Thanks for the video Jason! It was so great to see you had posted another one. I believe the hurdles you mentioned were spot on. Another hurdle that comes to mind for me is for the warranty after the sale. Even small things, such as popped drywall screws, take a little time and money to correct.
You are definitely right, that is a hurdle for sure, it’s hard to get back into a house that is already completed, always difficult scheduling contractors to come back and work with homeowners schedules
I just started my first spec build. Beyond nervous!! I can't wait to see how it goes. I'm hiring 80% of it out. If all goes well I want to eventually build 2-3 per year. Thanks for all of your videos! They've helped a lot prior to me diving into this first build.

Im just about to break ground on a spec and a home for myself. its July 2024, we last built a spec in 2020, Im seeing 40-100% increases in sub bids, the one thing thats about the same or even lower, is rough lumber and OSB. The huge increases in Permit costs are amazing.

If you have other assets, the easiest way is Lines of credit. you dont need the bank looking over your shoulder the entire time.
