  • Beenleigh is an old town and has seen much, yet increasingly it appears to be neglected in terms of family and economic growth. But why? This documentary looks at the history of the town and the very real, and perhaps increasingly negative role, that the Courthouse has played. Is the Courthouse holding the town back?

    Thanks Rob, I live in Eagleby, and I really think you need to run for Office at the Logan City Council They need someone like you with foresight and innovation! Beenleigh and Eagleby could be amazing. We are smack bang in between Gold Coast, Brisbane, The Bay and Ipswich … This really could be an amazing little hub for businesses, commuters, community events and Good Vibes!
    I am proud to live in Eagleby, as I love my community… BUT it could be so much more!

    Thank you Rob! I have lived in Eagleby right next to Beenleigh for 23 years and it so sad how Beenleigh has gotten worse over time.

    The biggest reason for the decline of the city centre was the establishment of Beenleigh Marketplace BigW/Woolworths mall 500m east of the centre. It killed the City Road main street. A story common in urban development.

    I grew up in Beenleigh. We moved away around 1985. I drove through there recently. Holy shit, I felt sick. As a young teenager I remember camping and riding trail bikes through Windaroo and Eagleby. Now, I would not even get out of the car. Obviously, this town is beyond repair.

      Kathy - you are right on!! Potential is HUGE. Geographic hub is spot on!! Destination Beenleigh is all about changing the CBD by creating a new set of reasons for visitors to come to Beenleigh. Four new buildings - Education, Entertainment, Tourism and Community - each building creating a specific reason that draws people to Beenleigh. I believe, this would bring an extra milllion visitors to Beenleigh per year. Destination Beenleigh!!! Imagine the Possibilities !!! George Anderson 0468 32 5533.

    I think Beenleigh will eventually take off to be a bit like a Sydney's Parramatta. Parramatta was basically the same for a lot of years. Just on Beenleigh's geographical location alone, close to the highway, basically right in the middle between Brisbane and the Gold Coast. It's streets are already built to eventually be a major city centre between the two cities. It's a matter of time really.

    Beenleigh has definitely cleaned up its act in the past 5 or so years they seem to be refurbishing areas and building more unit blocks and hopefully it can become a great city because it is a hub for halfway between Gold Coast and Brisbane and the express train line and motorway is what makes it so good

      They’ve been cleaning itself up since the 1990’s, but every new project never reaches the potential they expect.
      It’s just got worse and more dead as time has gone on

    Absolutely true. We’ve lived here for 37 years and in the last 10-20 years it’s been rapidly declining. In City Rd, it’s particularly bad. I avoid that street because I haven’t been able to walk down it without being harassed by junkies looking for money. And when you refuse them, you get nothing but abuse. It’s a shame because Aldi is right where the methadone clinic is, and I would like to shop there but I’m not going to risk getting mugged by some junkie scab looking for money for their next fix. Beenleigh could have been so much more, but Logan Council has slammed that door shut.

    I remember Beenleigh in the 80's and 90's it had a nice country town vibe I moved away 14 years ago but still have friends and family there it is difficult to see what it has degraded into at times quite sad to say the least.

    I have lived in Beenleigh since 2014 and have seen first hand the empty shops and vacant lots and things that ruin this place. There are a couple spots in the Beenleigh Mall (near coles) that to the best of my knowledge haven't had a tenant since the mall was refurbished (one such spot finally got a tenant recently but it ended up being, of all things, a tobacconist/vape shop). Subway moved from its old location on the corner near Red Rooster to a new location years ago and the spot it vacated has been empty ever since. The big plot of land over near the train station and Centrelink has had a succession of different "for sale" signs on it for as long as I have been in the area.
    IMO moving the court house and related services wont result in any meaningful increase in retail or commercial activity in Beenleigh beyond occasional crappy store openings (like the crappy overpriced sushi joint that just opened next to Subway or the aforementioned vape place) and certainly not in any major new buildings being built of the sort your video talked about.
    If it was up to me I would forget about trying to make Beenleigh into any kind of "CBD" for the area or anything, make whatever planning/zoning changes are necessary, tell Dexus (owners of Beenleigh Marketplace), QIC (owners of Logan Hyperdome) and Palm Lake (owners of the big retirement place off Logan River Road in Bethania) to get stuffed and that their opposition to the plans don't matter (they were the biggest opponents to the expansion plans) and then go ahead and approve and green light the major expansion proposed by Holmview Central. Let that place get big and become the retail hub for the area and to hell with what it might do to Beenleigh itself (or to Beenleigh Marketplace, Logan Hyperdome or any other retail or commercial centre in the area.
    Oh and Beenleigh is far from the worst area in Logan when it comes to nasty stuff. Logan Central/Woodridge area is far worse. Even Eagleby next door is a worse place to live.

