    The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.

    Did anyone notice when she asked how will the buyers save money, he didn't answer the question. He gave a crappy explanation of how they will have to save money to pay for expenses which is something we already knew. But, he cannot say how they would save money, because they will not!

    Any landlord, investor, realator and their family can have the same harm they caused to customers, done to them and their family as well, and it will be legal and allowed as well, just as the cops let you get away with threats, deceit, coercion, lies, abuse, harm and theft, making people homeless, injured and destroying lives, you better look out, your family will NEVER be safe unless you pay for damages, take accountability and make amends. Its your choice, you invited such harm onto yourself and family members.

    This does not make it easier for people to purchase a home. This makes it far more difficult for individuals and families to come up with the money needed since now they have to pay their buyers agent themselves. What we will see is nothing but investors buying up every house instead of just 98% of available homes

      probably not. they will probably make it so they are paid in the loan of the buyer when settled.. minus any upfront fee they probably would pay to "retain" the buyer agent . Otherwise if you leave the system now as it is then the home prices will just increase regardless because the "seller" will bake in the costs into the house to begin with. This should bring down pricing on the houses... not a lot but modest amount. It will also ween out people who really want to do vs those just hobbying it.

      Agree. This gives the investors even more of an advantage. The flippers and giant LLCs are rejoicing after all the lobbying money they ponied up for these attorneys. They want agents gone who demand repairs and consumer protection for average families. They want to work with the tech companies and vulnerable home buyers who diy and end up with a lemon they buy “as is”.

    I still don't see any major changes.! it appears that:
    1) everything is still based on negotiation what the commision should be. So, in reality, there is no cap on Commision.
    2) If the seller is not allowed to disclose the commision on MLS, it makes little difference because the buyer's agent can still call the seller's agent and ask for the figure.

      The MLS co op commission is an agreement between brokers. Not something the seller puts in. This ruling just says the MLS will no longer facilitate that purpose. It really opens up the Wild West on listing agents being able to discriminate on who they want to work with. If buyers are easy to find that will be a low payday. If they are hard to find it will be more. If the market takes a pitch and becomes a buyers market agents will have to compete for buyers instead of sellers. Going to be a wild ride but the lawyers against the NAR finally got their millions after years of trying.

    Can’t you file criminal charges on all realtors for pricing a home and it could be worth less than what they are listing it for? Isn’t that what they are doing to trump? Just asking

      The seller at end of the day chooses the list price. Value is subjective. Sometimes properties are under valued if the agent / seller doesn’t see potential / vision that another might

      Sellers set their price. A home is worth what a cash buyer will pay. Most contracts have a clause for a lenders appraisal and the buyer will decide if they can pay more than an appraised value if it appraises below purchase price. What they are doing to Trump is a political show trial and on commercial property. It has nothing to do with an average persons transaction.

      Yes this should be better alternative since market is hot. Always more buyers than sellers, BUT for some reason it seems like 99% sellers are NOT doing sale by owner for some reason.

      @@GenXamerica I met someone in my job 15 years ago who sells by owner and he said just to use a real estate lawyer. Still cheaper than agent. But that was 15 yrs ago, not sure if that is same now.

      @@GenXamerica I just sold one of my parents homes with a realtor and one FSBO. The main issue with FSBO is that people are trying to constantly low ball you with offers. Not sure if Realtors deal with the same.

    Also, property taxes should go down because it's fundamental to assess the potholes on the public roads, graffiti, public ordence, crime, school ratings, and home structural collapse risk.

    Can’t wait. Hopefully the whole NAR goes under and millions of realtors go under. Most realtors are non value added and should be paid about 25-30 bucks an hour to file paperwork

      @@GenXamerica buyers agents are worthless. What incentives a buyers agent to negotiate down the piece 50-100k. ??? Nothing. Because the higher the price, the more they get paid. Hope the NAR goes under.
