I've owned timeshare for 2 years and am doing well. We made the mistake of buying a cheap Hilton Grand Vacation Club in Orlando for $100, but have swapped it out for Las Vegas for $2,200. Maintenance is 12 cents per point vs 20 cents per point, plus goodbye FL insurance and infrastructure bills. All resale, never buy during a presentation. I also own Club Wyndham, which is probably the best value for your area. I just stayed at the Great Smokies Lodge and loved it. Wyndham owns RCI.
I did a Westgate presentation once in Las Vegas, though it was shady.

@@TheLifeOfSkonie We used to cruise twice a year for $10,000, and are now doing 1 cruise every-other-year. For us, paying $2,000 a year in maintenance fees as an alternative, huge savings. With a good contract, weekends will run about $160 per night, weeknights $80-$90. You want to avoid Westgate, Grandview, and Holiday Inn. Bluegreen and Diamond have been terrible too, but with Hilton acquiring them, who knows. Marriott/Vistana/Hyatt and Disney are the best, but they're expensive. Hilton Grand Vacations and Wyndham are the best for value.
