  • I asked over 100 Innkeepers to share their biggest pet peeves with guests...here are the top 5. If you are considering staying at a B&B, and have never done so, it is really worth your time to watch this video. Staying at a B&B is not quite the same as staying at a hotel.

    Hi Mike, we run a small family run B&B in the UK and I really appreciated your video. I concur that these are 5 pet peeves that can be annoying. The vast majority of our guests and polite and thoughtful but you can get some guests that you just can't please. My biggest annoyance are the guests that threaten you with a poor tripadvisor review if you don't do 'x' especially as you've worked really hard to get the positive reviews up.

      im solo traveller oftentimes some guest are inconsiderate as if they came out from jungle really no respect to the property and no manners dealing with other guest ..

    Hi Mike! Great video and I agree with Mairin, nicely said! One of the ways I try to help my guests with arrival time is to send a text on the day of arrival letting them know when their room will be available for check-in and asking them to please advise me of their projected ETA. My guests have really appreciated that and it helps me plan when to run errands, etc. Hope you can make it to Texas sometime!

      +Mike's Road Trip Granbury, Tx, just south of Ft. Worth. We previously owned an inn in Abilene, KS for 18 years, and in 2013 opened the Iron Horse Inn in Granbury, TX.

    Nicely done Mike. I'm sure all Innkeepers will appreciate this video. Our B&B is in Westborough, Massachusetts USA. Thank you for including not to hang wet towels on the furniture. We love this business and meeting people from all over and do everything we can to make our guests comfortable and welcomed. If you ever visit MA we would love to have you stay with us.     Also don't go snooping around.
    There is one B&B I have come many times in the past. Sometimes there are other guests, sometimes I'm the only one. One time when I was the only guest I woke up feeling quit sick. They said I could eat breakfast with them [or try ro] and after that they brought me to the trainstation. That was very nice of them.

      Good tip. Ah, that's was very nice of those innkeepers. I have met a lot of fantastic people staying at bed and breakfasts.

    Agree about check in times. I'm sure guests do not read this in their confirmation info ( despite being in bold, large font and neon ink!) Late arrivals are usually greeted with 'we were getting extremely worried about you, expecting you xxx ago, is everything all right? This usually works (not worth starting off admonishing them for being late). One couple I greeted replied, oh we'd never have made it for that time!

      A courtesy call at 6 pm should suffice. If you are confirming a reservation I think that informing them of a cancellation or late policy might help ensure they are either on time or 100% guaranteed to show up.

    I realize the age of this video but if anyone happens to read through the comments, letting your hosts know of special requests or requirements should be a must as well, specifically in the dietary and mobility side of your visit. Mike mentioned this for a moment in the video but he's right, bigger hotels and motels generally have anything and everything on hand to accommodate their guests, B&B's do not. Great video Mike, glad you were able to share because some just do not know. But the fact that you were able to limit this list to only 5, was great. :)

    I’ve always wanted to go to bed and breakfast, never have but perhaps one day I will, and I definitely will go by the rules! My little space where I live reminds me of one tiny cute adorable simple peaceful blessings! Thank you for sharing!, God bless!

    Nice video Mike . I wanna buy my parents vacation home in Portugal and do a B&B maybe even lunch and dinner . can raise my own livestock and garden and I love cooking . just gotta save up !

      That's a big order to fill. People tend to be out during the day and sometimes come in late. Maybe the option of a meal, one or two nights during their stay, unless it is in a remote area. You have to have a life too. I was planning to open a B&B back home and I had decided that I would offer tea or a cool drink, cakes and pastries about two evenings a week if guests were in but unannounced. More like a little tea gathering. My present B&B host would offer me a meal on Sundays, if I was around, which was a nice gesture. I was given so much that I had food for 2 days.There is too much work involved if you don't have staff, which is expensive to cover all those duties.

    B&B operators are obnoxiously intrusive. What I love about hotels is their anonymity. If I’m enjoying the spa tub, I don’t want someone knocking on the door.

      @@RoadTripTravel I stayed at The Squibb House in Cambria, CA. It was a beautiful home built in 1877. I loved every moment of my stay.

