Getting older is a journey as well! Much like your traveling. A journey to self. I am loving it!

Great info. Oh I do understand regretting selling a home. But I moved to Italy. Had a nice rental and was looking to buy. I loved it. For family reasons, I returned to Melbourne FL, viera west. Bought a small condo. HOA is $275 including internet and cable. There is a pool.
Rent is crazy here. I thought it was wiser to buy if I’m staying here a few years. I paid much more than you did for a one bedroom. No mortgage. Viera West area is an upscale area with lots of restaurants, shops, parks….
I was thinking I would rent it when I return to EU. I may not go back to Italy. I’m looking at Spain too. I am an Italian citizen so I have EU citizenship. Dual citizenship with USA. Happy to find your channel.

Thanks for sharing, I can definitely relate, can be hard not to regret past real estate decisions. Good luck with the condo, sounds like a good deal.

I would literally never live in Florida but more power to you. You’re setting up a nice life

Thanks! Haha. Yeah, Florida definitely has its downsides, but I've been here on and off for 25 years, so it's become home for better or worse. 🙂

Good Luck with the new digs. Any thoughts on home insurance in Florida?

Thank you! Home insurance in Florida can be pretty awful, especially when you add on flood insurance, required in so many areas. I had a pretty good experience this time around with Kin. I was referred to them by Progressive because Progressive doesn't offer home insurance for condos in Florida.

Love the plan but be aware of the condo market collapse. Ther3 has been a huge uptick in supply bc ppl are selling due to the new insection ordinances and the reserves they are requiring from HOAs. This means huge assessments coming in the near future to everyone and so ppl are selling so fast. I can see it already in price drops

For sure! The condo I bought actually went through this recently. For years, the residents were only paying $120, and they didn't have enough in reserves for a roof replacement. HOAs were increased to around $350, which in Florida is still relatively low, but for those who had lived there a long time, it nearly tripled their HOA, causing some of them to move on. Fortunately, it's a pretty small community, and they don't have any other large line items coming up, so it will hopefully hold at that new number for a while. And I get to join with a new roof just put in place, so that's a positive in my case. 🙂 But it's definitely something that anyone considering a condo purchase should dive deep into before making a commitment.

44? My eyes say you're not a day over 29 😉. Anonymous digital flirting aside your plan sounds solid. One low maintenance condo, plus a vacation home in Spain or vice versa depending on your perference once you're retired. On the dowmside having to pay a HOA every month forever does feel a bit like paying rent (especially when you factor in property taxes) but as I get older the thought of not shouldering responsibilty for maintaining an entire house and the lot seems more and more alluring.

Haha. Thank you for the compliment! I definitely think a low-maintenance home is sounding good to me at the moment. But I'll give it some time to see how I like it. 🙂
