This Property Search Ended Better Than It Started

  • We hit the ground today to restart our homestead property search - It didn't start off great, but ended a LOT better than it could have!
    And since I know you'll ask.... Here's the recipe for the sweet potato & carrot hash. ;)
    Sweet Potato & Carrot Hash
    3 large carrots, shredded
    1 large sweet potatoes, peeled and shredded
    1/2 red onion, diced
    1 lb bacon, chopped
    Cook bacon until crispy, remove from pan, reserve grease
    Saute onion until soft in a little grease
    Add carrots & sweet potatoes and rest of bacon grease
    Fry until tender and slightly crispy
    Add bacon and stir to combine
    Serve with scrambled or fried eggs

    We bought 11 acres with a 2,000 sq. ft. one level house and a big pole barn that had been vacant for 4 years. The house was OK, but needed a lot of work before we moved in. I have spent two years removing old tires, rusty 55 gallon cans, discarded appliances, lots of barbed wire, plastics and hundreds of golf balls that over time were just pounded into the ground by tractors then exposed by the rain. It was covered in brambles and weeds 5 feet high and the forest was closing in on the open land with cedars. I cleared a lot of brush and burned it all. We have our chickens and do barrier gardening. Two years have made a huge difference. Every effort pays its reward. Ours is every morning we sit on the porch watching to sun come up, drinking our coffee and saying our daily prayer thanking God for all he has provided us and the great nation we live in doing what we want to do. We try to be more self sufficient in producing our own food. Our freezer is full and mason jars finally have a purpose. However we were in our early 70's when we did this life change. Many think we were a bit crazy when we decided to move into the country. We think of it as an investment that will always have value because it allows you provide for yourself on your terms. So far we're very happy and as long as we can do the chores on the property we're good to go. We're getting a lot of joy watching you guys working on your future. Be Bold!

    Shopping for a property is very stressful and time consuming these days. Last year, my family looked for property with specific needs. We would find one, place an offer, it sold 30 minutes before. Another one, sold for 35,000 over our bid. Looking. Searching, on and on... then one day, there it was! The house was large enough for our needs, the land was great, handicap accessible bathroom, large garage, shed for chicken coop. Everything on our wish list was met. We moved in almost a year ago. The only thing was a long commute to work. Keep your chin up, keep the faith, and you, too, will find the home of your dreams. When you do. Your hearts will sing! Best of luck!!!

    Good luck and remember the research at the county! If it's moldy tear it down, start over because in the long run it's better for your health.

    Sometimes you can contact the local fire dept and ask them to use your building for t,heir fire training - they burn it to the ground FOR you for free - 👍🏻 saves you the time and cost of tearing it down.

    Don't be too dependent on utilities already been there, I am going through the same thing and there is nothing there but when I build I will have a new clean reliable well and new power lines put in. Some of the existing properties have antique old cloth wrapped scary wires and the well is gross and you have to have it re-done. Not to mention the septic that can be incorrectly done, it doesn't cope with 6 people and you have to pay more to get it all dug up, carted away and new soil brought in. When you starting a homestead new well, septic and electric is huge ... the rest you can take your time with.

      If it is an old septic what’s the difference between that and composted humanure? It would seem that it would be broken down and good for trees or if it has not been “resting” long enough, you could make a big layered (with straw or card board) area and cover or not with a tarp. I know some cities and towns are doing something similar.

      @@susanlee9532 Depends what the county code enforcement makes you do... we had to make a larger septic leach field here since it wasn't big enough when we bought the place.. ended up putting in a larger tank as well.. always check codes!!

    I moved to nc from Catskills ny 10 years ago and I love it out here and I'm happy my boys well they are men now did get a chance to grow up out here. It's an hour to hour and half from all attractions water parks and fairs not market or store they are close and I'm still in the woods enough to be at peace.

    We are all so happy! Facing south is huge and the property just looks sweet. I am in the preserve the house camp. We took a fishing shack from the 30's and restored it, and it is so delightful. Everyone said tear it down, but then we would have ended up with the same thing everyone else has. We are super happy we kept it. (It's much cheaper and there's always bleach!) Plus, I feel it's respectful to the former owners of the land whose spirits still come by to say hello.

    We have been having the same problem with properties not having the right address and you spend hours looking for it and never find it. Hang in there. We are hitting the bricks again in April to find our homestead. Best of luck to you.