      Been living all over Logan since 2014 eagleby was the worst place I lived in had my car stolen 3 times and house broken into twice within a year of living in eagleby now in Kingston and tbh this has been the safest so far I lived in slacks creek Logan central and Woodridge too

    I’ve lived in Beenleigh area on & off for almost 40 years Beenleigh was a good town every area outside of Beenleigh has gone ahead yet Beenleigh has so much potential and as pointed out been under so many council administrations and seem to be forgotten about it’s a perfect location and so central don’t forget many areas have there social issues too,
    Lived in Ipswich for five years myself it was more progressive out there I felt compared to Beenleigh and I do not like putting Beenleigh down.

    Rob Totally Agree, I cringe when i take the train to and from the Gold Coast and it has to go thru Beenleigh and one could immagine that SEQLD is about tourism and then they have to go thru Beenleigh Station. Beenliegh and Caboolture are the embarrassments of our SEQLD our forgotten places. The Olympic Games are coming up we going to have international guests going via these Towns on the public transport and they are going to be shocked!! rudely shocked who boards the train at Beenleigh Loganlea, Caboolture and everything far in between. The Qld Gov are a lazy Government they might even be overwhelmed with Saving the planet then saving themselves because this same sort of shit is happening in Townsville, Cairns, Mt Isa and other areas of QLD, every one is screaming for state Gov Support that comes from Brisbane. My theory is i think the State Gov of QLD cannot handle this great state of ours its way tooo Big to manage the state needs to be broken up into 2 or 3 sections or State Govenmnets needs to be abolished!. The QLD Gov well They can't afford to lose the North and Center of the state as it brings Coal and Mining royalties, i just don't know about this Olympics 2032 is going to bring perhaps a circus perhaps they'll have smoke and mirrors and Great wall of poverty, dancing bears and juggling dogs to divert the attention from years of neglect. Cause all I see is the Roads are PAVED with Gold in Brisbane CBD and on the Pac MWY after Yatala towards Smith Street Motorway they waste money on Gold Coast Signs, Covid Facilities, White elephant projects redesigning the wheel ,saving the planet shit when they should be helping the poor and needy in the area, with jobs and housing. Once your help the poor and needy then i reckon you have such beaustiful areas that you can be proud of. But theres too many Politicians' Fingers in the pies, Greeny and Ind Councilers, Liberal City councils, Labour State and Fed governments im surprised if any funding is ever going to come down Beenleigh Ipswich, Caboolture or any otehr poor towns way. thx for your insight Rob

    Well done Bob grew up in this town and I love the place .. I rennet getting fish and chips from huxes before he moved shop .. no high rise and a roundabout in the middle .. franklins no frills next to the chooksheds at Beenleigh high .. a rotunda in a desolate park where the marketplace is now .. and Yatla pies had a pie on top .. it isn’t lost just yet I don’t think a wise investor would buy buy buy and hold for the boom ..

    As a young fella Beenleigh was the home of hot rodding and really tuff classic cars also the bikies always seemed to have something positive going on. Lot's of amazing craftsman proper artisan,s. Bloody sad

    I agree that the court house should be moved. The existing building could be turned into a cultural hub/public space. Put an art gallery/museum/library/cafes in there. I don't understand some of the points you make. Sure, I do see the merits in 'build it and they will come'. And having some wonderful friends in the area, I sincerely do wish for Beenleigh to become more like the place that you envision.
    But tarring the people who use social housing as undesirable? Poverty is not a moral failing! Many of those are just victims of the ridiculous state of renting, escaping domestic violence situations, mentally ill or disabled.
    As for the addicts, you make it sound like that clinic is dispensing the drugs. I can't speak for that place, but the safe injecting rooms of Melbourne have been proven to be hugely successful in reducing ODs, and guiding people to the support they need to get clean and get on with their lives. It would seem that an expansion of those facilities is required, rather than an 'out of sight, out of mind' mindset.

