In the US we are faced with a housing shortage and inflated housing costs, Airbnb has only made the matter worse when investors buy up all the more affordable housing and basically take it off the market for those who are looking to buy their first home. What started as a fun way for travelers to meet locals and have a more genuine experience greed has turned it into a burden on other residents and home owners.
Airbnb has ruined a lot of major cities. All the tours I have been on in Europe. All the major cities are Airbnb and the tour guides cannot afford to live in the cities.

I booked on Agoda a nice looking apartment but got switched a couple of times to real dumps and refused access to the gym and pool. I was really pissed off and booked a different hotel and left. I was refunded the other days , but it left a bad taste and it all looked like a scam as these guys knew it was illegal. They obviously had a lot of rooms in these complexes.
I experienced the nightmare that is Air BnB as a property owner and part-time leaser of my place in a large condominium complex in Thailand. I bought the property brand new. A nice two bedroom luxury style apartment with all the facilities - gym, lagoon pool, jacuzzis, etc. Initially it was great. Then ... the one bedroom apartment next door was bought. Before I knew it, it was rented out with Air BnB to Russian guests. They would come and stay - up to 8 of them in the one place. Then the nightmare began. Hideously rude, belligerent, aggressive. They shout, slam doors as if it is their entitlement, talk at the top of their voices around 3am onwards (calling Russia on their phones) and cannot lower their voices. The polite requests to please reduce their noise were met with anger, slamming doors and banging on my adjoining wall. I ended up nearing a nervous breakdown and almost broke my hand after I yelled out after out-of-control Russian kids running up and down the corridor and slamming doors. I pleaded to stop slamming the doors. A Russian lady swung the door so hard I thought it would come off the hinges. I punched my kitchen table. It was at that point I put my place up for sale and rented it out after not being able to sell it for around two years. The value of the condo fell significantly. The Russian guests would hog all the pool chairs in the morning and keep all day. Their toddlers would swim naked, so I saw feces floating in the pool. I saw kids urinating into it for fun, running around trying to break windows. They misused the gym equipment, slamming weights up and down, breaking machines. Absolute animals. The Russian owners meanwhile would be back in Russia and not pay their yearly maintenance fees, meaning the place fell into disrepair due to lack of funds. Juristic management failed to enforce payments. I can 100% understand why Air BnB is a complete nightmare for residents. I rented my place out via an agent with a long-term vetted tenant. Not these random rude holidayers.
It is still illegal to use your appartment as an Air B&B but we are in Vietnam Jungle Law at it`s best. Vietnamese people just don`t care about the law just money and corruption. I am sorry Ken if you facilitate this you are just backdooring it the same as the investors who just up the price of real estate. i am not a fan. There are no proper channels just backdoors.
The other 50% should rent out their places as well and move to an even nicer building. The more expensive the place the less likely those homes will be used as an air bnb .

Most new apartments will be able to do AirBnB, but after a year or two, when there’s enough home owners who reside in the building, good chances that they will vote for management who will ban AirBnB. Vinhome Bason is one. Metropole in Thủ thiêm Will follow soon. They might not stop everyone from doing it, but what they can do is not issue cards to go in and out of the complex anymore. Vìnhome Bason is finger print and they still did Airbnb when I lived there. I would see them from time to time. But yes you are correct as it would make it harder. Additionally the security usually recognizes the people that live there or are friends of people who live there. They even know them by first name often times.

You're wrong. Short term rental yields much more money than long term- and even for long term those apartments don't go for 10m per month 😂, but the return is bad either way
Vietnam should regulate those apartments under two category 1) under commercial district 2) residential district. Only commercial districts apartment are allowed to host airbnb. Non commercial district strictly ban it.
On my visit VN lately, the thing surprises me the most, no zoning law as in US. You can have a business on residential area, hi rise bldg mixed with single residential, a bar can be next to a church, the list goes on and on. The regulations that Mr Duong mentioned are for taxation, not about zoning. VN as I know for hundreds of years is just like today, no concept of individual privacy.

