      Any newbie designer would change that out immediately. Me, I'd do some pretty mosaic tiles, and add patches of low growing plants, like clover or moss.

    Even if you bought one of these for me because I'm such a nice guy, I couldn't afford to live here. $50,000/year for taxes, plus building fees and utilities would total more than twice my income.

    The difference in what NY considers a great view (ie: bunch of building and a freeway) compared to what everyone else in the country considers a great view (land, tree’s, ocean, lake, mountains, etc) is mind blowing.

      Right? My house was $40K. And taxes are &400. A YEAR! Ok, my furnishings aren't as nice but I'm pretty sure I could do it for a lot less than that.
      AND, I have a yard and a double garage.

    At 4:40 Even if you paid ALL CASH, $2.5 million !!! you'd still have to pay $4500 a month taxes and $2100 in common charges = *$6600 FOR ETERNITY !!!* There's something wrong with this picture. The city, the builders, and the management, it's all just a money grab. What do the insanely high monthly taxes and common charges actually pay for. Someone needs to investigate the city records and laws and challenge them.

      Exactly !!! Because the city is so wasteful and corrupt, they continue to raise property taxes, cut services for the poor, and the elites get rich and the expense of everyone else. Just imagine, $2.5 million. 20% down = $500,000. First off, who has $500,000 laying around? ... and that's just the beginning. With a 30 year fixed mortgage at 8% = $14,000 a month. This is highway criminality, for a small builder grade 2 bedroom apartment. Add to that, nearly $7,000 a month in perpetuity for the rest of your life, you're looking at monthly payments of $21,000 a month. It wasn't long ago when the world balked at paying $50,000 a month for an entire mansion on 5th Avenue, across the street from the Metropolitan Museum of Art. Only oligarchs and dirty money will be buying this slightly-better-than-IKEA apartment.

    Manhattan: The nepo baby of the friend group. She's got generational wealth and is a bit smug and disconnected, but still a really fun party girl and she buys shots for her friends.
    Brooklyn: The hipster who used to be poor and then got a bit of money, but she's a bit a bit stingy. She's really wild though, she'll be the girl doing tequila shots at 4AM.
    Queens: She's a bit quiet, but still knows how to have a good time. She doesn't put up with people's crap, has a little bit of a ghetto side but mostly polite.
    Bronx, The: She's the ghetto girl, loves to get into fights especially when drunk, but she has a heart of gold. She's a bit scary but really fun once you get to know her.
    Staten Island: Mom made the rest of the boroughs hang out with her. Nobody really wants her there, and the one time per year she makes it out, she just kinda kills the vibes. And she definitely voted for Trump.

    @cash. I’ve lived in NY most of my life the taxes are crazy but the price $2.75mil for 2bedroom/3 story penthouse w/all that outdoor space is not outrageous for that part of manhattan. What is crazy is the $4,500/mo taxes (too high for huge market like NYC), + $2.100/monthly maintenance.
    They need to take long hard look at those taxes.
    I did photoshoot project years ago Chelsea-meat packaging neighborhood of Manhattan, in some hideous triplex, penthouse apt that was $19million, had 4 tiny shoe box bedroom and construction was horribly cheap/inferior. Everything was darkly lit, deliberately I assume to hide all the faulty details. I am sure no one with brains bought that apt.

    Imagine your money in Miami... You would be in an insane condo with private parking on ocean views or a house on inlet to the ocean with a boat docked right outside... Your extra tax money could go towards the sports cars you put into your 3 to 5 car garage there...NY has got to drop the taxes a lot if they want to compete..
    But, I will watch Cash any time he posts!

    The clear railings on those balconies are enough to scare the crap out of me. I’m afraid of heights so they couldn’t even give that place to me and I wouldn’t or should say couldn’t walk that many stairs. There should be an small elevator that holds 2. Big time pass on this one.

    I like the modernity of both and the price for each is good for midtown Manhattan but the decor and fitments are BLAND. I would buy off plan and specify my own bathrooms and kitchen.

For some reason I feel that there will be a significant down pricing in the coming years (I'm channeling Miss Cleo) and that developers are trying to create something that just isn't there and won't be. Re Sugar Hill... I recall you mentioning the area but for the life of me I don't (or can't recall) exactly what you were referring to. Please remind me.

Were I to even think of entertaining these prices it would be on the Upper East side, Park Ave South, Upper West/Morningside Drive, HECK!... even the FiDi rather than over there in Timbuktu...

    Always great to see Jamin. I loved his pants! Hmm... I think that $2.5M is a very good price for that triplex and it does have a lot of space, but something just doesn't excite me about it. Maybe it's the monthly fees and taxes. That's expensive!!! For some reason I liked the penthouse much better but not at $2.75M. Again, maybe it's the monthly fees and taxes. I just have mixed emotions about them both and when you're talking about that type of money, I think you really need to love something or just pass on it.

    Maybe it's just me but all these luxury apartments are all staring to look the same! The prices are of course ridiculous especially for the tri-plex with the windowless room! I thought that was illegal in a new build.

    $2.5 million. 20% down = $500,000. First off, who has $500,000 laying around? ... and that's just the beginning. With a 30 year fixed mortgage at 8% = $14,000 a month. This is highway criminality, for a small builder grade 2 bedroom apartment. Add to that, nearly $7,000 a month in perpetuity for the rest of your life, you're looking at monthly payments of $21,000 a month. It wasn't long ago when the world balked at paying $50,000 a month for an entire mansion on 5th Avenue, across the street from the Metropolitan Museum of Art. Only oligarchs and dirty money will be buying this slightly-better-than-IKEA apartment.

      Your thinking in YOUR world. In the financial capital of the world, clearly folk can buy that as a tax write off . If money isn’t an object- this place is a relative steal in a city where they have 100 MILLION dollar units that are just 20 blocks away. This isn’t for the 99%. But for the robber barons of today? This is a steal in mindtown Manhattan. If you are plain regular rich? Then I agree you are a fool lol

    Pretending that $$$$$ wasn’t an issue- and the fact the taxes would be equivalent to renting a separate apartment or mortgage on another condo- do like the neighborhood and many things about the residence. I could see myself living there when I’m not at my beach house on the beach of my choice :)
