Hi Sean - I’ve been listening/watching your channel for quite some time now. I believe I do have many similar investment philosophy & tactics with you. I’m actually in the vicinity of KLCC almost on daily basis. Should I have known you were there, I could have find you to say “hello” & thanking you for sharing properties reviews etc. Who knows we can do yum cha there too. Cheers!
KLCC area in general was just too high. As in elevated high. Everything happen in 20th+ floor with no real breathable air. While the ground level was too crowded and messy. If they can make the ground livable, that would exponentially make that city more appealing. As of for now, it is like what Sean said, "if you can WFH, why'd you want to live in (around) KLCC"
If the mechanical ventilators in the toilets got cockroaches, that would be a nightmare. They can travel from your neighbours' units to your unit via the ventilator system. It would be impossible to eradicate them, unless you tape up the ventilators, but then your toilets would smell very bad.
Will have to regularly spray pesticides... Also, will need to have a dehumidifier (ideally with air purifier function) cause they get dusty over time and even working ones don't remove moisture and smell effectively...
Bro Sean, what is your thought on the maintenance fees for project like this? Huge layout, luxury project, hence the high maintenance fess. Normally around 0.45 to 0.50 / SQFT = RM1000 but because it is an old project, around 10 to 15 years, the fit and finish isn’t up to par for for today standards. Like for the price of 2mil now, one can buy a luxury residence with 5 star facilities and the maintenance fees are around the same price.
Older ones I don’t think so. But for new buildings now, some do incorporate some prevention measures but I don’t have any experience with them. But let me go find out:)

The finishing on the wall in the power room looks very similar like those in Vortex Jalan P Ramlee.

All these high-rise got earthquake prevention built into the structure? 🤔
Older ones I don’t think so. But for new buildings now, some do incorporate some prevention measures but I don’t have any experience with them. But let me go find out:)
@iherng Ya but since we are so close to major earthquake zones and we also get tremors this should be made mandatory by the authorities.
As far as I know, Park Seven Condo in KLCC is one of the first earthquake resistant residential buildings in the country. Completed in 2008.
