  • New vs. Used Laundromat Equipment. Why I do what I do and how it might help you in you're Laundromat!
    If your still are trying to figure out what Following Keenan ! is? Well my RUclips channel is a combination of my money investment. How I run my passive investments and behind the scenes of what crazy thing happen. Some just typical days in life of laundromat stuff as well. Repairing machines, buying equipment, dealing with customers and buying more property. If you want to see what I've learned over the years in my life. Want to be entertained like MrBeast and other free laundromat, reality shows. Or need a good laugh. Then hit the subscribe button sit back and get a cold drink show about to start!!! I just love making fun and different RUclips Videos!!!!
    I wear a Gopro chest camera for a lot of my footage. I shoot the rest with a Canon M50. Nothing fancy just good one on one contact with people, day in the life type content. I will also add advice of thing to do when owning a business. Mostly based off what I have learned doing it.

    What model and brand coin and bill counters do you use?

      Royal Sovereign, Model RBC-1515-ADBK. I got it from Sam Club, my bank uses the same kind. I'm sure you can find on Amazon. They have used it for years so figured it must be a good one.

    I think it's a great looking laundromat! Great idea that you powder coated the dryers. They look awesome and you have the only dryers that color.

    Like you I have my first few dryer fronts out for powdercoat now, I'll swap them and go down the line until I get them all. Also, Do you bolt down your folding tables?

    AMEN! I had a quote for 350k for equipment. I bought refurbished equipment, the building, infrastructure and all under 360k.

    Keenan I think you speak a lot of sense and thank you for not just sitting there counting your money which shows every criminal how much they could make by raiding your laundries.
    However, you made a comment about the dryers "melting their stuff". That is correct because Speed Queen and Huebsch machinery, until very recently used radial rather than axial flow technology in their dryers. In fact not all their models use axial flow today. The problem with radial flow is that the temperature has to be much higher which melts stuff.
    I use Electrolux machinery which uses axial flow in ll their dryers. The advantage of axial flow is that the clothes dry 40% quicker and therefore save the customer 40% because the wind flow is so much higher and the temperature is lower making it IMPOSSIBLE to melt stuff.
    Also, Electrolux technology uses 30% less gas in the dryers compared to Speed Queen and Huebsch so it is a win win for everyone if the best technology is used.
    All Electrolux dryers use axial flow and you will dry 60 lbs of washing in 40 minutes. The 46 lb dryers will do the same and so on and so forth.
    All Electrolux washing machines are expected to do 30,000 hours before replacement. That is 3.5 years of service if they were running 24/7 without stopping.
    So, I believe it is more cost efficient to spend a little more money and buy the premium equipment made by Electrolux. I have a number of Electrolux dryers in my laundries that have done 12,000 hours each with NO repairs necessary.
    I'm not a dealer...just a laundromat owner and wanted to share my experience.

    Very informative… QUESTION❓ When you say “I did this work or that work, did you physically do the work? Would you suggest this same route for those of us who are not as mechanically inclined as yourself? Thanks in advance Bro

      I actually do 99% of the work. If your not mechanically incline. I would do what you can for sweet equity. Then if you want work learning other skills as you go. Some stuff the roi on your time is not wroth doing it. Remember you want to do the $100 an hour jobs. Not the the minimum wage jobs you can hire out.

    I also get my equipment from 123 in La Habra. Fred, the owner, is a very cool guy. You probably did it already but did you check the fuses on the washers? the row with like 7 fuses.

    Our electronic guy at our laundry plant got very proficient with board repair of computers used in washers, I drove my car a lot of hours, to get a lot of electronic components for that.

      Thanks! I had a guy powered coat them and if you notice they sparkle. He added metal flake in paint.

    Keenan, I remember in one of your videos you referred to buying old equipment, and if it had money owed on it yet, and you called a service tech with the machine serial number to buy parts, they could repo the equipment from you even though it's not your debt. Can you link the video that was discussed in, I can't find it. Thanks. I'm about to buy 20 grand worth of used washers and dryers and am mildly concerned.

      @@FollowingKeenan Yes, thanks a lot, I appreciate any advice you can offer. My purchase list goes like this: 8 HTT30 stack dryers, 6 are from 2005, 2 are from 2009. 10 Heubsch washers, all from 2006. 4 20 pounders, 4 40 pounders, 2 60 pounders. 5 2018 (1811 serial #) Heubsch top loaders. 3 folding tables, 2 91 gallon water heaters, soap and bag vending machines, a questionable change machine, and random spare parts. I offered $20K, the seller might jack me up a few grand. It's a total zombie mat. Most of the gear needs a good cleaning out / going over. Change all the rollers and belts in the dryers, overhaul the toploaders, the 20 pounders seem ok but the 40s have a few problems and the 60 pounders definitely have bad bearings. I put quarters in the dryers and tried them. Most work but some either don't heat or have yellow flames or don't spin or have coin acceptor problems.
      I have a solid computer and mechanical background, I've been watching videos and reading Heubsch manuals for a few months, I'm confident I can do most of the work myself and/or call a service tech to fix the top loaders and some other things. I figure I could either save a bunch of cash and do a lot of the work myself or with a service tech instead of spending 4X the cash to buy rebuilt used gear from a place like midwestlaundries or some other place.

      Yes, I have room for 1 more 30lb and on the back side of 30lb washer. Where the folding tables are its plumbed and wired for more washers.

    Wascomat has weird sizes as well. They have 66lb, 77lb and I think 57lb. And 83lb dryer that’s odd. Just round up. Take care Keenan always lookin for new vids!

      Depends on where your located. But i have used 123 laundry in California, midwest laundry equipment chicago il, and tirad in ohio. Good place is search ebay. Find used dealers like the ones i mentioned. Stay away from small nobodies selling. Also your locale new equipment dealers well sell rebuilt machines they remove. Hope that helps!

    I like to open coin laundry and there is one in town but its run down. population around 12,000 people do you think its good idea will it survive and is it good idea open with brand new machines?     To purchase equipment from speed Queen can you buy a bulk like if you wanted to get 30 washers and 40 dryers if so how much would that run

      Depends on size of washers but just a ball park washers at 8,000 each and dryers 6,000 each. So 480,000 to 500,000 for what you want. Not including bases tax and install.

      Buying bulk doesnt really help. Dealers have territories. So you cant get competitive bids.

      I am in an area that's up-and-coming very busy myrtle beach South Carolina I found 2 beautiful buildings newly built and the area definitely needs a laundromat so therefore everything I'm thinking of is coming straight from the bottom trying to go to the top I'm talking floors new equipment everything that would need to go in there actually walking in the dark not really understanding but I'm trying to learn from your videos

      Yep they can have dual coin drops, quarters and dollar coins.

    Recently helped my mate replace some of his machines. The new machines are both cash / credit. Millennials rely on cards / technology & don't carry cash. The old machines were sold to a country laundromat in a small town who have agreed to collect future machines we offload. The ridiculous prices offered by the manufacturer was prompted some research.

    I'm only buying used equipment and I'm paying cash for them. I feel the best way to stay profitable is to be debt free. I'm looking for a good 60lb machine now, you got one for me?

      Have you searched ebay for the 60lbers? Thats how i find my good used machines. Go with bigger sellers.

      No dealer support near me. I have a speed queen and a huebsch dealer so close. In case i need help. Something i cant handle. Dealer support is the most important part of picking a brand to use.

      Wow, expensive. My Dexter equipment is doing fine at 14 years old.
