I've been doing plumbing and heating for 43 years. At no time do I suggest opening the pressure relief valve on the water heater it will cause the relief valve to drip occasionally after trying that. With the cost of water today, you don't want to take a chance on having to call someone out to repair, something that wasn't broken till you touched it.

Upvote for keeping a spare compressor start capacitor handy. Providing you are handy enough to deal with it. I've heard it's often heat that causes them to fail. Out west we used to see them fail around 5-8 years.

Rusty, you are the BEST neighbor I have ever seen. Although, I live in a different Village, you are a wealth of knowledge that we all need. Thank you for this effort on your part. I ‘m sorry about your experience with your neighbor letting the barking to continue, very inconsiderate. How about getting a group of your neighbors and have a talk with them? I have dogs on all 3 sides of our property. It is the greatest nuisance .I bought a handheld bark stopper from Amazon for 9. 99. It works wonders and only the dogs can hear it. It may be a easy fix.

I do a lot of my own regular maintenance, but you taught me a few new items to add to my list. I end my maintenance day by checking the expiration date on my beer, I sit on my lanai and properly dispose of any bottle near expiration.

When changing your air filter don't use anything with a MERV rating over 11. Higher MERV ratings restrict air flow through the A/C coil. With today's high efficiency standards restrictions can reduce airflow and put undo wear and tear on equipment.

Do you have any info for people who want to own a condo in the villages? Some people don't want to perform any outside repairs or maintenance. Just lock the door and leave with no worries.

Rusty, it is not right that you have to deal with the chronic barking. I can't imagine you've just suffered in silence all this time - have you spoken to the offending neighbors about it? If so, what did they say? Obviously they haven't corrected the problem. It would seem to ruin the time spent in your lanai area (unless you've had it glassed in), and/or your back yard. Completely unacceptable.
