    About Us: We are Alex and Elaina, a couple in our 20s who are currently living on the 3-acre farm in southern Pennsylvania where Alex grew up.     We’re 11 years in … You’ll cry a lot. Keep thinking 3 years out, 5 years out, when planning. And stay flexible. And remember some folks you work with will be stuck in a “this is the way we’ve always done it” mode that may be outdated. Good luck. You can do this!

    Good luck guys. I just purchased a little over 4 acres and made sure it perked prior to closing. My property is completely wooded and currently having problems finding a company to log less then 10 acres. I plan to build a post frame construction home and use another part of the land as a runway for my paramotor but need to clear the woods first.

      Any neighbors with woods who would want to do a joint sale? Our forestry consultant also said it would be tough to make a 6 acre sale worth it but market conditions made it possible

      @@MasonDixonAcres Yes, One of my neighbors said he wants 40 trees harvested. My property is just over 4 acres. One company we are kind of playing phone tag so I sent an e-mail waiting on a response. After that I guess get with my neighbors on who they used. One forester suggested forestry.com has a list of contractors but I'm not finding it. I know it will happen, I just need to be more patient
      About your septic test - i got my perk test prior to closing, the test here is different then what you have to do. basically they dig a hole and see how quickly the water poured in drains. neighbors said to do the test prior to clearing (I did) because after clearing i'll need a bigger system. Well the test came back with a letter and number code so i guess there is a table somewhere what that code means as far as a system. But it also says alterations to the area will void the test. In your video you said you have an area quite a ways from where you will build. Luckily you have equipment to dig trenches and such, just be careful because you do not want heavy equipment to go over any part of the system after install.
      BTW: I am by no means an expert. I've learned allot in the process of trying to get this property and only know enough to be dangerous. Marshal Remodel referred me to your channel

      Our forester recommended checking the American Consulting Foresters website for accredited foresters for hire, maybe check into that.
      The actual perc test will happen after a good site is found with the probe, 6 post holes between the two large pits with the water test. It will hopefully be out of the way in the woods so that will be good for keeping traffic off it. We talk to Emily and Paul all the time! We started out wanting to do a post frame build but our codes here are not quite as on board with post frame as the south and Midwest - you can’t do a 2nd story

      @@MasonDixonAcres Oh wow, thank you very much, googling American Consulting Foresters gave me allot more leads in the area.
      I'm just planning to put in a 1 story. I wish there was a Menards in this area (North Carolina). The thinks Marshal Remodel said about them and their web site, well I found a plan on their web site I'd like to build after adding another bedroom to the plan. I did find that plan on other web sites so that won't be a big deal, but the credits he earned in their store for other purchases (like appliances) that's great. I know, I got plans in my head for way into the future.

    Don’t know if it’s an option in the state you’re in and it’s costly, but here in New Hampshire (the Granite State), people blast through rock to do septic systems a lot of times.

      Yikes, luckily ours is all sedimentary rock that can be large but pretty easily dug out with a decent excavator

    In NJ the septic requirements are strict for home sellers under contract. The moral of the story is to get your septic certified before you list your house. Because your realtor doesn't care. All they want is to get you to closing so they collect their commission. Sad now you're under contract the buyers want a new septic. So some aggressive septic contractors seem to fail a lot of septic systems in my area. It's all a scam!

      Realtors SO don't care. We have been trying to buy a house that has no septic. The home owner doesn't seem to want to come out any money. Got a loan. But to get a septic bid it costs for the soil test. Note: listing back on the market dure to failed septic. Listing not updated. I wonder what else this realtor has hidden or lied about.

      @@flutey28 I told my neighbor to get his septic certified first before listing it. This was last year late Summer when we had a drought. The company ran a garden hose for 24 hours in the septic discharge lines. No NJ perc test! This was the original septic 50-plus years old! To his & my surprise it passed! However, the Septic company certifies the test for 1 year just enough time to list the house & get to closing! This simple test costs 300 -$500 dollars instead of Thousands to replace everything!

      @HB-yq8gy this guy has no septic. He's flushing everything into his neighbors backyard. I've seen the county evict for less. Where I live they'll sell anything n make the buyer fix, the listing is supposed to reflect however.

      @HB-yq8gy yeah. You can look at the county maps and see all the green on the neighbors property where it's all washed too. It's not my problem however.

    Buyer beware no joke. Sorry for your disappointment, but you gotta live somewhere. Gotta be careful when you buy anything. Get your contingencies in writing, so you can always back out the deal.
    Yeah I can’t stomach that real estate investing not for me, especially raw land.
    You really gotta have a professional guide you through everything. There’s so many pitfalls that you really don’t even know about.

    I don't know who told you but you can not build on rocks but there nuts. Remove the topsoil and install 24 " of septic sand build on it .After effluent go's down 24" it is drinkable. Look at your lot doing a Hevey rain do you see puddles hell no so you know it is perking .Some of the state's need to get out of the septic business. Every state is sometime way off the mark.
