In all honesty, I haven't used a 'directory theme' per se. I build all my sites off GeneratePress. That being said there are certainly themes out there designed for this.
It entirely depends on the niche and competition... More specifically, the value of the service, how much it will cost you to rank/paid advertising CPCs, and the number of referrals/leads you can land your client. It has to be on a case-by-case basis ultimately, but you can absolutely succeed in a city with 50k residents...
Jeremy I see you really engage with your audience. I have a problem that digresses from this tutorial. As a newbie, how do you overcome a faux address for your Rank and Rent sites? I cannot find a suitable answer anywhere. Google often requires a video of your submitted address whereas before just sent a postcard. Would you please address this for me? I'm just getting started.
