Can you recommend some options on how to deal with these situations that come with buying properties at auction please
You can go and see the property from the outside before buying and make general assessment for renovations. Tenants can always be evicted so that's not a legal issue, it just takes a little bit more time to get possession.

No, you don't have a lease contract with the existing tenant. In Tax Deed Auction You have to file Ejection Lawsuit or writ of possession instead of filing eviction.
