    Beautiful home, really liked how you showed the after pictures also, puts it all together. Thanks for sharing the numbers, I am over here worried about 275k can’t wait to be worrying about 650k!

    Super nice home! The construction site is so clean and organized. The workmanship and materials appear to be outstanding. You all build a really nice house and it’s easy to see that you know how to do things the right way.

      And that is why I love these videos. The information is from someone that is part of a company that delivers a high quality product and knows what they are talking about. The videos aren’t full of garbage information from some Joe Schmo that doesn’t have a clue.

    Trying to Cost breakdown a spec home on a 5 acre view lot with land around $400k home build will be around $700k will try and sell for $1.3m in SW Washington. Home to be 3,000 sq feet. 5Bdr, 4.5 Bath. All the prices in the area are crazy but looking for tips.

    helpful video! You said you're in SE Wisconsin? I'm getting ready to build my first house this spring in the fox river area up by lake winnebago. These numbers were very close to what I was figuring also: about a 2100sqft 4 bedroom, the lot I like is $90k, I was hoping to build it for around $400k and sell for around $650k. From your video it seems like I should allow for 10-20% more in my build budget!

    Do you recommend getting a builders license if am an investor?
    Would you build the median price in the area or do you build above the median price so you are not competing with the national home builders.

      If you want to spend the time overseeing the build then I would get your builders license. If you want to just invest money and split profit with someone then you wouldn’t need to. It depends on where you would want to spend your time.
      As far as price point to build that depends on the area you’re building in what other homes that are new construction are selling for in the area what lot prices are…

    Where are you making money, if your lot and construction costs are $575,000 and you are going to sell for $635,000??
    That's just Not worth it. All that risk, and you're barely making any money.

      well he said this was a custom home so he's just making 10% on the $575k. The client puts the money up to do the project. He's not risking his money.

      Nope he said 575k if they built that house on a flat lot. He never gave the custom price. If you got $650k, 12.5k holding fees, get lucky with only $20k in closing costs(act as your own sellers agent), you net $42.5k on each build? Unless you’re not adding in your salary while you build the home.

      @@James-ob4dd I feel like that $475k to build has to include a salary for him to manage the build. The profit he’s looking for above the $575k would be to invest back into the business, pay bonuses, add to savings for warranty claims, etc. Otherwise yeah $40k total profit hardly makes sense for carrying all the risk. A $475k custom he’d be charging cost + 10-15% for managing the job so $47.5k-$60k.

      The $475000 has to include builder mark up on each trade or materials. 2200 sf home for $215/sf is extremely high here in Wisconsin where he’s building. There’s at least 10-15% mark up in that $475k number. Please correct us if we are wrong Jason? Love the videos!

      Build then rent is a good way to go, home builds equity while your renting it out

    So as a spec you are trying to make $20-35K per house? thats hardly worth it to tie up your time and money for 9 months. Part of why Im a GC, HVAC contractor and a Broker.
