Hi Annette, if you are expanding your search then I'd like to see a sea view property from Lerici! In person tours are always a preference because the photos are often deceiving and, like you said, the floor plans aren't included. The website viewings don't reveal possible damages, moldy water leaks, noisy traffic, telephone poles, etc. But of course it's always fun to see what's happening in your house. When you asked Frank if he wants that Forte Dei Marmi house I'm pretty sure I heard him scream "Nooooooo" haha, just kidding. It's nice to see him in the videos. Also if you want more views then I suggest getting that cute dog Vivi in a few shots :) Would have been clever to have a cut away to Vivi grabbing the amazon package and delivering it.
BTW, Forte Dei Marmi has great shopping for luxury items (cashmere, great leather goods, shoes, sunglasses, designer watches) which may be a point of interest for some looking to move there.
Yes this was really fun. Glad to see the Ratings implemented...how did you come up with the 3.8 one? Must be a super proprietary formula, but just kidding, love that precision applied to a naturally subjective topic because, why not. Also the little inclusions of daily life (using two of the cookbooks to prop up laptop, Frank walking around, and the package delivery, plus those Harry Caray glasses) is cute. You've hit on a winning formula with this video and I think a natural extension could be, you go out with Federico to the top rated home of each episode to see it in person. Ciao

Hi, Annette, This may be old news by now, but I had seen this house on another channel; it’s actually two side-by-side apartments sold together as one big property. A little on the pricey side though. About 6 million Euros. “Sheesh…” take care, we love your stuff.
Keep in mind this is like looking at real estate in Palm Beach or the Hamptons. Not my usual gig but I LOVE Forte dei Marmi! Best market on Wed and Sundays. x
OK, sorry my ignorance I didn’t realize Tuscany runs to the seaside. I’m more into where you’re at in the Tuscan Hills I love those rolling Hill views I’m from San Francisco California so I’m looking for and you know raised in Marin county as well so I’m looking for that Sonoma, you know the real version of Tuscany that we have our fake Tuscany and Napa live in the dream through you girl
More snarky if you please. Loving the honesty and your style. You and the wife would get along like peas and carrots. We went for a test drive in a Prius a few years back and rather than say the car was not for her, she opted to tell the salesman what a cheap feeling piece of crap the car was. 👍🏻