    Most would have turn & ran from the homestead we purchased...the owner wanted to torch it (he had to foreclose on the ppl before us & it was a very long nightmare for him) thankfully he saw our determination (& his wife fell in love with our kids😁) and took a chance on us! We became life long friends with that couple & spent 26 wonderful years at that home! Good luck with your offer!!!!

      @@TheHollarHomestead My Grandma met them with us & convinced them to give us a land contract (that she wrote up as she had much experience with them). Lola (the wife) only had one stipulation...we must personally deliver payment to them monthly WITH the children. So the first of every month we went to Art & Lola's for Coffee & Ice cream lol!

    Stay positive! We searched for over a year and made offers on three farm properties before the deal worked out for us. We had to make offers contingent on the sale of our house which added a whole additional layer of uncertainty. In the end the right property worked out for us. Your farm is out there too. 😊

    When you can't find a place, stop and show the photos to neighbors and ask if they know where it is. I found one that way once.

    LOVE sweet potatoes! Good luck on the bid. The land you're supposed to have will come along. A little tip: Orient the spout on the broth carton so it's on top instead of the bottom and the broth won't 'glug-glug' and splash all over the place. That's why motor oil bottles are made with the spout to one side, so you can hold it with the spout on top so it will pour out smoothly and not glug. ✌🏻&❤️

    I know you are all probably very tired from all the searching for your property, I see that it can be very frustrating. Now I know what to expect when it comes time for my husband and I to start looking for a State and property as well.       We are hoping to get a used Road Trek class B RV to travel in as we check out the States we are interested in. And they are: North Carolina, Tennessee, Missouri, Kentucky, maybe Indiana and maybe Texas. But, wherever the Lord leads us. Hope you have a restful sleep tonight, Hugs! :-)

    We looked at more than 100 properties in our 4 year search. Several times we came to a non address. The best was one where the road ended and we looked across an incredible deep ravine and could see the house and barn.😳 plus a high voltage power line behind the house that careful photography had kept out of the listing photos.
    At times we were so discouraged but we knew the right place was waiting. It was and we now have a beautiful 15 acres in Kentucky. You will do so well when you find ‘home’👍🏼👍🏼👍🏼👍🏼👍🏼😳

    Have you guys looked into property auctions? There are absolute auctions in which the final price is the sale price. Word of mouth, papers/adds in the area you like?

    I noticed the issue of the first property as well. It’s usually someone buying tax sales in wholesale. They don’t even know details about the property. If I had a good areal I would try and find the proper curves and intersections on a map, sometimes miles away from where I expected it. Can be a good deal if you can find it.
    Go back to #2, would love to see more pics of the area. I’d give it a thorough walk thru, people in the country are too often not diligent about their garbage disposal. You don’t want to find old paint, oil, chemical containers leaching their goodies into the ground.
    Also, get an estimated or a demolition job. Advantage to doing it yourself is they take it all with them and have the equipment to get the job done quickly.
    Lastly, keep looking. Having a set radius and price point can make you miss viable candidates. You just never know. Looking forward for more detailed info. :)

      @ The Hollars, looking for property can be exhausting, but you don't want to settle, or rush, and miss important details!
      One thing I didn't hear you mention, was a stream. You were so excited with the water on the first one, I was hoping for you to have some to enjoy. Praying for God's perfect will!

    Your search reminds me a lot of what we went through trying to locate property. Addresses were iffy and no for sale signs. It is a miracle (literally) that we found the property we ended up buying.

    Good Day, I'm wishing you all the luck you can get. From the way you say think you both seem to like the same thing or dislike it, you look to see what and where you can do things. So your going in with your EYES OPEN very good let your Heart tell you if it's right for all the things you need. Your kids do not know how lucky they are and I hope they play a part in doing thing, be good for them. Well till the next one come out. Wishing and praying for good luck you deserve it.     Oh my goodness y'all - WELCOME to NC - where it rains regularly and entire tracts of land do not exist! lol But really welcome to NC. If you decide to head north a bit, check out Wilkes County - not sure what your budget is, but it's not unusual around here to find a house on 20-40 acres for less than $150,000 and the prices go down from there as the acreage goes down.

