securitize them into an A+ rated product that is then traded publicly? Obviously hindsight is 2020, but the fact that more people didn't see this coming is beyond me. Great episode guys!
