Lol you guys should totally do an episode on the ridiculous rules condo mcst impose! That no laundry in balcony thing happened to my friend and i don’t understand why how i do chores at home also need mcst approval 😂
The guy too quickly skimmed through the decoupling method. If you are not an owner owner joint for hdb, there is only one legal owner, the person can just sell the property although you contribute in cash and don’t give you back any money. Please take note of that. When it comes to money, even family will turn their back on each other, don’t say a strayed spouse due to whatever reasons.
I did not understand the decoupling method. so couples can buy flat as a couple before 35 but only have 1 person name? Also say only the guy owns the flat, then the girl can buy another flat even tho she is an essential occupant? Then each couple can easily buy 2 houses if they can pay the downpayment 😮 am i missing something
@@lipingwong6675 if you own a HDB, you can only buy a private property if you pay 20% in ABSD (additional buyer stamp duty). That means if you want to buy a $1m condo, you need to fork out an additional 200k. It would take a few years for your new condo to appreciate enough to pay back that 20%. From an investment perspective it is ridiculous so most people should NOT be paying the ABSD if they are buying property for investment. So if on paper, you are an essential occupier of your HDB flat instead of an owner, you don't need to pay that 20% ABSD when you buy private property. But you cannot change your ownership status after getting your HDB. So you have to decide if you want this arrangement before you get your HDB. The cons of this method is legally only 1 owner like OP said, so things can get ugly if your marriage doesn't work out. Secondly only the owner's income is factored in for the loan. So if you are buying a 600k HDB, owner income is only enough for 300k, you need to find a way to spit out 300k from cash/ CPF.
The reason why Bto Is set at 35 is because the govt did studies on given the min pay of your average worker in singapore. How long it would take for one to earn enough to get a HDB units. If you had a partner, earning 2k a month for 10 years each and both started working at 20, you will earn enough to get at least a 3 room unit with HDB loan. If you were single, that timeframe required is multiplied by 2x hence it results in the 35 years old threshold that has been decided. The reason why the Govt is reluctant in dropping the age is because there are many families with enough income to supplement their young one with a hdb downpayment so if lets say the age is dropped to 25, the young ones who's parent are unable to help them with downpayment of bto's will never be able to compete with the young ones that instantly get a 20-25k downpayment from parents to secure a BTO. This will result in a shortage of BTO units, as the turnover rate of a unit surpasses its construction rate.
I love their transparency on the housing topics. It is quite refreshing compared to some agents on other channels that are selling million-dollar HDB propaganda as good investment.
What ulu? Singapore started out as ulu too. Communities will develop and for young people they need to enter at a price point they can afford. Not everyone can afford condos in the millions.
Last I heard, noisy neighbors r soon gonna b a thing of the past if the government implements the new measure of taking back the flats.. it's a double edge sword tho.. it's jus gonna b a reminder that we technically don't owe the property we paid hundreds of thousands on😂
Anything that is one beddee or studio or 1 room + study is no good you might be lucky to breakeven but the maintenance cost is going to burn a big hole. 2 bedroom min and bigger would be better. People are chasing for smaller condos for investment but hello, expats are leaving singapore and more in hordes because mncs are relocating many to nearby sea countries. The rental market is going to.continue to have dampen effect. Lastly, the condos now are sooooo small!!!! Hdb living rooms you can stretch your legs and still have 1/3 more of the width to go before touching the wall. But not condo! I have exactly 1 condo that has so few residents after it was completed. Its crazy. Condos are in over supply now
2rm is too small for what? 😂 Single need how many bedrooms? Got bed got kitchen enough liao ma. If 2 or more singles get together, now they have double/triple the 2-rm flat leh. 😊
@@noproblematallmate There is no place to hang laundry for 2 room. It is very unsightly to hang in the kitchen. And usually kitchen, bedroom and living room is smaller as compared to 3 room. A single also needs sufficient space to put a refrigerator, a washing machine etc.
Hearsay that bto if break up, if manage to find another party to buy over the original person’s share you can actually change out the name? Something along “change of ownership” or smth. Is it true? 😯
I got a friend who did that. Change husband to be and hdb allowed her to keep the flat just change the partner name. This is before you collect keys Hor. Tell hdb and do appeal case.
nth against the hosts or guests, but i feel like the video can be better presented with expert HDB people as some of the questions are HDB related as opposed to directly relating to property agents. Also, it will be better if the hosts/guests do actually own a BTO so their experience will be more relatable. Just my 2 cents.

The other person would only be able to purchase a private property with no ABSD. Cannot but another HDB property.
