Seclusion, less neighbors, less through traffic, less hunting pressure, less light pollution...generally folks prefer less neighbors than more when living out in the country. Biggest benefit is the significant drop in hunting pressure

Deep enough for a kayak. Not big enough for a outboard/onboard boat. Can definitely swim in the creek.

Texas is fine. We just need to get border regions safer by stopping human trafficking. I have only been in Dallas metro, but it was great besides the cost of living was a little high. This land that was listed is a great investment. I am guessing there is no access road for it though.
