A couple of months ago, I was visiting Mũi Né and stayed at the Centara Mirage Resort for a week (it's part of the Novaland property, I think). The place really is gorgeous. I didn't know it was struggling financially. I thought it was a bit empty because VN had just come out of COVID restrictions and the tourist industry was barely getting back to normal. I bought a condo in Vũng Tàu back in 2019, right before COVID hit because I wanted to find a way to live in VN, but it's been a bit of a challenge due to restrictive visas. Please keep us posted on the various laws, and what it would take to reside there. Thank you.
Houses and buildings in Vietnam are much too expensive compare with theirs infrastructure. Houses in Germany much cheaper. Careful if you don’t want to loose all your hard-working moneys.
I’m a real estate agent and architect based in Australia. Vingroup reached out to me a couple of months ago to work with them (generate buyers pool for their developments). I didn’t have an extensive understanding of the current Vietnamese real estate market so I respectfully declined the offer. Part of me had some regrets but after watching your market predictions.. I felt like I made the right call.

Not good, Vietnam can not shake off its shady business reputation.. and the new crops of CEO doesn't seem to learn from the past. To build a good reputation, you just have to do better and do right.. at ALL times
I don’t think in VN, the distinction between criminal and civil crimes is clear. Every crime I saw was prosecuted under against the state law which is very broad.
VN real estate business model is quite different than in US. Normally in US, we buy properties that already built or partially constructed. In VN, developers put out selling events to show case what properties should look like if they built. This's a highly speculated model and create a lot of "fake" riches. I think the biggest one could fail soon is the Vingroup which includes Vinhomes and Vinfast.

I heard that Novaland fired more than 2000 salesperson in ONE DAY. Even the whole Hồ Tràm complex is only roughly 80% completed and many of them were due to be handover to buyers in March. Novaland delay the handover date to September, but since no workers and equipments are present in the area, I doubt they will be able to meet the deadline.
Though Viet Nam is improving, but there is 80% of very ugly looking cheap dirty architecture and infrastracture is far behind modernity. The correct architectural planning, modern and quality infrastracture will attract more investment and future tourists. Now it looks like 100 million population cheap country. Viet Nam should seriously study this subject. No matter how many factories will be built, the country needs to improve it's aesthetic visual part. Less people, more clean streets and it will look as beautiful as it was during Indochine and until 1975
Apparently VN government is investigating whom of their own are having corrupt relations with developers, until the investigation is over, the economy of Vietnam is stagnating. My advice to the government would be why investigate missing millions, when foreigners are taking their factories elsewhere. VN is losing billions for the sake of investigating millions.

Silicon Valley bank failed because they invested their deposits in long dated treasuries. As the fed jacked rates, the treasuries they had bought were underwater. It wouldn’t have mattered if they could have held them till term. But there was suddenly a run on the bank and they had to sell the bonds at a loss on the market. This led to the banks collapse as their uninsured depositors rushed to get their money out. Once there’s a run on a bank by depositors, it’s all over
Yes. Silicon Valley bank did not invest in start ups. It was the start ups who held deposits at SVB and higher interest rates forced them to burn through more cash than before. Due to poor investment strategies of SVB, the bank did not have enough cash to meet start up’s higher demands for cash.

It should be very easy for foreigners to buy land in Vietnam legal wise, you dont need vietnamese citizenship, but if you are eligible for one you can enjoy a lot of tax benefits and such, idk about your 1000m2 condition though

It is a good idea to move back to Vietnam when you are retired. You can enjoy the warm tropical climate, food, and personal services with a portion of your pension. You probably don't need to buy land. Just rent.

I bought two apartments late last year, and went over Hanoi to see them. I was quite impressed by the quality. Currently, the quota is only 30% for the units in an apartment building allotted for foreign buyers, so finding the right agent is important. I have switched to a new agent only recently, and have rented out one of the two apartment through them.

Not about why or how they got into trouble (that'd be a good topic in and of itself). A clear example: China's over building should lead to decrease in price, but because government's policy of setting fixed prices distorts the market (sellers not being able to sell while buyers not willing to buy), resulting in a glut of unsold properties. Developers then are not being to able to raise more capital, resulting in unfinished projects. Things that allow your audience to make decisions on whether to get in (or out).

