This exclusive property tour showcases two stunning two-bedroom condos priced at just €360,000. Immerse yourself in the charm and elegance of Tuscan village living, with each condo offering perfect-condition living spaces and unique outdoor areas.
This ancient Italian Borgo was reconstructed into 18 beautiful condos between Florence and Siena and the beaches of Tuscany. Each is a two-bedroom/one-bath and a two-story condo in perfect condition.
There is nothing you would have to do to either one. Both have interesting outside areas, including barbecues, tables, and an ivy-covered pergola.
One home is slightly larger and would lend itself to be your owner's unit, leaving the second unit for guests or additional income.
Florence, Siena, and the beaches of Tuscany are all within 45-60 mins. If you’ve been looking for something with zero work needed in the country but close to the action, these might be them!
If you have any questions, please contact Paolo Capitani, the broker agent, at pcapitani@hotmail.com. He is fluent and will take great care of you.

Lovely properties. Running commentary and wife in every room are superfluous.
Rude!!
Wife walks in front of me not behind…. Been that way for a quarter of a century! Doubt it will change.
The 'ceramics' in the upstairs windows tell you this was a barn... that was the ventilation for the hay loft. That means the building is 'culture marked' and cannot be significantly changed on the outside.
Thanks for that!!
I really like these units! Seems like a decent price too.
And remember…. It’s the “asking” price! 😉
Excellent properties 🎉 price is equivalent to the quality. THANK YOU 😂
He felt really nice inside. Smallish, but very lovable.
Another great find in a quiet part of the spectacular Tuscan countryside!
Quick question re: life in Montepulciano, now that you’ve settled in and experienced the high tourism season - - are you able to comfortably navigate town with the crush of people, cars, buses and having to search extensively for parking?
I follow a few other YT channels based out of Calabria and they flatly admit that July & August are almost unbearable due to the crush of tourists (with packed roads and long waits in the local markets).
How’s it been thus far in your beautiful town known worldwide as a tourist destination (especially for wine lovers) during the peak season?
Keep up the great work guys!
Benito (Los Angeles) ✌🏼
So it can get pretty busy. We’re enjoying being in the countryside now especially for the boys (Kona and Charlie).
When you have a place inside the historic center, generally you get a parking permit that allows you to park in restricted areas the public can’t park. Ours happened to be within 70 m of the last apartment we stayed in. There’s no vehicle street traffic allowed within the historic center either, although some cars could pass, but not very many… Yes July and August are incredibly busy. September is busy as well and if you don’t book a table in a restaurant ahead of time you won’t get a place.
All in all we found experience to be not bad. I prefer being out in the country myself. We’re only five minutes to town by car.
Thanks for another good question! I hope tropical storm what’s her name didn’t flood you out!
Brad, what is the weather like on Thanksgiving week in Umbria region?
Probably pretty chilly in the morning like in the high 30s low 40s and very pleasant during the daytime somewhere in the 50s into the 60s. Of course any more of these things can be really off. ..
The funny thing about viewing these Italian homes is that they need to get rid of your belongings so the property can look appealing unless your house looks like a model home. I want so much to buy a home in Italy but my goodness, is the owner going to move their stuff out, how does it work?
Do I have to spend more money to remove their junk? I don’t like those IKEA tall cabinets. They’re horrible looking in the bedroom. @@BradsWorld
Temperatures in November and December in Umbria and Tuscany are rather similar, ranging from 2° / 5° to 9° / 12°@@BradsWorld
I feel so enthusiastic to have joined the group with whom I am now involved with, to accelerate the push in Tuscany, to force the Air BnB and assimilable guest houses movement Out, as it is that which plunders Italy and Italians from become, affordably, owners of their own piece of patrimony and cultural wealth.
But you have to ask yourself where will all the people stay that breathe life into so many towns and villages here? Not possible with the old hotel stock available.
The difference between places that have good tourist flow (15% of Italy’s total GDP) are places that don’t have to sell derelict homes for €1. And without the jobs that tourists bring and income from these properties the overall quality of life and ability to make a decent wage is diminished.
I just rented a beautiful 3/2 house for €700 for myself. I just checked and there are over 8,000 listings for rental homes available in Tuscany on Idealista.it for under €1000.
There are also 109,000 homes for sale in just Tuscany on that one listing site that are an average of less than €100K.
In short, there is plenty available for everyone to buy including Italians and help the economy without resorting to ideas without basis or forethought.
IMHO…
@@BradsWorld Helping a team where my family holds influence due to ties that go back to the 12th century, I was just informing you about a law that is being enacted right now, and will become enforced as early as November 2023.
@@JLgG2454 What will this law do? If you restrict the rentals then I won't be able to buy. Then I also won't be able to visit and spend my money. The circle of life will be back to super inexpensive housing but no economy. You need balance to make it all work.
Both are well done. €180k each is not bad. You could maybe even sell one of the units.
Those attics you mentioned were really not meant as living space originally.
You let them accumulate lots of dust, and then when the mother-in-law came to visit.... 😂😅😂😅😂
I stayed in an old converted horse barn in Southern New Zealand a few years back. I forgot that the ceiling above the bed was 5 feet and I am 5’9”…! I almost knocked myself out getting up. 🤦🏼♂️
