    This is good stuff. My name is Ricky too, and after many years of teaching public school I am coming into RE like my mother did all her life. For a guy so young, RC is very articulate about what it takes to succeed on the phone as a realtor. It's more than just being able to speak comfortably in front of a group like a regular school teacher. Making people feel comfortable talking with you on the phone and giving you their RE business is not an easy skill to learn, and Ricky explains it as well as any school teacher. Kudos to him and thanks for this super-helpful initial script.

    Good stuff Ricky! I was taking a wrong approach and asking about real estate from the beginning and you’re right - they would put up their guard real quick. I’m going to try this approach and make it seem more personable and relational instead, see how far that goes. Thanks!👍🏼

    Great point! "Do they have an Agent they plan on working with?" I think the reason alot of people/Agents are intrepid about making cold calls, is the fear of rejection, the "No".

    The power of email more significantly realized today. I apparently was on your email list from who knows when and today your email caught my attention today, and I have to say, Thank You!     I just joined your free coaching. Im super excited to go at it and I praise you for giving back to this industry with your heart and not your wallet. Question. I am focusing on fsbo and I noticed your fsbo script is among four a preview. I get why but my question is, what's the follow up focus? Obviously I want them to choose me to list when they get there.     #321...this video is important to understand the script but also the pauses...comfort level on the phone as well as comfort using redx storm dialer properly is part of the work out. Having a hard time getting past "How are you?"lol

    When people cold call me and ask how I’m doing, I’m annoyed by it, but I’m friendly in my response.

      Apostolic Motivation yeah, I agree that the “how are you” part turns people off, at least me. I know immediately then that someone is trying to get something out of me otherwise they wouldn’t ask how I am. They wouldn’t care how I am otherwise

    Hey Ricky, thank you for disclosing the script that you use. I'm going to start using it on Monday. Just a quick question for you - is it important to use a dialer when you cold call or should you just call manually? I have a coach who says that "quality is more important than quantity". Would you invest in a dialer if you were a newer agent or save some money (the negative side of that is that you get less calls in each day)?

      Ricky Carruth okay that’s what I was thinking!! I should probably research it first?? Do you ever get people who call you out? “Oh yeah? Where? What house?”
      I remember when I was cold calling before I’d say “I have clients looking in your area” and they’d ask “what area?” And id say the name of the street that came up and they’d be like “I DONT LIVE THERE HA! You’re a scammer!”
      It didn’t happen often but it gave me a good startle.

    It's a great low-pressure script that I can see getting results. I plan to try it next week... How do you circumnavigate the Do Not Call Registry? Being this is more of a marketing research call, would you just say that? Or do you suggest a different approach?

      I think no one is EVER gonna give you advice on DNC. I haven't found anyone who is willing to put it on video or in writing that you CAN circumvent. It's do so at your own risk. But personally, I'd just spend the money to scrub your list. Plenty of "fish" in the sea. You know. Also, DNC does not mean Do Not Mail/Email.

    Ricky, when I use your script most people just cut me off after I ask the "how are you?" part. They just say "I'm not interested" and hang up. Is this normal? Do I just move on to other calls or try to talk faster and see if they'll listen?
