    Belgrade is a city with a lot of development going on in the past few years. One of the famous new townships is called Belgrade Waterfront and it features a broad range of condos. I decided to check out one of them and chose BW Aria. It is one of the lower priced options, but it comes at a price tag close to 200,000 euros. How is the quality of the building like? How spacious is the unit? What things exist in the vicinity? What can you expect in terms of common areas? All this you're going to find out in this video.

    Based on the view, I think I was in the same building, just different floor. And even though I liked the apartment and it gave off a touch of luxury (like the whole neighborhood) I still think it is unnecessarily expensive, especially because of the scratches you noticed. And it's not only in the elevator but around the whole neighborhood (they are small, but still give you the impression that the neighborhood was poorly built). Is it modern and does it look luxurious? Yes. Is it worth the money? Absolutely not. In my opinion, everything over there is overpriced. Just like your breakfast - I was quite disappointed when you opened the box. I expected a lot more than you got.

      Wow I didn't expect that you were in that same exact building. Your observations are spot on and I fully agree with your opinion. Even in retrospective the breakfast was just super pricey and despite being tasty not really worth it. You can totally get better places to stay at than BW Aria or BW as a whole.

      Apartments are not overpriced, that’s called supply and demand - free market, capitalism baby. There’s still a lot of people with money that want to live there and that creates a price.

    Bus station and old bridge will be replaced. New station is now being completed in New Belgrade area, and new bridge will start building this year... Whole Belgrade waterfront project is now only about 30% finished, so it's too soon to judge. But for me even now it looks amazing

    Hello, Vlad. very interesting video. 12.07 The lock is extremely reliable. The button is pressed and something rings. Everything is working.😂 You can remove the door and press the button. This is how modern technology works.😂

      Hey Galina, thanks for your feedback! Really? It's just a bell that you press and then the door gets unlocked. Imagine the garage is open and someone is following you, believe me, it's so easy to get your home broken into over there 😂. I even dare to say that in Herzliya you get nicer properties for that kind of money and also safer 😅.

    The condo looks good, I don’t mind the elevator has some rust (idk if it is or no)I gotta tell Belgrade isn’t that bad. The only thing is security is important, without it it’s dangerous to yourself and your belongings.

      The elevator has no rust, it's some kind of leftover foil from when the elevator got unpacked. Belgrade would be a lot better to live if it has some metro system for medium distances inside the city limits and a municipal government who is actually willing to take care of the environment, especially air and ground pollution. In most European countries it's not common to have 24/7 security with guards like in Malaysia, so having here even a receptionist and cameras accessible from the control panel is some sort of luxury. I still think for that price you can buy a much nicer condo in KLCC or TRX area with more than double in living space.

      @@VladsBoredomoh so the any condos in Europe doesn’t have a 24/7 security? Man it’s gonna be a whole survival game. But is Belgrade safe enough to travel these days?

      No worries about that, break-ins don't happen often and it's unironically safe here. I don't understand why Malaysia needs that kind of security when crime isn't that much of a thing over there. Just lock the doors and keep the windows shut, which is basically common sense. 👍🏻

      @@adib_idk8939 ​ Lol 24/7 security,back in the Yugoslavia days my grandmother which lived in heart off city did not even lock the house when no one was there and my parents still dont lock their house is suburbs when no one is there ,chance that someone will brake in is close to 0 at least outside Belgrade

    Thanks for honest review. Prize is dictated by the demand. And currently in Serbia there is no good investment opportunity for people with money laying around. (Like stock market). So they go all in into apartments. Which is nuts.
    Still, I agree with most of your statements. Bus station is to be removed. But it’s there atm. And it’s true what you said.

    Guess you dont know how to use electric boiler ,you leave it always on so it always have hot water.If i use booking i turn it off when showering becase i dont know does apartment have residual-current circuit breaker (all should have but you never know) .
    I have electric boiler in house ,in apartment i have gas boiler which just turns on when you shower

      That's correct, I never learned the concept of using one as we don't have those kind of electric boilers in Switzerland. I thought you only turn them on when necessary, because they consume tons of electricity. In a condo like this I expected the hot water coming from a centralised water heating unit, but nope, it was this electric boiler in the utility closet. I have never heard of gas boilers though, are they the old fashioned way of how you heat up water?
      Thanks for the explanation, it really helped me a lot to understand how such an electric boiler works. 🙏🏻

      @@VladsBoredom Then dont consume much energy,at least here electricity is steal cheap. IN my house is always on my monthly bill is 25 euros for whole house.
      That centralized water heater have condos from socialist's times (like in New Belgrade) and are connected to central heating but new ones dont have it so is or electric or gas boilers.
      I dont know what is old fashion gas boiler.Gas boilers are not in bathroom but in my appartmen its in storage room ,they turn on automatically when you want hot water and they heat radiators in winter ,there is wall switch where you set temperature for apartment (like 22 celsius,you can also set different temperature for day and night ) and it does all automatically ,you can also set max temperature for hot water,hot water usually comes after couple seconds so it heats pretty quick

      @Dzonikg Old fashion gas boiler didn’t look or worked the same way as a present one. It was actually a water tank with gas burner underneat. Small pilot open flame would be running constantly and opening a water tap would open gas valve what would starts big flame underneat the water boiler (tank). Contemporary gas boilers are working with small heat exchange radiators and gas burning flame is not visible as on the old fashion ones and it heats up only the small amount of water that is flowing through.

      Between 75 and 80€. It's quite good priced for the area, but I think overall Belgrade became beyond expensive even for western tourists, let alone domestic tourists.

      @@vladovlado4707 that's correct, I rented it for the exact purpose in order to see whether it is worth it or not. In fact I found that exact property for sale on Halooglasi and it is being sold for 192,000€.

      Ah come on Lazo, this is bollocks. Just go on Halooglasi and check it out. That exact unit is still up for sale for 192,000€ and that's without the parking spot in the underground parking garage. The times of 3400€ per square metre are long gone.

      @@LazarTas oh I can't argue with that. Serbia as a whole has super inflated property prices and I don't get it how people can still buy so many overpriced flats even without a parking spot. The bubble will burst eventually, I am 100% convinced ✅

    my opinion i give it a 6/10, it is too much white in the interior for me alone the fact how awful view you get

      The decoration can be easily changed and you can paint the walls, but the view is for now absolutely awful. Give it 3-5 years and it'll look different from today. 👍🏻
