    I was in Atlanta 11 years ago ….I remember, everything were cheap compared to W Dc areas ….I was amazed,….probably now it’s a different story

    What people missed is $400k for a brand new house. Buy a older home and renovate it instant equity!
    In 2018 my sister and I both brought house hers was brand new $300k and mine was $114k fixer up. I gave myself 5 years to renovate doing the minimum upgrades. 4 years later her house is $400k but my house base price is $300k and that's not counting my upgrades!
    If your mortgage is fixed it won't matter how high interest rates jump. I pay 4.45% when pandemic hit they was trying to talk me into refinancing to save $200 a month, nope I'm good now the rates are 6.6% looks like I made the right choice and my total mortgage is still less than a 1 bedroom apartment.

    Ppl gotta stop talking about housing affordability with bank rate as the sole factor, you have to look at how much you paid for the price of the house as well. It all comes down to how much you can afford with the whole package, why aren't you talking about the high prices on top of high rates? Back in 90s with 9% your total earning to housing ratio is probably 1/2, 1/3 even a quarter of what it is today.

      It all depends on your local market, just like the news guy said. Sellers are holding on to their fantasy pricing. Well, then they can sit on their homes.

    I finally saw a housing crash. A big tree limb just crashed on top of the roof to the house across the street 😊