No. Air BNB is terrible for private long term renters who are local and poor. Landlords take long term lets off the market. Singapore banned it from the very start.
There are way too many airbnb in big cities in general. Investing in an airbnb now is too late. I am an airbnb host for 5 years myself, and I can tell you the new hosts cannot compete well with us because their expenses are too high (recent real estate prices). The airbnb guests do cause a lot of issues for the locals, but they bring in the money for local government (tax, tourism businesses etc), so the local government has to decide. The local laws can change and ban airbnb. It depends on the city. My suggestion (even though you are not asking for one lol) is dont buy a property for airbnb business. You are too late. There is little money to be made. Not worth the headache.

Vietnam property market can be summed up like this: Hugely over valued land prices 100 m2 = $100,000. Build cost $600 m2 x 100 m2 = $60,000. Valued at $2,500 m2 = $250,000 Arrange bank loan at 70% = $175,000. Less land & build cost $160,000. Surplus funds to cover interest and selling fees etc $15,000. Profit when sold $75,000.
I paid for a month at Saigon Royal, in D4, when I arrived I was told I couldn’t use the swimming pool or gym. The Airbnb host apologized, but didn’t bother to tell me before I booked or refund me afterwards. After multiple complaints, the host did pay for me to use the private and separate fitness “GYM” located on the 1st floor. Vietnam makes everything difficult for tourists….so I’m happy to spend my money in Thailand instead.

The problem in most countries is that hotels and too expensive and the governments keep putting high taxes on hotel stays. if they get rid of airbnb they need to adjust the prices downward on the taxes. i go places for a month or more at a time, i do airbnb and its 500-600 per month or i do hotel and it is 2500-3000 per month for the same place. make it make sense
I totally agree with the airBNB restrictions seen in many countries and cities throughout the world. Housing and home-ownership is basic living necessity . It should be prioritized for local citizens. It should not be used to accommodate people with money to inflate the housing prices so that local citizens can’t even afford to live in their own cities. If you have money to invest, there are other means where you can put your money to work.

problem with rbnb is justice. how government treat their citizen between the one who buy a permit, and to one who not do it which is rbnb owner. hotel will protest to government. i read this in news government want people who want rbnb to commit legal way by get hotel permit.

It will drive up the home prices and many people in Vietnam will not be able to afford to buy a condo or a home. If you can afford it, then pay extra taxes and management fees if you rent out your property as an AIRBNB. Since short-term renters (AIRBNB clients) use up more water and amenities, the people who list their properties for AIRBNB must register with the Condo's Management or Board and pay extra management fees and taxes because they are collecting income from multiple sources. These are my two cents.
I think the government and people need to make sure that their using a legit Airbnb that’s following the law perhaps there needs to be some kind of paper that posted in the apartment that people are using, but if people aren’t paying their taxes and are making life miserable for the residence thenthat’s just not fair for them so I think there’s a way to figure this out
I live in Anaheim California, next to the Disneyland. AirB&B also banned here. All of the luxury hotels losing money to the short term rentals. I can understand why the changed is important to the big corporation but not to the small investors.
What I like about Airbnb is that I can rent an apartment for short-long term as easy as booking a hotel. Most times, actually renting an apartment in a country like Vietnam is only possible if you have a long term visa in the country.. they don't like renting to tourists but with airbnb I can.
The answer should be to just have airbnb-only condo buildings. I have stayed in airbnbs in D4, I would hate to live full-time in those buildings because of the constant airbnbs coming in and out. However, if a condo building was classified as an airbnb friendly building when it's sold, then owners who want to live in them can avoid them. Those buildings can also charge higher fees to handle the wear and tear.
Overtourism is becoming a problem for some countries like Japan and Italy. Maybe they need to ban tourism to at least to some parts of these countries or make it prohibitively expensive for tourists to enter these places.

