    Do you look at fascia boards as part of the roof inspection?

    curious what the end result was for this home?

    • @internachi

      All good. Home inspections do not pass or fail a house. Inspections are for informing the client so that they can make a smart decision. Usually people purchase the home (which is inspected) because they love their dream home.

      This is a 4-point and wind mitigation. An insurance is going to take one look at that roof and they will not insure. IF they do, the rates are going to be very high.

      :) I think that's a very technical term home inspectors use. No?

      Needs new kitchen sink & base cabinets and a new roof. Maybe a new water heater. wouldn't call that major. I could do the kitchen and water heater myself.

    Hip roof? That is a "flat" roof. The modified bitumen is shot. *That* water heater may be at the end of it's useful life, but age doesn't always determine useful life.

      There is a reason why I said it's a "flat" (flat in quotation marks) roof is because it's virtually flat. When someone mentions a hip roof it has a lot more pitch. Now, on the wind mit report I would mark it hip. But with the mod bit in that condition the customer is not going to get wind mitigation discounts. Florida insurance companies have really cracked down on roof condition. People are losing their insurance due to roof age and condition.

    So, so looking roof? That does not provide peace of mind about the serviceability of the roof membrane. Since there are defects in installation have a roofer fix defects and provide a 3 year roof cert. for more peace of mind. If not possible then tear back and reroof.

    • @internachi
      @internachi  2 года назад

      Right. But that roof inspection is related to insurance discounts in Florida. Not roof repairs and warranties.