    Properties out in rural areas do not always have numbered designations on their roads.
    I went searching for my land over two years of the late 1990s - there was an Internet but it didn't really provide me information on land and property then. I found my land, bought it, and wasn't able to build until a few years ago. (I wasn't ready to retire to it when I found it, but I knew I wanted a future homesteading life -- and the crash of 2007 slowed me down further...)
    My homestead did not get a numbered road designation until the end of 2018, around the time my house was completed! So, actually, I would not worry about that.
    In my case, I was looking for about 15 acres. The lot I eventually bought was the second lot I looked at, but I kept coming back to it, despite my not knowing what to do with extra property. It kept calling to me... so, in 1998, I purchased this land, holding it until I could retire and do here what I want, with fiscal responsibility.
    At any rate, I hope either this property you've found, or something that comes up soon for you, is the property that sings to you and that you can acquire!!! I am glad you are able to do with this land what you want as soon as you get it. At this point, I'm in my mid-60s, which limits some of my physical aims here.

      If there's one thing I've learned (/ 1 thing I'll for Sure do if I'm ever able to have a homestead of my own / 1 piece of advice for anyone thinking about it or who has just gotten their own land) watching the homesteading channels that I do ever since I learned about this "movement," is that once you get your land, as Soon as you do, start working it and developing it Immediately (to whatever your finances / physical ability / time will allow every year), even if you don't plan on living on it until you retire or whatever. Even if the only thing every year that you can do is go out once a month - a few times a year and chip away at clearing trees, or collecting free pallets and making quick compost bins and starting compost, ect. And especially something you should do Right away is start planting fruit trees since they take years to mature and be able to get fruit off of :))

      @@keandric2765 I did put in a patch of asparagus, rhubarb, valerian and horseradish. Wasn't certain where I was going to site my future orchard until I started building, however. We also did some woodland trail clearing, too. (The rhubarb didn't make it.)

    I love chickens too...so funny, when we were looking for property we had the same problem with a property in Paradise, Mt...so depressing...really wanted to see it...we moved on too & finally found the property we r at now...good luck

    With clay, just adding tons of humus, leaves etc., can improve pretty quickly. Great in a drought. Parents farm in WI is clay heavy & we were able to have good harvests & sell hay, during the 1988 drought ( I was 8, but remember vividly). My dad's cousins in ND sent their trailer load of Charlais bulls last it out in our pasture.

    Get a bag of marshmallows and a can of Gas..Torch that house and build your own hand hewn log cabin... you got your fifth wheel to live in until the house is done.... as for the clay soil, you know how to fix that... wood chips and time!     Aww guys.... I so know EXACTLY how you feel right now! We sold all our stuff,moved a-crossed the USA. We had our 4 kids,2 dogs & everything we own in our RV, looking for a home.
    I know how crazy stressful it can start to feel at this point!!!! You are doing such a GREAT job! 👏🏼👏🏼👏🏼
    We ended up in NC too! Our property was listed with a wrong address...took us 4-ever & a day to actually find it.😂👊🏼

    I hope you get the property. Over that way there is not that much for sale because most of the property is in a forest protected area. So it drives the price of the land. That and the tourist that come in are always buying up and making summer homes. Maybe if this is not what you are exactly wanting if you get it you can go in with the thoughts of fixing it up and reselling a few years down the road. Then you will have a lot more than you have in it and find just what you want. Good luck.

    You can also search titles by address on your local county auditors website. If you don't find the address there...run away. Lol

    Country addresses are often really hard to find by yourself. Not marked well, /GPS can be WAYY off in the country. It might be worth having your agent get directions before trying to find. Maybe you won't have to worry with it anymore! Hope it works out for you!

What's the hurry you will know when it comes and it might be somewhere completely different to north carolina. I was watching the elliot homestead it's beautiful where they are think it's Washington and she cooks very healthy like you Megan there's mountains in the scenery I do think a little homestead like that would suit you.and there videos are good and interesting good luck Megan and ben

    That has happened to us before. It's quite common in rural areas for gps to not find it. We spent two years looking before we found our current homestead so don't be discouraged.

    When my cousin moved back to Calif she had the same problem with property not being at the location. She had a sister out in Calif who would go look at it for her. What they found out is someone will list a property that dose not exist and try and sell it site unseen. They get your money and when you go out there, it doesn’t exist. Very big scammers out there.

    I know this is too late to help y'all but for anyone who sees this, the listing sheet (which your agent can give you) will usually have driving directions on it (at least in Indiana...)