The concept is welcoming but the use has turned in to an abuse. It’s essentially again to make quick and big money on the shoulders of hotel industries and owners. Short term rental is needed for professional purposes when in short term duty (one to three months). A building apartment should not be used for Airb&b more than a 10 or 15% of the total building accommodation and nor over a certain ratio per area density. It unfortunately always goes in peer with education, mass tourism, cheap mentality etc.

cleaning fees are just their hidden fees now, they scam guests to believe their airbnb is cheaaper than hotel then hit the guests wwith these fees

Build cost $600 m2 x 100 m2 = $60,000.
Valued at $2,500 m2 = $250,000
Arrange bank loan at 70% = $175,000.
Less land & build cost $160,000.
Surplus funds to cover interest and selling fees etc $15,000.
Profit when sold $75,000.

I paid for a month at Saigon Royal, in D4, when I arrived I was told I couldn’t use the swimming pool or gym. The Airbnb host apologized, but didn’t bother to tell me before I booked or refund me afterwards. After multiple complaints, the host did pay for me to use the private and separate fitness “GYM” located on the 1st floor. Vietnam makes everything difficult for tourists….so I’m happy to spend my money in Thailand instead.

The problem in most countries is that hotels and too expensive and the governments keep putting high taxes on hotel stays. if they get rid of airbnb they need to adjust the prices downward on the taxes. i go places for a month or more at a time, i do airbnb and its 500-600 per month or i do hotel and it is 2500-3000 per month for the same place. make it make sense
I totally agree with the airBNB restrictions seen in many countries and cities throughout the world. Housing and home-ownership is basic living necessity . It should be prioritized for local citizens. It should not be used to accommodate people with money to inflate the housing prices so that local citizens can’t even afford to live in their own cities. If you have money to invest, there are other means where you can put your money to work.

It will drive up the home prices and many people in Vietnam will not be able to afford to buy a condo or a home. If you can afford it, then pay extra taxes and management fees if you rent out your property as an AIRBNB. Since short-term renters (AIRBNB clients) use up more water and amenities, the people who list their properties for AIRBNB must register with the Condo's Management or Board and pay extra management fees and taxes because they are collecting income from multiple sources. These are my two cents.
Lift electrical cost increase exponential, but every unit pays fix monthly m.fee. That is the key of objection.

The Landlords can still switch to Long Term Rentals and/or sell some of their properties. They took the risk, not the residents.
I think the government and people need to make sure that their using a legit Airbnb that’s following the law perhaps there needs to be some kind of paper that posted in the apartment that people are using, but if people aren’t paying their taxes and are making life miserable for the residence thenthat’s just not fair for them so I think there’s a way to figure this out

I live in Anaheim California, next to the Disneyland. AirB&B also banned here. All of the luxury hotels losing money to the short term rentals. I can understand why the changed is important to the big corporation but not to the small investors.

What I like about Airbnb is that I can rent an apartment for short-long term as easy as booking a hotel. Most times, actually renting an apartment in a country like Vietnam is only possible if you have a long term visa in the country.. they don't like renting to tourists but with airbnb I can.
I have never stayed at an Airbnb rental. I find it to be unsafe. If I have to explain why it is dangerous, you must get your head checked out.
The answer should be to just have airbnb-only condo buildings. I have stayed in airbnbs in D4, I would hate to live full-time in those buildings because of the constant airbnbs coming in and out. However, if a condo building was classified as an airbnb friendly building when it's sold, then owners who want to live in them can avoid them. Those buildings can also charge higher fees to handle the wear and tear.

Overtourism is becoming a problem for some countries like Japan and Italy. Maybe they need to ban tourism to at least to some parts of these countries or make it prohibitively expensive for tourists to enter these places.

The concept is welcoming but the use has turned in to an abuse. It’s essentially again to make quick and big money on the shoulders of hotel industries and owners. Short term rental is needed for professional purposes when in short term duty (one to three months). A building apartment should not be used for Airb&b more than a 10 or 15% of the total building accommodation and nor over a certain ratio per area density. It unfortunately always goes in peer with education, mass tourism, cheap mentality etc.
