    Oh Brad! Thank you! Been following u guys since last year. Looked all over the consulate website two times and couldn’t find a link to the Visa application, documents required, if I had to make an appointment to get the application….This was so helpful.
    And, dude! You are so funny!!! Will come visit to check out your rentals next time I’m in Italy! Love the channel, the apartments are beautiful, and love the view from the terrace in the video on your experience as an Expat.

      I take that name in spirit, after a Clown that used to come on every morning in California named Hocus Pocus. I changed the name sure, but I always admired that guy because he knew how to give. Give in heart and soul. For Kids and adults alike.
      My dad was stationed at Fort Ord on 4 occasions and we used to watch "Hokey" as he was nicknamed everyday as kids.
      I met him when I used to go to the Army Hospital and he would drive down from Santa Cruz and visit the GI's handing out photos and all dressed up. All these vets who wer injured in Viet Nam back home, and laughing at a Circus Clown and he knew what to say to him no matter how bad they were busted up.
      He would be long gone now but of all the people I met in my life he was special. I should do so well in life that anyone would remember me in the same way.
      I work at a university now in Aust, and the people I can hang with are the ones that can give, not the academic Einstein's.
      You strike me as a "Give" person so, let me say well done and I appreciate your videos and I will stay tuned for sure. Thanks for your time.

    Hi Brad, the video is excellent, well done! Could you please clarify one point though... you say in the video that once you get your permesso di soggiorno you would be covered by the italian healthcare and there is no charge. Everything I've read suggests that in fact to be eligible for the SSN for free you would need to be a citizen. In order to get access to SSN while a foreign resident you'd have to be a volounteer member and pay 2,000 euros per year per person.

      You Are Correct. We are just now to the point of getting ours and it was like €2.000 +- per person.. Good catch!

Amusingly enough since posting my comment on your video I've actually gotten more information and now I'm not 100% sure whether I was correct in terms of saying that you (and I once I complete my process) will have to pay 2.000 Euro per year until we are CITIZENS... further infomation I consumed seems to suggest that possibly after 5 years, once we switch to some other permesso di soggiorno which is for the final 5 years before being elegible for citizenship, we might acutally be eligible for free SSN. Is that your understanding as well?

    Can you discuss taxes. I.e. how much %tax you pay on your rental apartments income?

      21% flat rate on gross rental income. No deductions.
      Other option is 43% top line rate but you can deduct SOME expenses.
      We thought the 21% was easiest and just as good in the end as trying to come up with deductions.

      Nope! I did my 23 and me and was 98% British isles and 2% Scandinavian…! Not even close to qualifying. Only do videos on what I know about!! 😬🇮🇹

    I really liked this video. Very easy to follow. I'm curious how you were able to qualify for the Elective Residency Visa (which typically assumes you will not have ANY income in Italy) when you had income from rental property in Italy and income from the RUclips videos? How was this addressed with the consulate? Also, you said the Houston consulate only required that you and your wife have a combined passive income of 41,000 Euros. I have heard that they require both individuals to have +35,000 Euros . Do you know anything about this?

      Rental income in Italy actually helps you qualify they’ll count that. What they’re worried about is people coming and taking a job from an Italian citizen. They are NOT worried about the “money”. I’m making on RUclips. 🤣🤣🤣🤣🤣🤣
      it seems each consulate uses their own discretion on the income part. It is absolutely against the written doctrine that they could have both people trying to earn that much money. The rule is something like €36,000 for single and an extra 20% for the spouse and an extra 5% for each dependent after that. But I have also heard that some consulates are requiring both people to have that income.

    Very useful information brad. I do have some questions which you might know the answer or not. If by the time someone applies for the elective residence but haven't bought yet something in italy , how do handle the requirement where you need to submit proof of where you are going to stay in italy, since you would have to sign a one year lease, but you dont really know when exactly your visa will be approved or not? Not to mention the fact that if there is any delay or your visa is denied you will still be bonded by the lease agreement you already signed . Lastly the bank statements you need to submit, can you also submit bank statements of savings accounts in addition to checking accounts? ( in our case we are transferring every month money from our checking accounts into our savings accounts).

      That is the tricky part. Hopefully you can find someone that can write you a lease with an understood release clause so if you don’t get visa you can loose a deposit and not be liable.
      Always show whatever funds you have if you are holding enough to make a difference. Remember that the checking account has more to show flow of funds, not how much money is sitting there.

      They announced it months and months ago but in true Italian fashion we are still waiting. I read the requirement would only be €2500/mo in income. 🤷🏼‍♂️🇮🇹

    Hi Brad, you stated that you lived in Texas and is it in Austin? Or Sugar Land? So you know that where the Capital 360 area is a great upscale location. Can you tell me where in Tuscany or Umbria is comparable to the Capital 360. Besides Montepulciano, do you like Certaldo, Pienze, Cetona? Some place close to the Florence Airport and access to A1 train. I visited Italy on the Thanksgiving week. Montepulciano and Firenze are beautiful. I didn't have a chance to go tour other towns in Tuscany. Are there busses available in all these places that can take you from one town to another. Thanks.

    Great information. Can I just clarify in regards to passive income. Can this be made up solely from Italian rentals. And are you permitted to run an air b&b on an elective residency and add this in with passive income too?

      You are allowed to earn passive income in rentals as a ERV recipient living in Italy. Whether or not your Italian consular officer doing your ERV allows this income is up to them. I have learned from others that what they ask for or what they count towards your required income can vary from consulate to consulate. 🤷🏼‍♂️

      There would be no reason too. Just go back and forth until you want to be full time.

      BNL BNP Paribas. These guys seem good. Big enough to be everywhere. But with branches even in small towns like Montepulciano

      I didn't think it was that hard. My 75 year old friend just did hers by herself. I don't remember things having to be transcribed. It is a punch list and you take a few days to get through it. Hardest part is the criminal check from your state, the apostle for your marriage certificate and finally the rental place or house deeds for the place you are going to stay in Italy for the first 12 months.       We had collected all of the required documents for the French VLS-TS, but now we are interested in Italy. I'm not sure if we should sell our rental property before our move? Any advantage in keeping it as passive income? We hope to tour the country in the spring.

    Just found your channel. Thanks for breaking this process down.
    It takes work but basically the same work a lawyer would have you do.
    Since the elimination of Portugal's NHR program we are trying to compare Portugal, Spain, Montenegro, and Italy as our future retirement plans.
    We like them all and are aware they have their pros and cons. A major one is the high income tax on my VA benefits and future SS income. Not to mention the potential of double taxes on any internet based revenue.

      You shouldn’t get double taxed, you’ll pay the higher one but not both.