    You compared Ipswich crime to Beenleigh crime, despite the fact that you only looked at the Ipswich suburb which has a third of the population of Beenleigh. On a per capita basis, Beenleigh has less crime

    people who read my whole comment just remember there are some good people in Beenleigh I am not saying it's all bad please keep that in mind. I just want to tell my experience about living in Beenleigh so remember to keep it in mind plaese while reading thank you. I know this was made last year and I am a pretty late on commenting but I would like to give my opinion.
    So far I have noticed they are trying to make it look nicer with all the artsy stuff and they say they want to make it into a city someday which doesn't hide the fact that its unsafe area but if it done's end up getting better would make me really happy. But anyways no matter what from my point of view as living in Beenleigh. Sadly I don't think it's ever going to change and get better. Like it's not the worst of the worst ofc, but it is not safe either. I am moving far away and selling my house in beenleigh which is the units at four Corners at Willow Park. Thankfully my grandparent's own a farm in Tamborine which they own tons of land 50 something acres. Which they let me rent while I sell the Beenleigh House.
    This is my experience and what happened to me living in Beenleigh note I don't go out much even and that doesn't even change a thing.
    - My house was broken into three times the third time I was so tired and couldn't bother so I decided I would call the Police in the morning note two drunk women in there 50s or older broke in at 3pm. I did call the police and they said that they would send a officer over which never happen so I just gave up.
    - Another thing is that there are druggies which you pointed already which I have had two guys stalk me at night after they asked do you do drugs?. Also it's crowded with ESHAYS which obviously means no good at all. All drugged up wanna be's just from my experience as I have dealt with them and been around.
    - Also there are paedophiles I know that due to one trying to get with me when I was 13 and he was 16 and also another men who was an adult who kissed a 8 year old, so far I know for sure there is a total of 3 men that for sure are. But there is probably many more. I won't go into any detail about the 3rd guy tho because I think it's not my right to speak upon.
    there are so many more things that have happened but I want to make this short as possible
    I am selling and moving to hopefully Victoria in a country town.

    awesome video. considering the housing market over the last 2-3 years a lot of Beenleigh house owners chose to sell. investors took the opportunity in the recent months gone by to snap up these houses as prices have dramaticly dropped , bringing in mostly young families and mostly coming up from the gold coast or down from Brisbane where the rent was not advantageous tot them. This could play a huge role in the people living in the areas. I believe the basic card was a way to try lesson drug use, but in return caused more chaos. Interesting to see the rest play out. I also heard the Beenleigh market place is slowly sinking/ on a slant and will one day have to close ? do you know if there is any truth to this. again. great video

    Just seen this video, 2 years after you've posted it. Firstly, I take issue with you lumping public housing as an undesirable - public housing is a necessity, especially where the market fails or is out of reach for people on low to low-moderate incomes - where even those with full time jobs are now calling for more public housing for themselves as they get locked out of the private market.
    Also, I live in public housing - I certainly don't see myself as an 'undesirable', I study full time at university and have worked full time jobs in the past, the reason I'm in public housing is due to a deteriorating chronic health issue that I was born with that is slowly sapping my ability to work, apart from uni which is more flexible and therefore, can manage my health in a more easier way.
    Secondly, out of 3 public housing lots I've lived in, the issues whereby mental health and/or drugs has led to crime has only been 2 people, out of 36 people who I've lived among in public housing, ie: the majority in public housing don't do crime or take drugs - I certainly don't, don't even drink.
    In terms of urban development, I do agree that centralising all public housing in one area is probably not a good idea, people in public housing do need goals to look up to and do need to have the ability to interact with all sorts of people, not just their own. More importantly though, they need to have easy and quick access to employment locations (like Brisbane).
    That's not to say that those in public housing don't have a good community - frankly in my time in public housing (going on 5 years now), I've experienced better community with those in public housing, than those in the private market, with each other looking out for each other, having neighbourhood picnics etc.
    I'd say that land value and the urban layout (eg: the bypassing of the Pacific Mwy), plus that Beenleigh is flood prone in parts that leads it to cheaper land, which leads to an influx of public housing (cheaper to build public housing) - not the public housing itself for the most part that is the cause of the social and economic issues for Beenleigh.
    There are generally reasons why people take drugs, some could be to help mask past trauma, some do it for a quick buck in order to purchase food to survive, some do it because it's all they've known from growing up, some do it because they were rebelling at a young age, and then ended up addicted, even if they wanted to get off it etc.
    There are reasons why homelessness can happen too, from domestic violence, divorce, loss of job, lack of education etc. Homeless people are certainly not 'undesirables', they are people, having a rough time and need support. You'd be suprised to know that homelessness (and drug use for that matter) can occur even in the rich suburbs, it just may be more hidden and subtle (eg: a homeless person couchsurfing, a businessperson taking drugs that he can purchase himself without having to commit crime due to his high paying job etc) - trust me, I've seen it.
    Beenleigh certainly needs to be redeveloped, and properly redeveloped, not just a new town square, but employment through offices, retail etc, in order to attract people to Beenleigh. A redeveloped Beenleigh railway station is on the cards in the near future for the Olympics, so this might be a good time to revisit Beenleigh for a proper redevelopment - but don't blame the so called 'undersirables', they exist due to much bigger issues and should be treated humanely and with dignity.