I have been traveling to Vietnam for 10 years and been very tempted to invest. I am now working with VN factories to replace supply lines from China but I am still not comfortable in investing capital. I think VN has some financial and legal infrastructure gains to make before truly becoming what the country could be. Lower price, sell assets on cents for dollars… get rid of distress assets. Be real and not living on cloud 9 will save the Vietnamese real estate market. Demand is huge in Vietnam but price is way jacked up and manipulated. Also need improved legal. Vietnam will come out 💪 strong again. 😊
Nova Land has had a bad reputation for many years including almost going bankrupt before . A lot of their projects get delayed or never built with one probably their nicest the Madison being fully built but owners not allowed to move in because Nova Land didn’t have permission to build it in the first place apparently ? how does that can happen ? People should have done their due diligence before they invested in some of Nova Lands massive new projects all you had to do was google the name to see their tract record of completion Truong My Lan is another one that investors could have researched before investing to see she is dodgy af .So many of her projects never get built with the company name changing all the time like the weather.She has lots of assets perhaps she can pay back the people that lost money and get sprung from jail and finally complete all these unfinished projects and empty land across Ho Chi Minh City how many more years will Saigon One and Spirit of Saigon sit unfinished ? You'd have rocks in your head if you were to buy any property in VN. The real estate market is ridiculously overvalued due to money laundering and that isn't going to change.
Sounds like a domino effect as it’s similiar to how it happened in China I think sometimes bonds and stocks are not hard real assets it’s like gambling you have to know you are takings risks and not garenteed a profit and ur original initial investment you will lose it but these are pretty much happening around the world during this time..

Vietnam has very discriminatory real estate policies for foreigner, by paying higher taxes, higher prices and limitation from whom foreigner can buy or sale real estate properties. For example, China has not such policies. In China foreigners or locals paying the same prices and taxes and no limitation to whom you can sale or buy from.

I have been traveling to Vietnam for 10 years and been very tempted to invest. I am now working with VN factories to replace supply lines from China but I am still not comfortable in investing capital. I think VN has some financial and legal infrastructure gains to make before truly becoming what the country could be. Great people, great country and I look forward to USA-VN partnerships to prosper and grow over the next decades.
You should apply for politician job not trading or investing. Obviously your motive is purely politic not financial or economic.

Lower price, sell assets on cents for dollars… get rid of distress assets. Be real and not living on cloud 9 will save the Vietnamese real estate market. Demand is huge in Vietnam but price is way jacked up and manipulated. Also need improved legal. Vietnam will come out 💪 strong again. 😊

Nova Land has had a bad reputation for many years including almost going bankrupt before .
A lot of their projects get delayed or never built with one probably their nicest the Madison being fully built but owners not allowed to move in because Nova Land didn’t have permission to build it in the first place apparently ? how does that can happen ?
People should have done their due diligence before they invested in some of Nova Lands massive new projects all you had to do was google the name to see their tract record of completion
Truong My Lan is another one that investors could have researched before investing to see she is dodgy af .So many of her projects never get built with the company name changing all the time like the weather.She has lots of assets perhaps she can pay back the people that lost money and get sprung from jail and finally complete all these unfinished projects and empty land across Ho Chi Minh City how many more years will Saigon One and Spirit of Saigon sit unfinished ?
Obviously these people are corrupt but how could you do business in Vietnam without being corrupt if the government cracks down on all corruption there will be zero development

You'd have rocks in your head if you were to buy any property in VN. The real estate market is ridiculously overvalued due to money laundering and that isn't going to change.
Do you know there’s no property or land ownership in VN? Everything is leased from the government and the term is depend on citizenship and usage.

Sounds like a domino effect as it’s similiar to how it happened in China I think sometimes bonds and stocks are not hard real assets it’s like gambling you have to know you are takings risks and not garenteed a profit and ur original initial investment you will lose it but these are pretty much happening around the world during this time..

Technically, nobody can own land in Vietnam, even if you have Vietnam citizenship. You can only have the right to use land, not to own it like in US where you can have an absolute ownership.

Vietnam has very discriminatory real estate policies for foreigner, by paying higher taxes, higher prices and limitation from whom foreigner can buy or sale real estate properties. For example, China has not such policies. In China foreigners or locals paying the same prices and taxes and no limitation to whom you can sale or buy from.
China has a lot of lands that is why it allows foreigners to own lands.
