- Property Tax: पुरानी संपत्ति को ज़्यादा कीमत में बेचकर भी कम कैपिटल गेन्स टैक्स (Capital Gains Tax on Property Sale) चुकाने का रास्ता सरकार ने बंद कर दिया है. केंद्रीय वित्तमंत्री निर्मला सीतारमण (Nirmala Sitharaman) ने मंगलवार को पेश किए गए आम बजट 2024 (Union Budget 2024) में इंडेक्सेशन बेनिफ़िट (Indexation Benefit) को खत्म करने का ऐलान किया, जिसकी बदौलत संपत्ति बेचने वाले खुद को होने वाले लाभ को कम आंकते और दिखाते थे, और इसके चलते सरकार को कम टैक्स की प्राप्ति होती थी. इस नियम के बदल जाने का ऐलान करते हुए वित्तमंत्री निर्मला सीतारमण ने यह भी कहा कि अब करदाता, यानी टैक्सपेयर और कर अधिकारियों, दोनों के लिए टैक्स का आकलन करना सरल हो जाएगा.

This is worst budget.. If a person purchased a house rs 5 lakh in 2001 n sales it in 2024 due to loss in business, repayment of bank loan, marriage etc. In 40 lacs. He had to pay tax ie 35*1.25 .. Equal to 4.5 lacs approx.. In such way poor person will be in much loss.. Modi hatao desh bachao.
This is worse than Mughal rulers
This is a budget to make the middle class poor.
Very good. Government is doing good job. Next budget increase capital tax gain tax to 20 percent. Tax collection should be used for luxurious & pleasurable life of politicians. These politician deserve reward for doing excellent job for the country
पहले लगता था कि मोदी जी देश के सबसे मजबूत प्रधानमंत्री और इस बजट को देखकर लगता है कि मोदी जी देश के सबसे कमजोर प्रधानमंत्री ही है.. और वित्त मंत्री निर्मला सीतारमण तो सबसे कमजोर सबसे कमजोर वित्त मंत्री अब तक की.. आम जनता को विश्वास था कि 10 लख रुपए की वार्षिक आय रिटर्न विहिन होगी.. परंतु मात्र ₹300000 की छूट जो वर्षों से चली आ रही है.. आज कमजोर तबके के लोग₹300000 सालाना कमा रहे हैं पर उनसे खर्चा नहीं चल रहा है.. क्योंकि महंगाई बहुत है बेरोजगारी बहुत है इसलिए 10 लख रुपए की छूट तो होना ही थी.. ऐसा करने से बाजार बहुत अच्छा चलता बाजार में रोnk होती लोग खुलकर खरीदी करते... आम जनता को मात्र कुछ रुपए देकर संतुष्ट किया जाता है परंतु जनप्रतिनिधि शाही सुविधा फ्री में लेते हैं.. यह सब सबका साथ सबका विकास khne वाले प्रधानमंत्री जी को नहीं दिखता है क्या. वित्त मंत्री को नहीं दिखता क्या.. बेचारी आम जनता जैसे तैसे खर्चा चला रही है.. आम जनता को मकान बनाने के लिए ₹200000 दिए जाते हैं वह भी सबको नहीं दूसरी और जनप्रतिनिधि करोड़ों रुपए के बंगले में फ्री में रहते है.. अगर जन्म प्रतिनिधियों की फ्री की सारी सुविधाएं बंद हो जाती है तो भारत विकसित राष्ट्र में अपने आप आ जाएगा कोई उठा पटक करने की आवश्यकता नहीं रहेगी.. पर आम जनता से किसी को कोई वास्ता नहीं है... बड़ी-बड़ी बातें करने वाले अरविंद केजरीवाल को भी जन प्रतिनिधियों की शाही सुविधाओं का विरोध करना चाहिए.. और विपक्ष को भी.. आम जनता को सीधे-सीधे 10 लख रुपए की छूट देना थी आम जनता इतनी परिपक्व नहीं है कि घुमा फिरा कर देने वाली छूट को समझ सके.. नया रिज्यूम पुराना रिज्यूम रिटर्न शॉर्ट टर्म लॉन्ग टर्म आदि देश की 70% जनता नहीं समझती है....
प्रॉपर्टी बेचने पर सरकार को टैक्स लगाना ही नहीं चाहिए क्योंकि नई पार्टी उस प्रॉपर्टी का अपने नाम पर रजिस्ट्रेशन करावेगी, तो सरकार को रेवेन्यू तो मिलता ही है फिर टेक्स किस बात का?

My expectation for appreciation in value of residential flats is not more than 5 times in 25 years. This works out to an annualised return of 6.6%. At this rate of return, the seller would suffer hugely in the absence of indexation benefits. Since houses are mostly bought through loans, the seller's actual realisation would be much lower, as interest over two decades, almost doubles the purchase cost.
Assets are storage of money. A house is one such storage. Removal of indexation is leading to complete value destruction. Please note that for most people, a single house is their only significant possession. Be kind.

Government should allow % for annual maintenance as cost to arrive at cost .
Growth of property needs to me much higher than inflation. Then it’s beneficial. But in long term that’s not possible

सरकार तो आय बढाने के विविध मार्ग निकालती है, कमसे कम सरकारने सामान्य लोगोको जरा बताईऐ लोग अपना खुद का उत्पन्न कैसा बढाऐ! सरकार को वैसाही खरेदी विक्री मे महसूल मीलता है फीर ईस तरह अपना उत्पन्न बढाने का ये मार्ग क्यो!
सरकारी भवन,इमारात जिसमे सरकारी कार्यालय इत्यादि का कितना भवनकर,जल टैक्स का क्या आंकडा है।अगर टैक्स भरे तो शायद भारी-भरकम राजस्व का इजाफा हो सकता है।

Indexation cost - 1crore.
Before - capital gain on 50 lakhs only , u can use 1 crore as you want and 50 lakhs se phir home khareedo ya 20% tax do.. whatever be the case.
Now- capital gain on 1 crore. Money in hand rha only 50 lakhs. Ab 1 crore pe 12.5% tax do ya 1 crore ka home khareedo.