    I haven't been into Beenleigh since I was about 8 years old. I do remember driving through with my parents as a kid though. Off topic: One of my grandfathers was offered 800 acres of swampland just behind Surfer's Paradise back in the '30s. He turned it down because he didn't believe the land was worth the 800 Pounds the seller was asking...

    Hi I stayed at the showgrounds, just passing through, everyone staying there was fine, the caretakers and workers were fine and friendly, however, going in to town to shop, every 3rd person was clearly an ice head. Some even had kids. Wtffff

    The rehab centre is right where it needs to be. It's a great place and it's easily accessible to people without cars or money for public transport. Pushing a place for drug rehabilitation away from everything and hiding it away won't fix the problem, and gives the impression that those struggling with addiction should be ashamed and should just go away.

    I worked in the Beenleigh / Eagleby area for 14 years, and my profession gives me a lot more insight to the place than most people could obtain. Beenleigh is indeed the human garbage drainage pit for South Brisbane, Logan, and Gold Coast. It is so exactly for the reasons you outline, The Court, Drugs, Probation and Parole, The drug centre, and lots of housing commission, as well as Centre link, and cheap rents. The scum has to settle somewhere, and if it is in Beenleigh then the other suburbs don’t have to put up with the drugs and the crime. If the scum is concentrated in one place it is easier to deal with (or ignore). From a South East Queensland Government perspective, why on earth would the Government want to change the situation and make things worse in other areas? It can not and will not change, not in our lifetime anyway. I acknowledge that the majority of people who live in the area are just ordinary people going about their lives, and I have great sympathy for them, but I would advise them go and live in a better place if you want a better future.

      I've lived in SEQ my whole life (32 years) and until fairly recently Southport was the same. It has completely changed now and I believe Beenleigh will as well.

      @@boxedog Yes Southport has changed, but it is at the heart of the Gold Coast so the Government and big business want Southport cleaned up because it is at the centre of a major tourist hub. There is money, prestige, and tourist industry dollars at stake if Southport is allowed to fester. None of this applies to Beenleigh. Thousands of cash loaded tourists from Sydney, Melbourne, China, Korea, Japan, India and Saudi Arabia are not coming to Beenleigh.

    Well, it depends on how you portray it. I lived there for 4 years between 1995 and 1999. I don't see it that bad. I've lived in many places including Sydney and Beenleigh. I have lived in the USA for the last two plus decades, in alleged safest and richest cities. I have learned to see things form different perspectives. The chance of struck by lightning varies from place to place. But I'm not scared of living in areas with more thunderstorms.

      @yxyh6688 the point of the video is how successive state and federal governments have used Beenleigh as a dumping ground for social services nobody else wants, with the resulting negative effects these decisions have had on Beenleigh over the years. It's not about being "scared" to live here - I live here and yes I'm from Sydney. It how bad decisions have ruined this town.

    I blame the government for putting the same people in the same area. I myself in housing and we have a lot of descent people where I live but we don’t do a lot of mingling because of the undesirable. I am in Sydney. My view is they should mix housing in with normal living people. (So to speak). If the government could do this we wouldn’t be treated like Leppas. I worked on and off for years but also couldn’t get away from housing, so don’t tar us with the same brush. As many do I have family who look down their noses at me. I work for Federal,State and Local governments. It’s because I am in housing and unemployed now , we are put in the same basket with the undesirable. So maybe your view would help.

    The proverb, " The squeaky wheel gets the grease" comes to mind when watching this. Is there a way to communicate to the QLD government to do things like move the courthouse? Maybe starting petitions? Squeaking that will.

    Come on Fella! Beenleigh has a lot of government services because they’re required. You are picking and choosing who you think should be walking the streets, that’s not the Beenleigh I grew up in. Mental health, housing, employment, child welfare are just a couple of factors contributing to Beenliegh’s problems. If you’re being honest, the mall that was aloud to be built out near the highway was the decision that ended private spending. This scenario is being played out in many towns across Australia. The pictures you’ve taken perfectly illustrate the welfare situation in Australia. It all makes sense, just keep building bigger Court houses.

