Elmina has huge potential in becoming the next matured town like Bukit Jelutong or Subang Jaya. But SD has to quickly address on the lack of commercial areas (no hypermarkets, no entertainment center yet), no government school (plenty of private schools in Denai Alam and plenty of empty land lots reserved for government school but none is constructed), no balai polis / balai bomba yet (not even in Denai Alam), and worst, SD has been promoting DASH as the selling point but apparently no direct access from Elmina or even Denai Alam into DASH towards KL. Note: Denai Alam also developed by SD. Just my views.
Thanks for this showroom and area review, boss. Really impressed with the developer's action to lay out all the specs (for heater, booster pump etc) and materials separately for their customers to see. Why is it hard to find red bricks in new houses any more? Is it because it is expensive?
appreciate your comment about ELMINA GREEN township especially EG6 that surrounded by RSKU. What I mean is toward the house price that considers a premium price but with less privacy/exclusivity since sharing with RSKU.
There are curently a few township which i personally think has their own uniqe features. Like gamuda cove, gamuda garden, and elmina. I really hope to hear from u covering all of it. And should have talk regarding these development as comparison.. Anyway thank you sean for this amazing review

I do agree with some of the comments, yeah SDP should really work on schools especially. The current schools are already flooded with the current housing areas' residents, let alone having more projects of Elmina coming in. There are more to having just a nice house. ;)

Erm, hopefully the people get to vote for the authority that runs the local municipal by that time since we pay quit rent and assessment fees every year. Well, generally it's individual title which means all those parks are the responsibility of the government but if they fail....hmmm.. that's way beyond my pay grade hahaha.
@@iherng no its not. Before eg5 there is eg4 (the first signatures series) which most of the residents will be getting their keys soon. Eg4 is next to eg5 where both will be sharing security arrangements. Well at least that was stated in the S&P. 😊

can you review SP Setia 3 storey houses that just VP such as Zeyheri pls? many owners selling now and it would be good to have variety versus high rise properties

Based on my observation, it's a nice mix between Malay and Chinese during my visit. But the visitors around the park is not really the accurate representation of the community there. I guess the best data point would be to ask the developer!!
Sime Darby needs to drop its arrogant, pompous attitude, the Sales team has. I suffered traumatically from the remark from just the one Sales guy who exclaimed that I wouldn't be able to afford any houses in Elmina since I am staying in Section U5, Shah Alam. However, he continued, if I were to live in Ara Damansara, he will be able to advice me to buy into Elmina houses.
I'm sorry for the incidence but I don't think it's fair to point the entire company for one sales guy. May I suggest to bring this up to the team directly?
I apologise if you feel that way, but after that incident, I had yet, another incident with other Sales member again, and this time, when they had had a home exhibition at The Curve. The Sales team from other developer companies, like Gamuda, were actively trying to lure customers to their exhibit. In Some Darby's case, the Sales team just sat there, chatting away, not even bothered with the potential dale they could make. Hence, I am very convinced that #SimeDarby is #arrogant and #pompous. Thank God, prices of houses at Elmina are dropping in prices. Here's hoping that prices of houses will drop further!