    I want to stay at the River House Inn; Snow Hill, Maryland. It's not far from where I grew up and it's beautiful. It'll be relaxing way to shake off the city. Of course I'll be by myself, but I have several relatives that live in the area. Thank you for listing the pet peeves. Believe me, I won't violate any of them. PEACE

    I live in Hawai'i. On the news shows, there are people who oppose bed and breakfasts. I have no problem with the bed and breakfasts. Why do they have problems?

      Competition for the hotels, that's way! So many cities have lobbyist fighting against Airbnb too.

    How much money does it cost to stay at a pretty, clean, fun B&B?

      It depends a great deal on the location and demand. Typically 20-40% less than a comparable hotel, and, most of the time you get breakfast included.

    I agree with the things in the video but my peeves are make up and fake tan on my white towels, breaking things and leaving without owning up, wanting to cook in the kitchen. Saying everything is great when I ask for feedback and then posting negative comments online. Eating hot food in the room , especially Indian take away and spilling sauce on the nice bed covers and cushions.

      B&B hosts should make a practice of staying in their own rooms to see what their guests really need. Example provide t.v. trays or small tables for snacks & food, add extra power cords or outlets for charging things, spend a night in the bed to make sure the matress & sheets are comfy, use the shower to make sure the water's working, check the windows at night to make sure there's not glaring light coming in, check for loud or annoying noise conditions, etc. Basically the room might look pretty but can your guests really live in it 🤔

      You may think it may be a bit tacky, but have a nicely worded arrival sheet like hotels do. For instance, in the tropics, once you carry food in the room, you will end up with ants. State a reason why food is not allowed in the bedroom. A sign for the courtesy of the other guests in the kitchen: please wash your dishes if you use them when not at breakfast. Please don't play your music loud could be on your arrival sheet written nicely under the courtesy list for other guests. I stayed in a B& B and one of the guests left his dishes in the sink. He was an old customer and should have known better. I think the owner should have a handout nicely written upon arrival. I also noticed that a visitor was in the bedroom with one of the people staying there. That should not be allowed and I did not like that. That is how your house becomes a brothel. I think the solution is to have some reasonable guidelines and it is up to the people to go somewhere else. If a guest needs visiting guests in their bedroom, they should check into a hotel. It is very disrespectful to somebody's home and other guests. There is a living room and patio for the purpose of a visitor.

      @@theodorejay1046 I agree with you. Spend 2 nights in each room and see how the mattress feels. Again, a feedback form helps. That is the only way a business can be improved. Update according to trends. I stayed at a small place in Tobago. Not one brochure or piece of information was available. Yes, a friend was picking me up, but there was no information for me to make decisions. I told the owner that brochures and other places for food; shopping, etc in the neighborhood should have been provided..I noticed the same thing in another place. We need a list of information. I being a 2 to 4 week's guest, I need a list with the following: taxis; both private and public transportation, hairdressers, somewhere to do my mani/ pedi, SIM card, eating places, etc. Don't take guests for granted. It takes a simple updated list to hand out on arrival to cover all these things. Be informed about what is going on in your city. Brochures can be obtained from the tourist board. I do it when my friends visit and give them on their arrival so we can discuss things. Guests need not to feel lost. You are my front desk. If you have the info there, one small conversation will cover all my needs. I surely don't want to be asking questions all the time. I hope this helps any newbee B&B owner.

    Hi my pet peeve is calling a business a mom and pop business that is seriously offensive because then we might qs well call microsoft or google or the parliament a mom and po business.

    Uh oh. I just broke pet peeve number 5. I can only stay 1 night instead of 2 this weekend...when I did ask if I could do 1 night, where hesitated but then said yes. I hope she doesn't mess with my cookies. I will only take 2.

      A hotel has a big laundry and staff. It is costly and time consuming to be changing the linen for one night. You also have to do heavy cleaning every time a guest leaves. Plus one night's money is not worth it. I stay at a B&B in my home country for 3 weeks to 1 month. If I go to the sister island, I stay for 4 nights there. Some innkeepers would prefer a guest like me unless I am a problem guest. Then they would tell you, they are full the next time you try to book.

    Top tips Mike! We have a B&B in Masham, Wensleydale, North Yorkshire. (www.millgate-masham.co.uk). Only rarely have we experienced some of your 5 things. The overwhelming majority of guests are friendly and considerate.