      I see a better future for Beenleigh. Why should we just settle for the status-quo? Shouldn't we be trying to make a better place for all? The point of the video is that Beenleigh has been given over to the homeless and the drug addicts and the criminals, with little to no thought about the rest (majority) of the population who work and want a better life. As Brisbane expands more people will be moving here because they can't afford to live close to the City. Shouldn't we be preparing for development and growth? Beenleigh was once a successful town that had a great reputation for being progressive and prosperous. It seems a shame to just let it gradually rot.

    I think it's a 'Chicken and Egg' thing. Beenleigh has always been a cheap place to live. If you have a serious drug or alcohol habit, cheap rent is essential to a drug addict's (of any kind) budget. So, the alcoholics and other drug addicts move there which then creates a need for drug and legal services. The rent is cheap in the CBD of Beenleigh, so the services naturally use that cheap space. The end result is a BD that gets an inordinate daily population of 'commuters' using said services. Yes, Beenleigh could be Gentrified, but the issues you discuss would merely be hidden out the back of town somewhere.
    I don't have a solution. In a perfect world, drug rehab would be 100% successful, and governments would provide welfare that is above the poverty line. Low-income folk tend to return their welfare payments back to the local community because they shop locally, so any increase in welfare payments generally benefits the community the recipient lives in. Further, a realistically liveable income gives the recipient the opportunity to buy better food, new clothing, and other items that improve perceived self-worth. It's complicated.

    Loved the video thanks for posting. Lived in the Beenleigh area for 35 years. Some of the friendliest people I’ve met live around here. Beenleigh is in decline commercially for many reasons I’m aware of that I won’t go into, but the people who live here haven’t changed much in 35 years imo. Yep it has an element of crime. But please name me a place that doesn’t. I travel to the city to work daily and find people much the same anywhere get most good some crap - just like Beenleigh. And to the moron who hates travelling thru Beenleigh from the Gold Coast. Give me a break! the Gold Coast? yeah that’s a Stella place. Please remove you head from your backside.

    What this town needs is a university campus or a TAFE; something to hopefully attract people other than homeless, drug affected or welfare dependent people. Seems most of the working class from Yatala/Stapylton live on the GC. Worst mistake was Beenleigh being stolen by GC and given to Logan.

      Brilliant vision for what Beenleigh can become - it is already the hub of SEQ. We need to make what we can of Beenleigh for the next 50 years - Education, Entertainment (conference Centre), Tourism (for families), and Community (for the new residents - 50,000 - and seniors.     Almost sounds like you've been thrown a few dollars to throw a bit of spin by the developers who are reaping on cheap property prices and building high density housing.
    The people who have made this place seem like a dirty hole are the people who are gentrifying the place at the expense of the locals and the born and bred.
    You've taken a lot of poetic licence in your negative description of the place and the people, but if you had half an inkling of what you were talking about you'd know that most of what you've said is untrue.
    In 25+ years of being in the area, I have never once seen a passed out junkie with a needle in their arm slumped over in the street like your video depicts, did you take that one yourself, or is it a stock image?
    The truth is, there are amazing people in this area who are being rorted by developers, shafted by the council, and screwed by real estate agents, the locals are far from the problem.

      It’s all well and good for you to claim that most of what was said is untrue, but you didn’t specify, which part was true… or what lairs he made that were not true (apart form the stock footage of junkies which he could hardly have videoed anyway without getting attacked).
      As for the locals being shafted by real estate agents, developers etc. you also neglected to explain how this is happening.
      Please, if you know more, then you should enlighten the viewers so that we may see both sides, rather than you merely whinge and complain… which as far as I’ve seen, has never been found to improve any situation.
      If you are going to make a point… Then please, make a point.

      @@AlphaGeekgirl just have a look at what is going on with development in the area, and the way council conducts business, what about the houses that mysteriously catch fire then a dozen townhouses go up in their place, and the tenants that are being pushed out of the suburb by increased rent.
      The drug problem isn't exclusive to the unemployed, you have tradies and office workers on ice and coke, it's just easier to pick out the kids that people like to think look like they are up to no good.
      The people that I have met that have grown up here have been some of the most incredible people I've ever met, it's the idiots that blow in from wherever else that make the place look janky.

      @@chiangmai9985 the real problem with the suburb is that there are people who want to come, buy cheap property, knock it down, put in a DA and put a block of 40 units on a quarter acre block, so they pretend the suburb is worse than what it actually is.
      You go to any up market suburb and you will find as many, if not more, people who are alcoholics and drug addicts, it's just that it's brushed off as a bit fun or stress relief when wealthy people smoke a bit of weed or crack, or drink until they pass out on the footpath.
